Here is proof of the wisdom of the masses.

We have lived here 15 years and in the thousands of times I have always stated that we live in the Blue Ridge.   No one has ever set me straight until in last Saturday’s message a reader explain that this are is called the Stone Mountains.

When trying to farm, I can see why they call it Stone Mountain!

Yet this is why we also have to filter the knowledge of the masses.

Wikepedia says: Stone Mountain is the centerpiece of Stone Mountain State Park. It is a dome of exposed granite (specifically a quartz diorite to granodiorite) of Devonian age, which has intruded into the gneiss of the Precambrian Alligator Back Formation.

It rises sharply over 600 feet (183 m) above the surrounding terrain. The mountain, which has an elevation of 2,305 feet (706 m) above sea level, is known for its barren sides and distinctive brown-gray color, and can be seen for miles.

The mountain offers some of the best rock climbing in North Carolina, and the park’s creeks and streams feature excellent brook trout fishing.

Because the mountain is the best example of a monadnock in massive granite in North Carolina it was designated a National Natural Landmark in May 1974.

Then Wikepedia goes on to say that the Stone Mountains ARE in the Blue Ridge Mountains range.

So perhaps we live in the Stone Mountains and Blue Ridge?

From North Carolina to Ecuador.  A reader wrote:

I was finally able to devote a full day to catching up on emails and had a few comments to add re security in Guayaquil. We first visited in 2002, when it was probably the worst of the worst. By 2008, a major transformation: The Malecon was gorgeous, and heavily patrolled by police or private security at all hours.  Also a pretty international crowd cycling, doing Tai Chi, etc. was there.

Fast forwarding to 2010, per my Ecuadorian friends, very chancy especially for unaccompanied people at night and often by day. Thefts of personal electronics are minor, though at knife or gunpoint, and everyone buys the cheapest possible cell phones and don’t carry cameras or Ipods in public. Of greater concern I the “express kidnapping”, a group effort requiring at least one vehicle: The mark is either grabbed on the street or takes what he/she thinks is a legitimate taxi. Once inside the vehicle, the victim’s credit card is taken and he/she forced to disclose their bank password. Then the vehicle drives from bank to bank or ATM to ATM while the thief withdraws as much as the card(s) will allow. Then the victim is released. So far, no casualties or at least none reported.

Tourists are of course the easiest target, but citizens being more plentiful, these get trapped more frequently.

So your advice never to hire a tax or guide on your own is critical to avoiding crimes of opportunity. And this goes double with taxis from any airport, bus, etc.

My Comment: Many have commented to me that when Guayaquil cracked down on crime, many of the thieves moved to other cities in Ecuador.  I suspect when New York cracked down on crime a lot of it moved elsewhere too.  Take care wherever you travel. There is crime everywhere.

Earning in Ecuador. My comment: A recent article at this site on Food Risk looked at the problem of chemicals and pesticides on our fruits and vegetables.   The article reviewed how washing fruit and veggies with Purely Green or Bio Wash (similar products produced from the same bio degradable cleaner), showed how this could remove toxicity and improve the food’s longevity.

A READER DECIDED TO PUT THIS TO THE TEST AND WROTE:   Reader’s comment to Ted Tidwell maker of of Bio Wash:

Ted, I wanted to show you the results of a test I did with tomatoes.

I bought 4 tomatoes nineteen days ago.

I used Biowash Heavy strength to wash the pesticides off two of them.

The pool under the tomatoes was yellow with pesticides.

I then sprayed the same two with the plant wash and left it on.

After nineteen days those tomatoes looked almost the same as when I bought them.  The other two got pretty moldy, as the attached pictures show.

I am going to leave the tomatoes in the fridge for a while longer to see what happens.  Thanks,

Reader Question about Banking in Ecuador or Not: Dear Gary,  As an avid Canadian reader of your news letter I am curious about your take on the article below.  Is there any merit to it?  As someone who is trying to position himself to escape this cold country permanently and relocate to Ecuador or Costa Rica (undecided at this point) it certainly is important to have an effective and solid financial institution for the safe keeping and reliable banking of my limited and hard earned funds.  I certainly could not afford to lose any of it.

My comments: We have been recommending living in Ecuador but banking in Denmark for  about 15 years and I have never heard of a complaint like this before.  We personally use Jyske and have hundreds… maybe thousands of  clients who use Jyske and this is news to me.  I have asked Rene Mathys to reply as he would know more details. A reply came from Oscar Lindblad of Jyske.  I am answering on behalf of Gary Scott’s forwarded email to René Mathys at Jyske Bank Private Banking.

Under reference to your email informing us that IceNews, among others, has published an article, ‘poor investment advice acknowledgement by Jyske Bank’, we inform you that the article is in our view too sweeping and does not reflect the realities of the case.

In the autumn of 2007, Hedgeforeningen Jyske Invest launched a bond hedge fund, Jyske Invest Hedge Markedsneutral – Obligationer, which implemented a market-neutral investment strategy using a combination of Danish mortgage bonds and German government bonds. Many Jyske Bank customers bought units in the hedge fund, which was, we regret to say, hit hard by the global financial crisis in the autumn of 2008.

Jyske Bank has received complaints from customers, and the investment product has been mentioned in a few Danish media. The Danish Financial Supervisory Authority issued a reprimand to Jyske Invest on the grounds that the brochure about Jyske Invest Hedge Markedsneutral – Obligationer did not offer a balanced description of the product characteristics and the risks involved. Also Jyske Bank was reprimanded – for not in a general way having taken steps to improve the sales brochure. Neither Jyske Invest nor Jyske Bank concurs with the criticism. The sales brochure for the product expressly mentioned the risk of the hedge fund going bankrupt, which must be termed the worst-possible scenario.

