Ecuador Timing


Timing affects investments anywhere.. including Ecuador.

Here is my reply:

Thanks for getting in touch.  Many readers have been confused by the fact that I continually buy and sell real estate in Ecuador and Florida and have been for the last ten years as I continue to do so in North Carolina as well.   I am also looking for investment property in Oregon and England (as Merri and I have children and grandchildren in each place).

In the last decade, I have purchased and sold many Florida as well as Ecuador properties and I recently purchased one more Florida property.

I currently have one property in Florida. I have 13 in Ecuador.

If I see bargains in Florida I will buy but am not actively seeking more at this time but am working on upgrading the one currently owned.

This year we have almost doubled our publishing and business commitments to Ecuador as we did last year.  In 2008 we had 12 tours in Ecuador. Last year we had over 20… this year we have nearly 50… plus I am creating numerous reports about Ecuador now.

I am currently selling some condos on San Clemente beach. Let me explain why the timing and place for these Ecuador beach condos is perfect now.

I chose this location to buy because Manta is the center of Ecuador’s coast with an international airport runway in place.  This will be a huge focus of growth.  San Clemente is 35 to 45 minutes away… normally… but currently the road from, Manta to San Clemente is being redone…. good in the long run… but depressing right now.

The Ecuador beach real estate information below can help you decide if the middle Ecuador coast (Manabi Province) might be a place for you or not.

Is this close enough to the beach?  Remember that tides and high waves diminish as they grow closer to the equator and this beach is on the equator…in Ecuador.  What a relief not to have the worry of hurricanes on the equator and much less worry about coastal erosion.

More on the tours in a moment…first some geography….and three warnings.

There are four Provinces on the coast, Esmeraldas, Manabi, Guayas and El Oro. Three main cities are Esmeraldas in the north. Manta (Manabi) in the middle and Salinas (Guayas) much further south on the coast.

Development radiates from each of these towns. There is much less developed property between each.

There is enormous growth potential in each of these areas…but let’s get down to the nitty-gritty, the three warnings, first.

Warning #1: Health

We rarely go south of Salinas into South Guayas or El Oro Province.  The beach gives way to mangrove…conditions are more primitive and there are health concerns. For example one authoritative medical website wrote:

“5 persons have died so far in 2006 because of meningitis and hemorrhagic dengue, conditions that are affecting coastal areas in Ecuador , Dr. Ivan Zambrano, Ecuadorian Minister of Health, announced on Thursday, 09.02.2006. He pointed out that the main epidemics caused by the intense rainy season are classic dengue fever (561 confirmed cases) and hemorrhagic dengue fever (23 confirmed cases, including 3 deaths). He indicated that coastal provinces mostly affected by dengue fever are Guayas (310 cases) and El Oro (Peruvian Border, 118 cases). Dr. Zambrano stated that the sanitary situation in Ecuadorian coast is ‘worrisome’ because of the effects of heavy rainfalls.”

If you plan to go south on the coast, see a MD and get your vaccinations. Merri and I do not take shots so we generally avoid this part of the coast. Plus the water is not so good on Ecuador ’s coast. Unlike our high Andes hotel, El Meson de las Flores, where we drink water from the tap, we drink only bottled water…anywhere on Ecuador ’s coast.   Over a decade ago, when we were exploring every inch of Ecuador, we went to this area and it was the only place that we were sick…and also found that this area did not hold our interest in any way.

Warning #2: The Shakes

There are also…like in California , earthquakes. The Andes and this region is a new geological location (in geological terms) so this area is more prone to the shakes than for example our home in our other home North Carolina’s Blue Ridge which is a very ancient, very settled geological formation. The equator is delightfully free of hurricanes and typhoons…but I guess anywhere there is a huge body of new mountains and large amounts of ocean there is some risk of natural disaster. Earthquakes are this regions nemesis…and yes, there is earthquake insurance.

Warning #3: Colombian Guerillas

Plus we avoid Esmeraldas…too close to the Colombian border. When you are in doubt about an area, a simple rule of thumb is …”follow the missionaries”. They are a fearless lot, going places where most people won’t. If missionaries won’t go somewhere, you probably should not either. The Latin America Missionary web site recently wrote about Esmeraldas:

“Miami (LAMNS)—New reported threats against Americans in Colombia are once again causing U.S. missionaries to be careful about their movements. Along Ecuador ’s coast near the city of Esmeraldas , Batchelor reported that missionaries have had to take caution.”  Another thing that has caused us to not have interest in this area is that it had more humidity and heat…and although we love the sun, we do not like these qualities.

