We have been getting many requests for apartments rentals in Ecuador.

This is a 4,000 square foot building in the center of Cotacachi, next to Inn Land of the Sun (formerly Meson de las Flores) and the main Cathedral with three rental units… each is $600 per month including utilities and broadband internet connection.

When you arrive you will be met at the airport and taken to the condo. Your driver will give you the keys and explain how things work. He is also available for hire to help with translation or to take you anywhere you want to go, such as the mineral baths or the Inca ruins at Ingapirca.

In the condo is information on local places of interest. There are directions to markets, restaurants, and an English bookstore with helpful owners. We have included the phone number of a good doctor who speaks English and will come to the house in the middle of the night if you need him.

Ecuador rentals are in short supply in Ecuador and rents are good.  Do not be sucked in by ads saying you can rent a place in Ecuador for $150 a month. You can… but you can rent a place in the USA for $150 a month as well.  You will not want to live in either!

Excerpts from a November 5, 2011 Economist article “Rising from the ruins” explains why” The housing market still looks grim, but the rental side hints at recovery

THERE are two things everyone knows about American economic recoveries. The first is that the housing sector traditionally leads the economy out of recession. The second is that there is no chance of the housing sector leading the present economy anywhere, except deeper into the mire. In the two years after the recession of the early 1980s housing investment rose 56%; it is down 6.3% in the present recovery. America is saddled with a debilitating overhang of excess housing, the thinking goes, and as a result is doomed to years of slow growth and underemployment.

The economic landscape is unquestionably littered with the wreckage of the crash. Home prices languish near post-bubble lows, over 30% below peak. The plunge in prices has left nearly a quarter of all mortgage borrowers owing more than the value of their homes; nearly 10m are seriously delinquent on their loans or in foreclosure. The hardest-hit markets are ghost neighbourhoods, filled with dilapidated properties. Housing markets are far from healthy. Yet current pessimism seems overdone. A turnaround in sales, prices and construction may be closer than many imagine.

Rental markets, by contrast, look far stronger. America’s rental vacancy rate stood at 9.8% in the third quarter of 2011, down from a high above 11% in 2009. Vacancy rates in some cities are strikingly low—2.4% in New York City, for instance, and 3.6% in San Francisco—which translates into rising rents. Nationally, rents rose 2.1% in the year to August, in stark contrast to house prices (see chart 2).

Strength in the market for rentals is beginning to seep into the more troubled owner-occupied sector. Rising rents help housing markets heal on both the supply and demand side, by encouraging renters to consider buying and through the movement of supply into the rental market, easing the glut of houses for sale. The Obama administration hopes to take advantage of better rental conditions to unload some of the more than 200,000 foreclosed-on homes held by the two government-sponsored mortgage giants, Fannie Mae and Freddie Mac, and the Federal Housing Administration (which account for roughly half of all such inventory), on to investors who may rent the properties out.

Rental-market strength is also rousing a long-dormant building industry. New housing starts rose 15% from August to September of this year, driven by a 53% surge in new structures containing five units or more. In the three months to September construction employment rose by 29,000 jobs. The sector is still some 2.2m jobs below its pre-recession peak, and new hiring there would help a dismal labour market.

Warren Buffet once warned against the Cinderella effect.

He said “Don’t be fooled by that Cinderella feeling you get from great returns.  Nothing sedates rationality like large doses of effortless money.  After a heady experience of that kind, normally sensible people drift into behavior akin to that of Cinderella at the ball.  They know the party must end but nevertheless hate to miss a single minute of what is one helluva party.  Therefore, the giddy participants all plan to leave just seconds before midnight. There’s a problem, though: They are dancing in a room in which the clocks have no hands.”

Cinderella may have lost a shoe when she fled the party to meet a midnight curfew.  We can lose much more when we rush from a crashing stock market.

Most investors face emotional dangers that build in rising markets.

Merri and I have rental units in four places to fight inflation. This unit is a loft with wonderful views.

Inflation is heating up globally and there are serious debt and economic problems everywhere.  Extra Export Earnings can help overcome this risk. This message looks at another form of exporting: low cost rentals.

Hopefully inflation will not get anywhere as bad as after WWI, but a look at inflation at its worst can help us see ways to invest and do business in times of more modest price increases.

Germany  borrowed heavily to pay WWI costs.  Heavy borrowing almost always leads to inflation and this did then.  In the USA and UK too.  Right after the war there was some stability, before inflation began to run wild.  By 1923, it reached the worst  in history. Prices sometimes doubled in hours. By late 1923 it took 200 billion marks to buy a loaf of bread.