There you have it…three warnings. This may seem a strange way to invite you on a tour, but having taken thousands of people there…all, I might add, without a single mishap…I know that some people should not come to Ecuador’s coast at all. I hope I have weeded the more particular who only like their sand and surf, mopped, groomed, with casinos, shopping centers and lots of entertainment. If you love immaculate, sterile, cold, paved, polished, flashy or high rise…do not come on this tour! Stop reading here.

This may seem strange because you may not have heard this before from those who sell land on the coast. They may forget to mention these warnings because they want you to buy land on the coast. Selling that land is their job.

Merri and I scoured Ecuador for 13 years and have driven its coast, top to bottom, again and again. We have taken thousands of people on real estate tours here. We finally settled in the high Andes and this part of the beautiful Pacific. We have a house in the mountains and our apartment and condos here on the sea.

The tour actually begins a day before the group starts looking at real estate when flying from Quito to Manta.  Then travel from Manta by luxury bus and inspect real estate in Manta, Crucita and the next day north to Bahia and return to Quito on the fourth day.

There are only three reasons why we should invest.  We invest for income.  We invest to resell our investments for more than we had invested.  We invest to make our world a better place.

We should not invest for fun, excitement or to get rich quick, or in a panic due to market corrections.

Michael is a brilliant mathematician.  We have tracked his analysis for over 20 years.   He continually researches international major stock markets and compares their value based on current book to price, cash flow to price, earnings to price, average dividend yield, return on equity and cash flow return.  He compares each stock market’s history.  From this, he develops his Good Value Stock Market Strategy and rates each market as a Buy, Neutral or Sell market.  His analysis is rational, mathematical and does not cause worry about short term ups and downs.  Keppler’s strategy is to diversify into an equally weighted portfolio of the MSCI Indices of each BUY market.

This is an easy, simple and effective approach to zeroing in on value because little time, management and guesswork is required.  You are investing in a diversified portfolio of good value indices.

A BUY rating for an index does NOT imply that any stock in that country is an attractive investment, so you do not have to spend hours of research aimed at picking specific shares.  It is not appropriate or enough to instruct a stockbroker to simply select stocks in the BUY rated countries.  Investing in the index is like investing in all the shares in the index.  You save time because all you have to do is invest in the ETF to gain the profit potential of the entire market.

To achieve this goal of diversification the Pifolio consists of Country Index ETFs.

Country Index ETFs are similar to an index mutual fund but are shares normally traded on a major stock exchange that tracks an index of shares in a specific country.  ETFs do not try to beat the index they represent.  The management is passive and tries to emulate the performance of the index.

The Pifolio consists of iShares ETFs that invested in each of the MSCI indicies of the good value BUY markets.

For example, the iShares MSCI Australia (symbol EWA) is a Country Index ETF that tracks the investment results the Morgan Stanley Capital Index MSCI Australia Index which is composed mainly of large cap and small cap stocks traded primarily on the Australian Stock Exchange mainly of companies in consumer staples, financials and materials. This ETF is non-diversified outside of Australia.

iShares is owned by Black Rock, Inc. the world’s largest asset manager with over $4 trillion in assets under management.

We use Smith’s  algorithms that calculate momentum of the good value markets.

The Stock State Indicators at Tradestops.com act as a full life-cycle measure that indicates the health of each stock. They are designed to tell you at a glance exactly where any stock stands relative to Dr. Smith’s proprietary algorithms.

Kepppler’s analysis shows the value of markets.  The SSI signal indicates the current trend of each stock (performing well, or in a period of correction, or stopped out).

The SSI tells you one of five things:

Akey component of the Stock State Indicator (SSI) system is momentum based on the latest 521 days of trading.  A stock changes from red to green in the SSI system only after it has already gone up a healthy amount and has started a solid uptrend.

How SSI Alerts Are Triggered

If the position has already moved more than its Volatility Quotient below a recent high, the SSI Stop Loss will trigger.  This is an indicator that the position has corrected more than what is normal for this stock.  It means to take caution.

Below is an example of how SSIs work.  This example shows the Developed Market Pifolio that we track at Tradestops.com.

At the time this example was copied, all the ETFs in the Developed Market Pifolio (above) currently had a green SSI.

We do not know when the US market will fall.  We only do know that it will.  We also do not know if, when the US market corrects, global markets will follow or rise instead.

The fact that the Pifilios are invested in good value markets reduces long term risk.

Additional protection is added by using trailing stops based on the 521 day momentum of each stock in the Pifolio.

Take for example the graph below from our Tradestops account that shows the iShares MSCI United Kingdom ETF.  This ETF had a green SSI and a Volatility Index (VQ) of 13.26%.  This means the share can move 13.26% before there is a trend shift.

Pi purchased the share at$31.26 and in this example the share was $34.43 and rising.  Tradestop’s algorithms suggested that if the price drops to $31.69 its momentum would have stopped and it would have shifted into trading sideways.   The stop loss price is currently $29.86.  If EWU continues to rise, both the yellow warning and the stop loss price will rise as well.

When the US stock market bull ends, know one knows for sure how long or how severe the correction will be.

When the bear arrives, what will happen to global and especially good value markets?

No  one knows the answer to this question.

With investors watching global stock markets bounce up and down, many missed two really important profit generating events over the last two years.  The price of silver dipped below $14 an ounce as did shares of the iShares Silver ETF (SLV).   The second event is that the silver gold ratio hit 80, compared to a ratio of 230 only two years before.

Correction creates an economic downturn and again to war.

This chart based on a 45 year portfolio study shows that holding a diversified good value portfolio (based on a  good value strategy) for 13 month’s time, increases the probability of out performance to 70%.  However those who can hold the portfolio for five years gain a 88% probability of beating the bellwether in the market and after ten years the probability increases to 97.5%.

Merri,  This message on Ecuador tckets is a good one=—thanks for your input.  Shoot, I thought I WAS THE BEST at getting Ecuador tickets!!!!!!     I use Delta, American and Southwest…..I did not have quite enough miles on American for both my son and I so we just bought the extra miles. I am using Delta miles to fly to Calgary and I am getting first class on way back for no extra miles because their coach air mile seats were taken but they had a first class seat available.  I am happy. When I get over 50,000 miles with one airline, I start using the card that needs boosting up to 50,000 —and Southwest is easy—-I like it —2 hours to Columbus from TPA——can go to Orange City airport in California – Seattle – Tulsa – now they are hooked up with  West Jet for  Calgary-!!!    but I loved Avianca and Lan Peru both.  Our airlines do not compare.

Here is the third part of Merri’s tips on Ecuador tickets.

Some suggestions for Ecuador.  I find a lot of people need help on this somewhat exotic country…because there isn’t a lot of information out there.  Gary and I have lived/worked in Ecuador for going on 15 years, so we’ve learned a lot the hard way…that is so you won’t have to!

Here are my list of dos and don’ts:

1.Fly into Quito not Guayaquil (even if the flight is cheaper). Guayaquil is a big, bustling, expensive city full of a lot of things you don’t need to put up with and not much of interest to tourists as well as those who want to look for a place to live.  Quito is orderly and functional and the airport really organized.  We have good friends in Guayaquil and over the years have spent a lot of time there, but that doesn’t mean that we like it.  It also costs a lot of time and money to get up to Quito (over $100 round trip, so that usually wipes out any savings) and since most flights arrive in the evening…you’ll have to overnight in expensive Guayaquil.

2.Don’t fly on a Colombian Airline (Avianca and others), even if it is great deal cheaper.

For instance, right now Avianca is flying from Miami to Quito for $361 while Delta is listing at $362. (round trip).  I’ve been waiting for all of you to arrive in Quito for over 14 years and those which fly from Bogota, Colombia often don’t land in Quito, they go onto Guayaquil and overnight there…or more usual, they just stop in Bogota (unscheduled of course) and then continue in the next day to Quito.

Why do people fly with them?  Often they are the cheapest…but cheap is nothing compared to an American passport holder overnighting in Bogota and not really understanding when the next plane goes out, plus missing your ride in Quito, etc.  I always  say to people this is the prime example of false economy.

Weather can be misty with a socked in airport and Quito can be a tricky airport to land into.  (This will be remedied when the new airport is finished.  It is built on top of a plateau instead of in the valley of Quito.)  All Delta pilots who fly in there are licensed to land in any weather (but sometimes choose not to land and go to Guayaquil…but rarely.)  Colombian pilots are rarely licensed to land on instruments, so the plane just stays in Colombia and comes the next day…not ever a good thing for a traveler!  I’ve waited hours in the Quito Airport with our crew for years looking for those people who don’t arrive until the next day!

3. Bring your own favorite non heavy snacks and just drink lots of water, skip the airline fare and the drinks…you’ll feel better and the next day not have any recovery time.

4. We never book “Multiple Airlines” tickets.  This can be a combination of all sorts of airlines and can be a reason if anything goes wrong (like lost luggage) that no one claims responsibility.  We don’t like to mix airlines.

5. If you think that Quito might be too high in altitude for you, then just hire a driver to meet your plane, bring you water and fruit and a pillow and blanket and bring you on out to your destination!  That’s what we do!

Ecuador is a charming, beautiful country…buy your tickets with care and enjoy the ride!

Our last three messages are part of a series on Ecuador beach property.

Today the series continues and shows Ecuador beach property that appeals to surfers.