Hard-working people with modest spending habits could not even buy a postage stamp with their life savings.   All debt was wiped put but so too were all savings.

Businessmen quit and speculated in stocks and goods instead. Small businesses survives holding material things such as : clothing food,  anything people could consume.  Salaries were paid three times a day yet shops were empty. Food riots raged. Businesses closed down, unemployment soared. The economy collapsed.

Anyone on a fixed income was destitute. They sold everything just to buy food.

Now comes the question, what happened to rents?

A good book to read about this is entitled “Exchange, Prices, and Production in Hyper-Inflation: Germany, 1920-1923” by Graham, Frank D.  Here is an excerpt from Google.books:

Tenants were protected from eviction so long as they paid rentals officially determined on the basis of prewar charges.  The amount collectible was occasionally raised as inflation proceeded but the increases always lagged far behind the existing depreciation of the currency and were quickly rendered nugatory by the further loss of value of the monetary unit.  At all times after 1920 rentals were more or less nominal, and, in the period of hyper-inflation housing was obtained practically f ree of charge.  Except for a possible reversion when financial order should be restored, the property of the landlords was to all intents and purposes confiscated.  The regulation of rentals had wide repercussions.  It reduced the cost of living and diminished the pressure for wage advances to compensate for the rise in commodity prices.  It was thus a factor in keeping those prices below what they would otherwise have been and in widening the differential between the domestic price structure and that of the outside world.

In other words during inflation expect this message from governments to landlords… “Screw you!”

A reader sent me a note regarding this saying:  Very good analysis of why hyperinflation is on the horizon.  Well worth the read. I’m not sure about this part:  “Considering that we just came out of the largest Real Estate bubble in world history, there is a glut of homes available to rent on the market. NIA has been saying for years that being a landlord will be the worst business to be in during hyperinflation, because it will be impossible for landlords to increase rents at the same rate as overall price inflation. Food and energy prices will always increase at a much faster rate than rents.

“If you have rental homes with fixed rate mortgages/PITI of, say $600/mo., and your tenants are responsible for paying their own gas and electric, and you’re renting the houses at $800+/mo, then to my mind it won’t matter that you can’t ‘increase rents at the same rate as overall price inflation’.  As long as you can continue to rent for more than the PITI (principal, interest, taxes and insurance) then you’re okay.  And if overall prices are going up, up, up, so will rents, though they may lag.

“Some will say that the real threat to the real estate rental market is government-mandated rent controls.  And of course, that’s true.  But you can say that about anything.  The real threat to the food commodities market is government-mandated food price controls.  The real threat to the gold market is government-mandated gold price controls.  The real threat to the stock market is government-mandated stock price controls (or mandated market closures during which you can’t buy or sell).  The real threat to the energy market is government-mandated oil price controls.  In short, the government can mandate whatever price they want for anything.  So that can’t be your primary reason against investing in something, to my mind.  There will be the government price, and the black (free) market price.  S.B., NV

Those of you who have read this site for awhile know I like and have plenty of fixer uppers to rent.

I agree with the ideas above but always like to own rentals without mortgages or debt. They will then more likely to be a dependable store of value.

I am actively looking for more in the Mt. Dora area now.  However the note above is correct… if inflation becomes serious, the profit will come from capital appreciation after stabilization… not rental income during the inflationary sprint.

This is why my portfolio also has rental fixer uppers in Ecuador as well as the USA.  As strong inflation grows in some parts of the world, there are always other parts where more people will move (Ecuador for instance) and this will increase the rental demand there.

Inflation is with us. About this there is little we can do.  We can arrange our affairs to be protected and prosperous during inflation.  Real estate is a good hedge against inflation. Rental fixer uppers even better and best of all real estate in two or three different places.

An April 7, 2011 USA Today article entitled “Most major U.S. cities show population declines” by Haya El Nasser suggests that this is good advice when it says:   The 1990s’ urban renaissance that ended decades of decline for many of the nation’s major cities lost steam the past 10 years when most of America’s largest cities either grew more slowly or lost people at a faster rate.

“Many urban scholars saw the 1990s as a breakthrough decade for cities, but it may have been their high watermark for growth,” says Robert Lang, urban studies professor at the University of Nevada-Las Vegas who analyzed the 2010 Census data. “The recession was supposed to help cities by holding people in place, but it appears for now as if it slowed urban development.”

How The Course Works

The first tactic is to use Baroque music in the learning process.  At least three best selling books, “Superlearning”, the “Mozart Effect” and “Superlearning 2000” have revealed insights about how to learn and think more powerfully based on systems drawn from the Bulgarian educational master, Dr. Georgi Lozanov.  Merri Scott was among just a few who learned directly from Lozanov.