However there are many other great Ecuador beach areas I would like to share so I asked a few of the many contacts, up and down the coast, to tell us more about the beaches where they are in Ecuador.

Today we look south of Manta at Montanita … the village on the other end of the long  crescent beach.

Montanita Ecuador  Malibu South…Way South!

I am looking down on a stretch of beach that will make any beachcomber smile from ear to ear…eight miles of wonderland just waiting to be explored.   You say “I want to play in those waves though”…gotcha’ covered on that also.  This beach has a gradual sloping sandy bottom that lets you walk out over 100 yards before being up to your chest in water and NO riptide.  Grab your boogie board, surf board or just romp in the waves.

Imagine cruising down Highway 1 and approaching Malibu when a home catches your eye, but the figure $5,000,000 goes through your mind…back to reality.

Now take that same drive on the stretch of beach I mentioned above and you see a similar home on the beach and the reality on this beach is $200,000…not five million dollars.

Life is Good in Ecuador.

This stretch of beach is in Olon, Ecuador.  I call it Malibu Beach because it has miles of beach homes and estates on the sand.

The best thing is that there are NO high rise condos nor will there ever be.  There is a three story building restriction on this beach so you see nothing but beautiful homes and beach cottages (with a mix of fishermen’s homes…that are disappearing slowly).

Okay it’s not quite Highway 1 in California and that’s a GOOD thing.

You don’t have all that traffic nor tons of people on the beaches here.  This place is sort of a hidden paradise.  Oh yeah, people know about it, but in limited numbers.

I grew up in Huntington Beach, California and even back in the sixties you would have to watch where you put your foot while trying to part the crowds in order to get to the waves.

You have NO problem like that here…even on big holiday weekends you can meander the beach and find your own “spot in the sand” without being stepped on, crowding others or fighting to protect your beach towel’s “spot in the sand”.

Come lunchtime we stroll down to Lolita’s Cabana on the beach and dine on the freshest seafood that has ever crossed your palate.  I share with people that if you’re eating seafood here…it was swimming less than 24 hours ago (more like a few hours ago).

Sitting with your feet in the sand, a cold beer in your hand and a huge plate of fresh grilled mahi mahi in front of you will set you back $3.50.  It’s like a scene out of one of those Corona commercials, but this is REAL living in Ecuador.

Catch a little hammock time after lunch (which I have found to be the “Ultimate Stress Relief System”) and then once lunch has settled make for the water.  You can sea kayak, boogie board, surf, swim or just let the waves chase you back to your beach towel…you choose and enjoy.

Probably the best part of the day though is when that big orange ball is heading for it’s dunkin’ into the ocean.  The sunsets here are phenomenal and beyond words.  Watching that globe slowly drop into the water is a very soothing and tranquil part of the day.  I have even seen that green flash people talk about a few times as the last little sliver disappears for the day. …Life is Good in Ecuador…come see for yourself.

Montanita Weather

The best weather is from mid December through May here.  Sunny days are the norm and temps between 75 and 85 everyday are waiting for you.  The water is also perfect to be in for hours with NO wet suit.  From the end of May till November you have more overcast days, but actually very little rain.

I grew up in Southern California and it rained more there than here.  Also temps
during the off months is still a pleasant 65 to 75 everyday.  So I share
with people that the “bad weather” is actually not that bad at all.

Remember there are NO severe weather patterns for the coast of Ecuador
(no hurricanes, monsoons, typhoons…and no tsunamis to date).

Montanita Access

The best way to get here is to fly into Guayaquil.  You can be on the
beach in Montanita with a 2 1/2 hour ride from Guayaquil.  If you want to
check out Salinas (what I call “Little Miami without the Crime”), you can
be there in as little as an hour and half.

Montanita Accommodations

When visiting the Montanita/Olon beaches you have a plethora of places to
choose from for lodging.  Those with the hearty “stay up and party all
night” approach can choose from a number of hostals and hosterias in the
heart of Montanita.  There’s the Funky Monkey, Casa Blanca, Tiki Limbo to
name a few.  They start at $8 a night with private bath, but if you are
here on the weekend get ready to ROCK until sun rise in that section of
town.

Just a few blocks away and quieter is Charo’s Hostal.  It is a newly remodeled building with pool, bar, restaurant and sits right on the beach.  It is also home to the “Best Burger in Montanita”…maybe all of Ecuador.  The rates at Charo’s start at $25 a night with clean and comfortable rooms (all the rooms are clean here…just some are noisier than others).

If you wander over to the Olon side of the point then you have less choices, but MUCH more solitude and tranquility.  There is the El Retiro up on the hill top with sweeping views of the Pacific.  They offer 12 various habitations and start at $25 a night.  They also have a pool, zip line (across the tree tops for the adventurous), restaurant and small zoo of local animals including a puma and exotic birds.  You can also find private homes to rent on the beach from $75 and up per night.

When your stomach starts growling you are going to love the choices for
dining in Montanita and Olon.  All of the above mentioned
hostals/hosterias have great restaurants with meals starting at $2.50 and
I mean MEALS…you won’t go away wishing for more to eat (I guarantee
that).

There is Marea’s for some of the best pizza anywhere and Por Que No also serves up a tasty pie if you are in the mood.

One of the things I love about Ecuador is when you order a bottle of beer you can have a frosty 22 ounce bottle of Pilsener brought to you for as little as a
buck!!  (That is almost two 12 ounce bottles in ONE for a BUCK..and it’s
a tasty brew).

If you are on the Olon side of the point then you have to go see Pablo and Lolita at “Lolita’s Cabana” on the beach.  They serve some of the best sea food dishes I have ever eaten.  This little hut directly on the beach is a scene for a Corona commercial or postcard.  You dine with your toes in the sand under little palapa covered tables.

A grilled mahi mahi lunch will cost you $3.00 and a big bowl of shrimp ceviche is only $5.00.  I can attest that the bowl of ceviche you get would cost you more to prepare yourself than they charge.  It is heaped with freshly caught shrimp that melt in your mouth and everyone comments that “this is the best ceviche I have ever eaten”.

Ecuador Beach Property – Jama


Yesterday’s message began a series on Ecuador beach property because I believe there is extra value on the beach now due to  rumors that have scared some buyers away.

Looking beyond the rumor allows us to take advantage of the truism, “Buy on the rumor and sell on the news.”

This provides us with extra opportunity and life on a beautiful beach like this.

One recent rumor came from a BBC  article entitled “Americas on alert for sea level rise” by James Painter the 
BBC Latin America analyst.

Excerpts of the article say:

Coastal areas in parts of Mexico are among those under threat

Climate change experts in North and South America are increasingly worried by the potentially devastating implications of higher estimates for possible sea level rises.

The Americas have until now been seen as less vulnerable than other parts of the world like low-lying Pacific islands, Vietnam or Bangladesh.

But the increase in the ranges for anticipated sea level rises presented at a meeting of scientists in Copenhagen in March has alarmed observers in the region.

Parts of the Caribbean, Mexico and Ecuador are seen as most at risk. New York City and southern parts of Florida are also thought to be particularly vulnerable.

This sent shivers up the spine of many investors who had been thinking about buying on Ecuador’s coast.   That is because they did not read the entire article.

Further on the article says:

According to a recent World Bank study of more than 80 developing countries, Ecuador features among the top 10 countries likely to be most affected by sea level rise when calculated as a percentage of its GDP.

Argentina, Mexico and Jamaica also appear in the top 10 when measured by the impact of a one-metre rise on agricultural lands.

This makes Ecuador’s beaches to sound vulnerable until you read on where the article says:

New research led by Dr Jianjun Yin at Florida State University suggests that whereas South American coastal cities are not at threat this century from an extra sea level rise caused by Amoc, New York City and the state of Florida are.
The coastal plains around the city of Guayaquil in Ecuador, the country’s main economic hub, are also known to be vulnerable to a combination of sea level rises, storms and sea surges.

A recent study by researchers at Espol, a science institute in Guayaquil, suggested that even a half-metre sea level rise would put the storm drainage system in the southern part of the city under severe strain, possibly causing it to collapse.

The concern about Ecuador’s coast is the rumor.  Here is the news.  Guayaquil… which is inland  is at risk… a huge economic problem yes… but not for the Ecuador beach cities.  Should these rising water problems come true… the coastal cities in Ecuador may become even more important and valuable.

Do not get me wrong… global warming may be a huge problem everywhere… but may not be  a concern in our life times on Ecuador’s coast.  In fact as higher water driving people from Florida and Guayaquil could create opportunity for Ecuador beach property. I have put the address of the entire BBC article at the end of this message.

I have been an adventurer all of my life. Driving race cars all over the world for a living and traveling the Pacific for four years with my sailboat.

I found Ecuador on that four year Pacific sailing adventure.  I had visited many countries in my work and exercising my passion. The people here made me feel like family. I have been here now for 8 years. We have been investing in North Coastal real estate for 7 of those 8 years, and have close to 30 properties on the beach. Some with a quarter acre, and some with as much as one mile of beachfront.

I have walked close to 50 miles of beachfront myself, searching for the most beautiful pieces, and as a bonus have also found many pre-Colombian artifacts just lying on the beach!