The second tactic uses 17 unique lessons to provide Spanish fluency in a short time.   Let me prove to you how this tactic works by teaching you hundreds of Spanish words in less than 30 seconds.

After living in big cities like Hong Kong and London, we abandoned the metropolises decades ago.

We lived first in Naples, Florida when it was a charming small town… just one flashing yellow light at what we called Four Corners (Where the East and North Trails connect). Then Naples grew and we scooted to a small Ecuadorian village, Cotacachi and our Ecuador Hacienda… that is really isolated… no electricity grid… no cell phones either.  Plus we moved to our North Carolina farm on Little Horse Creek.. where the closest town has 182 (friendly people so they claim).

#1: Question about Cancer treatments in Ecuador. Hi Gary,  A week or so ago  in one of your emails there was a part that I clicked onto that was a video that talked about an alternative method to chemotherapy. I am not sure if it was in Mexico, or one of the other American countries, or in South America. I cannot find the email, and want to send it onto a friend that has Lupus. Chemotherapy, has been used to treat Lupus, but my friend does not want to use Chemotherapy.  I look forward to hearing from you.

I think that you are referring to an article that mentioned two Doctors, Dr Wickman and Dr. Cevalos in Ecuador.

Dr. Robert B. Wickman is an Osteopathic doctor, specializing in diseases of the nervous system and spinal column. He has been treating degenerative diseases such as Cancer, Diabetes, Lupus, MS, Muscular Dystrophy, Rheumatoid Arthritis, and AIDS to name a few, for over 30 years.

He did a Tour of Duty with the U.S. Army and on returning he enrolled in the Kansas City College of Osteopathy & Surgery, which is now known as University Health Sciences. After receiving his D.O. (Doctor of Osteopathy) he interned in Tucson, AZ and after completing his intern-ship moved to Scottsdale, AZ where he practiced for 20 years.

His approach involves the use of ozone, hydrogen peroxide, electrotherapy against parasites, colonic irrigations, various herbs beneficial to the body’s recovery system, IPT therapy, diet and supplements, and a coordinated system of immune builders capable of cell to cell metabolism.

From Monday to Friday, intense treatments are given: nothing painful or anything to do with causing more stress. The day is passed in an enjoyable fashion. A complete vegetarian diet is prescribed.

#2: Comments on Ecuador Pizza article: Hi Gary…its funny you mentioned Grazziani’s pizza joint in San Clemente….my wife & I were recently at Palmuzal & “discovered’ Grazziani’s restaurant…the pizza is truly fantastic, but more important is the fact that Gaby,as he likes to be called, is quite the character.His English is so-so, but he makes himself understood…we spent about 4 different nights there & had the time of our lives. His girlfriend Betsaida…she had her name shortened to Betsy by the gringos that go there…but we discovered she “hates” being called that, & that her proper name is Betsaida….she is a very beautiful Ecuadorean.

My comments: I agree. For great food & entertainment you can’t beat Grazziani’s in San Clemente.  Here is Gaby serving pizza when the Miss Ecuador contest was held at nearby Palmazul.

#3: Question on Ecuador and Arizona Immigration law. Why has Ecuador decided to sue Arizona? Do you have that many people trying to get to the USA illegally?

My reply: I had never heard of this and a quick search through Google leads me to see that Ecuador and other Latin America countries including Mexico Bolivia, Colombia, El Salvador, Guatemala, Nicaragua, Paraguay and Peru have signed on to a brief supporting the U.S. Justice Department’s suit challenging Arizona’s law along with Mexico.

I believe this is a pure political ploy by all these Southern nations… strange in my opinion. Whenever else do these countries support the US government?  But there you have it… that politicians for you.   I am not Ecuadorian and as a guest of the Ecuadorian people do not get involved in their politics.  I am American and believe there are a lot more Americans moving to Ecuador right now than Ecuadorians coming to the USA.

This is not a good trend either. Rich Americans leaving.  Poor Mexicans… Haitians…. Cubans…. Ecuadorians … Salvadorians… Hondurans arriving.  That’s not a pretty picture and is something worth thinking about.  I suspect this is why the Latin nations are making a fuss… to appear to be concerned  in a way that costs them nothing for their own poor.

I appreciate your anger. I have problems as well… at the waste our government has created. Useless, futile wars. Our government has placed all Americans into serious debt. Systems and distortions that have created such inequities that drive the poor from Latin America and the middle class from America south.

I however direct my anger at doing something about the problem so my family, my friends, my readers and I survive and profit in a way that helps resolve this mess.

We can all succeed and help society if we spend our energy seeking truth and acting in positive ways that bring gain.

#4: Question on Dengue Fever in Ecuador: Your reports of exotic places around the world are exciting but I am wondering why you never disclose information about the deadly dengue fever that is noted to be throughout most of the Caribbean and South America with CDC reporting the biggest percentage of Dengue Fever this year to be in Brazil with 936,000 cases and 592 deaths.  The number of cases in Brazil increased was 489,819 for 2009.  Unlike Yellow fever, Dengue Fever has no preventive vaccine and is found in urban areas including residential areas throughout the tropics including Key West, Florida with outbreaks in 2010 and 2009.  CDC currently reports, “American visitors to and visitors from dengue-endemic regions will continue to present a potential pathway for the dengue virus to enter the United States and infect populations that have not been exposed to the virus for several decades.”   Thanks for your informative reports,

#5: Story on Ecuador Rats and the wonderful nature of Ecuador’s people. I’ve read your stories on Ecuador and I have to share this one because it make me happy every time I remember it.

For a month last year I visited Ecuador with a friend.  For a few days we stayed at a bamboo guest house on the beach.  Going out for a swim, I stuck my cash in a slight opening in the wall.  Upon return there was only scraps of bills. The landlady & son tried to access all the pieces for me.  We got all but the $100 bill which was in shreds.  They told us we should’ve let them safeguard our cash (but I was new to Ecuador).  She came to me later with a new $100 bill.  The charge for the 2-bed bungalow with veranda on the beach (see picture) was $5 per night per person. That’s FIVE dollars per night.  I couldn’t believe that she would offer to replace the (substantial) money which I had lost because of my weird ways.  I hesitate to tell where this place is because it is one of those special places that no one knows about.  If I were to buy a beach property, it’d be there.  But since I probably won’t, and this good lady could use some tourists, ….it’s Las Tunas.  An 8′ walk/1′ drive from the main highway, turn left at the beach, last or next-to-last guest house.  2 story bamboo, very small restaurant (hers).  If anyone gets near there, say hi and thank you for me!  Her son rents his long board for surfing. Hers may be the only restaurant on the beach, Las Tunas is very small.

#6: Question on Ecuador Rental Unit for Sale.  Do you have a floor plan for the Cotacachi rental house you have for sale. How long is it rented for?

My reply. Though I do not have a floor plan, I can give you a virtual tour of this appx. 1,000 sqaure foot house.

The house is part of the Primavera I project was built three years ago and is currently rented for a year at $500 a month. We do shorter rentals at $650 one month, $600 three months, $550 six months, but the current rent is for another nine months and makes an excellent stand alone rental unit. I believe that all the Primavera units are used as rentals.

You enter in the middle of the house through these double doors.

There are only three reasons why we should invest.  We invest for income.  We invest to resell our investments for more than we had invested.  We invest to make our world a better place.

We should not invest for fun, excitement or to get rich quick, or in a panic due to market corrections.

This is why the core Pi model portfolio (that forms the bulk of my own equity portfolio) consists of 19 shares and this position has not changed in over two years.  During these two years we have been steadily accumulating the same 19 shares and have not traded once.

The portfolio has done well in 2017, up 22.6%, better than the DJI Index.

However one or even two year’s performance is not enough data to create a safe strategy.

The good value portfolio above is based entirely on good value financial information and mathematically based safety programs developed around models that date back 91 and 24 years.

The Pifolio is a theoretical portfolio of MSCI Country Benchmark Index ETFs that cover all the good value markets developed combining my 50 years of investing experience with study of the mathematical market value analysis of Keppler Asset Management and the mathematical trend analysis of Tradestops.com.

In my opinion, Keppler is one of the best market statisticians in the world.  Numerous very large fund managers, such as State Street Global Advisers, use his analysis to manage over $2.5 billion of funds.

Michael is a brilliant mathematician.  We have tracked his analysis for over 20 years.   He continually researches international major stock markets and compares their value based on current book to price, cash flow to price, earnings to price, average dividend yield, return on equity and cash flow return.  He compares each stock market’s history.  From this, he develops his Good Value Stock Market Strategy and rates each market as a Buy, Neutral or Sell market.  His analysis is rational, mathematical and does not cause worry about short term ups and downs.  Keppler’s strategy is to diversify into an equally weighted portfolio of the MSCI Indices of each BUY market.