I have concentrated on the North Coast for one main reason, and that is that it is the last area of the coast of Ecuador that was mainly undeveloped, somewhat inaccessible, and the prices affordable. That is all changing right now! Many properties that I have purchased now have new coastal highways and roads being built right past them as they open up this coast. This area is slowly being found out by Ecuadorians, foreign retirees and investors alike.

The President of Ecuador knows that tourism is a big part of the future here and is spending the money necessary to develop the coastal areas.

One of the largest developments in Ecuador is on the North Coast and largely unknown to the rest of the outside world is in Same (pronounced saw may). It is a sleepy tourist town (true for most of the North coast) that wakes up during Ecuadorian holiday times and vacation times for the kids from Quito.

It is only 30 minutes from the Esmeraldes airport. Years ago Esmeraldes was a wild place and somewhat dangerous, but that was years ago. I find it safe and friendly, with better roads and infrastructure that is better than most of the rest of Ecuador.

There are also other well developed areas such as Atacames (pronounced otta-calm-es), Sua (Sue-ah), Pedernales with high rise condos and hotels.

Then there are hidden gems like, Cojimies with miles of coconut plantations lining the beaches, Mompiche, Estero De Platino and Canoa with great surfing, and Jama/ElMatal for kite boarding, river rafting, and just relaxing if you like.

This coast has great diversity and friendly people where you can walk most beaches any time of the day or night safely. With your choice of miles of virgin beachfront to choose from.

This is paradise!

This North coast also has many mini climates from a dry tropical climate equal to Santa Barbara, California in the spring with no humidity to a more lush semi wet tropical, lush green terrain all year long.

There are also a few larger towns with night life, restaurants, hotels and touristy things do do in between the many friendly small towns with just a restaurant and hostel.

Here you can find whatever type of beach that you would like to live on. From high banks with a bird’s eye view overlooking miles of coastline while watching the whales and dolphins play in the swells, or fishing, to low lying sandy beaches that you can walk and wiggle your toes in for miles!

To get to the Bahia area you fly into Quito and take a short 1/2 hour flight to the Manta airport and then a 1 hour taxi or bus ride to Bahia.

To Esmeraldes it is a half hour flight from Quito. The airport in San Vicente is in the middle of a dispute with the city and is supposed to be resolved this year and restart flights from Quito.

I have eaten at just about every restaurant in Bahia, San Vicente, Canoa, Jama, and others further north and rarely have a bad meal! The average cost of a lunch (almuerzo) including fresh seafood, chicken or meat, small salad, rice, beans, soup of the day, and fruit juice is between $1 and $2, and the food and juice is all fresh! Nothing out of a can here. The population of Bahia and the surrounding areas is around 20,000 but you would never know it as it is a tourist town and only fills on some weekends and holidays.

The weather from San Clemente/Bahia to just north of Pedernales is a dry tropical climate and is similar to the climate of south central California in the spring/early summer. It averages 75 to 80 degrees and very low humidity, and a nice sea breeze for 7 months a year. We have 2 months that they call the rainy season that we have a 1 or 2 hour rain at night maybe twice a week. Very seldom does it rain during the day. This time of the year it averages 80 to 95 degrees and is slightly more humid. Then there is what the locals call summer when the temperatures are 70 to 75 degrees every day and mostly cloudy with a little afternoon sun. It could be true that Ecuador has the best climate in the world!

Ecuador Beach Property Review


Ecuador beach property has always represented incredible value in my opinion.

Now there is an extra value on Ecuador’s beach because rumors have scared some buyers away.  This means that intelligent investors can take advantage of the truism, “Buy on the rumors and sell on the news.”

For example one reader just sent me this note.

Hi Gary, I am really interested in Ecuador and you seem to have so much information. I have been doing some research and found that the most recent President of Ecuador is thinking about confiscating beach properties from foreigners. If this is true and is only including beach front properties. I am interested in buying and living in Ecuador but also really want to live in a very warm to hot climate. I thrive best under these conditions. So could you tell me something about the political climate at this time. I am also interested in your import/export seminar as well as a real estate tour. But before I plunge head first into something I would like to be as well informed as possible. Thanks in advance.

I have never heard this and it seems highly doubtful.  I suspect this is one of those many, groundless rumors that pop up on the internet.  I have copied our friend and attorney, Floridalva Zombrano, who would know if this were so.  Regards,  Gary

Dear Amy and Gary, You are  absolutely right, Gary. This is only a rumor without any legal basis.  Going over our new Constitution I found that Art. 323 states:  “All forms of confiscations are prohibited”.  Amy, If you have any further questions on the legal aspects of buying real estate  here in Ecuador, immigration issues, etc.  I would be happy to assist you.  Kind regards,  Flori.

This is exactly the type of rumor (one that is opposite the truth) that creates the greatest opportunity. This rumor that the President is considering confiscation when the new constitution which he pushed for and strongly supported prohibits all forms of confiscation is exactly wrong…. also at a time when South and North American relations are getting better.

The Salinas Malecon area has long been a favorite destination.

Salinas is one of the favorite in Ecuador for good reasons.  It has beautiful beaches, with calm waters perfect for swimming, water sports, activities or just relaxing.   Along the Malecon, or beachfront promenade, you will find a variety of restaurants, hotels, bars and other attractions.  During the summer season there is even a giant sandcastle.  If you “tip” the sculptor $1, he will take your photo.  However, to really enjoy all that Salinas has to offer, you need to get to know it like a local.

There are two seasons in Ecuador.  Summer runs from December to April and winter from May to November.  The summer in Salinas is usually sunny, with occasional showers.  Daytime temperatures reach the low to mid 80s and nighttime temperatures run in the low 70s.  The winter tends to be overcast to partially sunny, but not rainy.  The winter is actually the drier time of the year and temperatures run about 10 degrees cooler than during the summer.   Because Salinas is semi-arid, it doesn’t experience sticky, tropical humidity.  This makes a comfortable environment for outdoor activities all year long.

As with most beach towns, the dress code in Salinas is casual.  It is perfectly fine to go from beach to restaurant.  Along with your swimsuit, pack plenty of shorts and short sleeved shirts, plus pants and long sleeves if you are visiting in the winter months.   Have a sweater handy, as some days are cooler than others.

Where to Eat

The Salinas area is a prime spot to enjoy fresh fish and seafood, as well as other Ecuadorian specialties.

A great spot to sample those specialties is Delícias de Ecuador, located near the entrance to the Costa de Oro neighborhood on the main road that runs from Salinas to La Libertad.

Prices here are very reasonable.  The daily lunch special or “Almuerzo” includes a soup, entrée and beverage, usually priced at $2.50.

Don’t ask for changes or substitutions on the lunch special; it comes the way it is.  Other options include Seco de Pollo, which is chicken stewed in a tomato-based sauce, and Menestra, lentils or beans served with your choice of grilled chicken, beef or fish.

If a relaxing lunch at the beach, complete with a hammock for a post-meal siesta is your style, drive about 30 minutes north of Salinas to San Pablo.  In this fishing village you will find cabana style restaurants right on the sand, specializing in fresh fish and seafood.

Las Manabas restaurant is one of the best.  If you can’t decide what to order from the extensive menu, try the Chupe de Pescado (fish stew) or Corvina (a mild tasting sea bass), cooked to order.  Most meals run between $3 and $5.

Ecuadorians typically eat a big meal at lunch and a light dinner.

Roca Parilla is the spot to enjoy an Ecuadorian style dinner.  Located a block off the Malecon, it opens at about 6 p.m.  Place your order at the counter, then take your receipt to the grill.  Specialties, which are typically priced from 50 cents to $1 each, include:

Chuzos -shrimp, chicken, beef or sausage grilled on a skewer
Torta de Papa – potato pancake filled with cheese
Torta de Choclo – corn pancake (this one is usually a favorite!)
Muchín – a yucca croquet filled with cheese

No trip to Salinas is complete without a visit to the Cevicherías, casual outdoor eating areas a few blocks off the Malecon that specialize in ceviche.  Shrimp ceviche in a tangy salsa is a good choice.  Shellfish and fish ceviche are also available.  Be aware that the shellfish or fish will not be cooked in the traditional manner.  The citrus juice in the salsa is said to “cook” the fish.  If you have concerns about eating uncooked fish, go with the shrimp version, which is cooked.

Things to See

If you want to browse for souvenirs, visit Mercado de Artesanias, an outdoor flea market in the Chipipe area of Salinas, where you can buy a variety of Ecuadorian handicrafts.

To get a glimpse of days gone by, visit the Museo de Sumpa.  This small, but well thought out museum features exhibits of artifacts from the early residents of the Santa Elena peninsula, including the Las Vegas culture.  It also features a Las Vegas burial site of the “lovers of Sumpa,” mummified remains of two people that appear to have died in an embrace.  You can also tour a cane dwelling typical of those built by the early settlers.

Enjoy a relaxing evening drive a few miles across the Santa Elena peninsula to the Punta Carnero beach, where you can see some of the most beautiful sunsets in Ecuador.  On your way back to Salinas, pass by the Malecon of La Libertad and stop for an evening stroll.

Gerardo & Amy Pinoargote spend their time between their home in Florida and Salinas and together with relatives are building and managing Spondylus II, a small beachfront development in the Costa de Oro area of Salinas, about 2 miles from the Malecon.