This is an easy, simple and effective approach to zeroing in on value because little time, management and guesswork is required.  You are investing in a diversified portfolio of good value indices.

A BUY rating for an index does NOT imply that any stock in that country is an attractive investment, so you do not have to spend hours of research aimed at picking specific shares.  It is not appropriate or enough to instruct a stockbroker to simply select stocks in the BUY rated countries.  Investing in the index is like investing in all the shares in the index.  You save time because all you have to do is invest in the ETF to gain the profit potential of the entire market.

To achieve this goal of diversification the Pifolio consists of Country Index ETFs.

Country Index ETFs are similar to an index mutual fund but are shares normally traded on a major stock exchange that tracks an index of shares in a specific country.  ETFs do not try to beat the index they represent.  The management is passive and tries to emulate the performance of the index.

A country ETF provides diversification into a basket of equities in the country covered.  The expense ratios for most ETFs are lower than those of the average mutual fund as well so such ETFs provide diversification and cost efficiency.

Here is the Pifolio I personally use.

70% is diversified into Keppler’s good value (BUY rated) developed markets: Australia, Austria, France, Germany, Hong Kong, Italy, Japan, Norway, Singapore and the United Kingdom.

30% of the Pifolio is invested in Keppler’s good value (BUY rated) emerging markets: Brazil, Chile, China, Colombia, the Czech Republic, South Korea, Malaysia and Taiwan.

The Pifolio consists of iShares ETFs that invested in each of the MSCI indicies of the good value BUY markets.

For example, the iShares MSCI Australia (symbol EWA) is a Country Index ETF that tracks the investment results the Morgan Stanley Capital Index MSCI Australia Index which is composed mainly of large cap and small cap stocks traded primarily on the Australian Stock Exchange mainly of companies in consumer staples, financials and materials. This ETF is non-diversified outside of Australia.

iShares is owned by Black Rock, Inc. the world’s largest asset manager with over $4 trillion in assets under management.

Pi uses math to reveal the best value markets then protects its positions using more math created by Richard Smith founder and CEO of Tradestops.com to track each share’s trend.

We use Smith’s  algorithms that calculate momentum of the good value markets.

The Stock State Indicators at Tradestops.com act as a full life-cycle measure that indicates the health of each stock. They are designed to tell you at a glance exactly where any stock stands relative to Dr. Smith’s proprietary algorithms.

Kepppler’s analysis shows the value of markets.  The SSI signal indicates the current trend of each stock (performing well, or in a period of correction, or stopped out).

The SSI tells you one of five things:

Akey component of the Stock State Indicator (SSI) system is momentum based on the latest 521 days of trading.  A stock changes from red to green in the SSI system only after it has already gone up a healthy amount and has started a solid uptrend.

How SSI Alerts Are Triggered

If the position has already moved more than its Volatility Quotient below a recent high, the SSI Stop Loss will trigger.  This is an indicator that the position has corrected more than what is normal for this stock.  It means to take caution.

Below is an example of how SSIs work.  This example shows the Developed Market Pifolio that we track at Tradestops.com.

At the time this example was copied, all the ETFs in the Developed Market Pifolio (above) currently had a green SSI.

We do not know when the US market will fall.  We only do know that it will.  We also do not know if, when the US market corrects, global markets will follow or rise instead.

The fact that the Pifilios are invested in good value markets reduces long term risk.

Additional protection is added by using trailing stops based on the 521 day momentum of each stock in the Pifolio.

Take for example the graph below from our Tradestops account that shows the iShares MSCI United Kingdom ETF.  This ETF had a green SSI and a Volatility Index (VQ) of 13.26%.  This means the share can move 13.26% before there is a trend shift.

Pi purchased the share at$31.26 and in this example the share was $34.43 and rising.  Tradestop’s algorithms suggested that if the price drops to $31.69 its momentum would have stopped and it would have shifted into trading sideways.   The stop loss price is currently $29.86.  If EWU continues to rise, both the yellow warning and the stop loss price will rise as well.

When the US stock market bull ends, know one knows for sure how long or how severe the correction will be.

When the bear arrives, what will happen to global and especially good value markets?

No  one knows the answer to this question.

The chart above shows the war – stock market cycle.  Military struggles (like the Civil War, WWI, WWII and the Cold War: WW III) super charge inventiveness that creates new forms of productivity…the steam engine, the internal combustion engine,  production line processes, jet engines, TV, farming techniques, plastics, telephone, computer and lastly during the Cold War, the internet.  The military technology shifts to domestic use.  A boom is created that leads to excess.  Excess leads to correction. Correction creates an economic downturn and again to war.