This is an area they like due to its privacy, great beach for walking, sunbathing and water sports. Yet it is just a short ride to dining and shopping in the central area.

Ecuador beach restaurants offer wonderful variety, excellent food and really low prices.

Sunday lunch is great, so here are some of the wonderful Ecuador beach restaurants where you might find Merri and me enjoying a Sunday meal.

In Manta for a quick bite we visit the Oro Verde cafe.  The Oro Verde hotel is in the center of Manta.

Bread and pastry, as a general rule, are not Ecuador’s best specialties. Not true at the Oro Verde!  Merri and I have lived in many countries including places with great pastry such as France, Germany, Austria, Swiaterland and Italy.

The Oro Verde has pastries as good as any we have ever enjoyed. The Sundays papers and these pastries go well together.

Sadly the Oro Verde coffee is the terrible, machine made Nestecafe cappuccino.  I put up with it though to enjoy the croissants and especially delicious cinnamon rolls.

The builder, Kjetil Haugan is a Norwegian who moved to Ecuador after being the administrator of Atlanta’s Olympic Village. He has become a prominent businessman, owning the largest Spanish school in the country along with several Galapagos cruise ships.

Kjetil and Jessica have taken good care of our groups many times and we have always been pleased.

The owners of the houses here will enjoy the spa as their community center…all the spa facilities will be available to home owners. Nice…living in a spa on a beach, Palmazul. Tennis court, pool, beach, fine dining, exercise room and all.

Ecuador Beach Condo Savings


Ecuador beach condos in San Clemente offer special value now for seven reasons shown below.

Bahia, is in my opinion, one of the nicest towns on Ecuador coast. Pacific Coastal condos in San Clemente, only thirty minutes, away offer some of the best value that Merri and I have found.

These San Clemente coastal condos are called Vistazul and they offer an even more special opportunity now. Here are delegates on our last Ecuador coastal real estate tour going over to look at the Vistazul model which is 75% complete.

Merri and I are back from a quick trip south…to Cotacachi and to visit our Ecuador coastal condos in San Clemente. These Ecuador coastal condos are special, value wise, for seven reasons.

First, over ten years ago, Merri and I drove almost the entire length of Ecuador’s coast with our Norwegian friend, Kjetil Haugan. This trip included a visit to San Clemente which is a tiny fishing village on the Ecuadorian Pacific.

We saw that San Clemente Ecuador offered special value for Ecuadorian beach real estate. This was one of Ecuador’s best beaches, but just 45 minutes north of Manta and only a half hour to Bahia Ecuador.

Kjetil bought 12 acres of land on this beach in San Clemente…then…ten years ago. This is the first reason why the Vistazul Ecuador Coastal condos offer special value now. A recent message outlined how we conducted real estate tours and urged readers to buy Ecuador beach property around Manta over ten years ago because land on Ecuador’s coast now is still a terrific value. Yet especially around Manta, land has appreciated as much as 800% in the last decade. Many of our readers and real estate tour delegates of a decade ago purchased ocean view house lots at $2,500. These same lots as resales are now selling at $17,500.

Kjetil can offer really great Ecuador beach condo prices because he bought the land at rock bottom prices years ago.

Many Ecuador coastal properties are popping up now but most developers are buying land to develop…at current, much higher prices.

San Clemente is catching on. Already we are told that one of our readers purchased a large beach front property (to develop I assume) just a few hundred yards from the Vistazul project. Third, the Vistazul beach condos offer special value because Merri and I do not charge commissions. We do not make a penny when people buy Ecuador real estate.

Our readers have purchased many millions of dollars of Ecuador real estate in Galapagos, Mindo, Cotacachi, Quito, Vilcabamba, Cuenca, on the Pacific Coast, and elsewhere around Ecuador. Merri and I may have helped more gringos buy Ecuador real estate than anyone else. Yet we are not real estate brokers and do not take commissions for this.

The fact that Merri and I liked, felt confident in and invested ourselves in Vistazul, means that Kjetil has been able to sell two thirds of these coastal condos without paying a penny of the normal sales commission. Fifth, we center our Ecuador coastal real estate tours around the Palmazul club house which means we send hundreds of guests there. This provides substantial income so condo owners do not have to bear as large an expense to maintain the club house.

Sixth, Because Merri and I understood the project, we were willing to invest up front. Our many years of work with Kjetil have created a bond of trust. Because of this Merri and I, plus one of our friends and two of our daughters bought the first twelve units. In other words, nearly 20% of the Vistazul project was sold before Kjetil even began to break ground.

Due to inflation, Kjetil has raised his prices, but due to our original agreement with him he has still been offering a discount to our Ecuador Living subscribers.

This is significant because I always advise readers to never buy Ecuador real estate sight unseen.