The Chairman of Jyske Bank stated at the Bank’s annual general meeting in March 2010 that Jyske Bank does not dispute that errors may actually in certain cases have occurred in connection with the advisory service provided with regard to Jyske Invest Hedge Markedsneutral – Obligationer, but Jyske Bank does dispute that errors should have been committed in general in its advisory service.

In June 2010, an independent complaints board, the Financial Services Complaints Board, found against Jyske Bank in five cases. In its decisions, the Complaints Board deviated from the usual practice and held that the burden lay with Jyske Bank of proving that it had provided adequate advisory service to the customers in question. Until the autumn of 2009 it was up to the com¬plainant to prove that the advisory service received had been inadequate.

Jyske Bank has maintained throughout that only case-by-case scrutiny will reveal whether the Bank’s advisers have committed actionable errors in their advisory service. The cases with relation to Jyske Invest Hedge Markedsneutral – Obligationer reflect discrete occurrences, and the customers in question acted on the basis of widely different circumstances.

Moreover, we have repeatedly declared that if we have demon-strably committed actionable errors in our advisory service in individual cases, we shall acknowledge liability.

Against that background we decided, after consideration of each of the five individual cases mentioned above, to comply with the decision of the Danish Financial Services Complaints Board. With some other decisions of the Complaints Board we do not intend to comply.

Correspondingly, we have complied on earlier occasions with decisions made by the Complaints Board after factual individual consideration, and we have also closed cases with customers who complained to the Bank direct. Best Regards,

Really enjoy your, “take,” on so many topics.

With respect to one, re:  Florida real estate investment opportunities – – the Coasts.

The word on the street is that one more devastating hurricane, and home owners, especially on the coasts will become, “self-insurers,” as traditional property insurance will likely not be available for any amount even near affordable.  You will still be able to get insurance, but only the rich will have the discretionary income to be able to, “pony up,” same.  The ordinary person, both in the States, and World Wide, will not be able to afford the expense.  I am hearing, conservatively, cost estimates of $1500 – 2000 dollars per month, or even more.  That would be for taxes, insurance, and maintenance fees (which are going through the roof as well).  In addition, property owners in aging buildings are facing special assessments for major repairs because financial reserves have dwindled
as foreclosed units have lessened the flow of HOA fees.  In addition, law suits by existing owners in big complexes are taking a toll on reserves as well.

Investors do not need to flee the market in Florida, just be super careful and do their homework.  There are some very good buys, but given the current environment, one has to be very careful.

For what it’s worth, I live in Florida and know the economic and demographic environment reasonably well – – for what it’s worth.  LOL! with that!  Do have a crusty old Ph.D hidden away somewhere that had a little value back during my working years.

My comments: I agree. I already self insure in florida. The rates on our property were so high it made no sense and we are mid state not on the coast.

However we have a pool without a fence and huge oak tree growing in the middle of the house that really puts insurers off.

Having said that our farm here in North Carolina with six cabins and a seminar hall throws the insurers in a tizzy as well so we also self insure here.

The key is if you vary from the cookie cutter standard anywhere… insuring may be tough.

Insurance and taxes are tow reason why in the Trading Down scenario Ecuador will do well.

Ecuador Airfare Savings


Here is another Ecuador airfare savings idea.

Since the Ecuador air fare war began last week, we have been showing our Ecuador Living subscrobers how to grab the losest Ecuador airfares.

We have been receiving some great feed back from readers in Canada and the US.

There are three gateways for US airlines… Houston, Miami and Atlanta.

When Merri and I are in North Carolina, we take the Delta Atlanta to Quito.

When we are in Florida, we fly Miami Quito… Lan, Aerogal or if we must American Airlines.

However we are on the US West Coast a lot.   When returning to Ecuador from there,  we like to breakup the flight… go to Atlanta… Houston or Miami, spend the night and fly down.

Usually the least expensive way to fly is to look for specials from PDX to the three gateways and look for specials from the three gateways to Quito (or Guayaquil if you are going there)… at the same time.

For example Jet Blue was recently offering LAX – MIA for $99.  Lan Air was offering $340 flights for Miami Quito.  This made the flight from Los Angeles to Quito at just $439!

Hi Gary, You don’t know me … yet …. but I’m planning to move to Ecuador in the future. Lauderdale which as you know, would make a trip to Ecuador affordable even from the west coast.

Ecuador Beach Acreage


Here is Ecuador beach acreage for sale north of Bahia, Ecuador. This area may be Ecuador’s best secret.

Readers who have been reading our site for some time know that I like Manta Real Estate in Ecuador.

But areas north of Bahia may have the greatest long term potential.

The full name of the city is Bahia de Caraquez. This is a town that makes living on this part of Ecuador’s coast a great place to be.

Bahía is a Pacific coastal city located on a peninsula about an hour and 15 minutes north of Manta and is bordered by the Chone River. This river creates the opportunity.  The estuary has always stopped the traffic flow.

Over the last decade Bahia has become one of the country’s most attractive resort areas due to its beauty, cleanliness and access to Manta and Quito (five hours by car once the roads are completed) and Guayaquil (four hours by car) but the estuary makes it hard to get north of Bahia from Manta.

There are also two very important reasons why this area north of Bahia real estate may now rise.

First, a new highway is being built between Quito and the coast. This construction is taking much longer than it should and costing way more than budget..but eventually it will be complete and one more concrete freeway will be able to whisk from Quito to Bahia.

Second, some day there will be a bridge across the Chone. Bahia sits on an isthmus between the Pacific Ocean and the huge estuary of the Chone River. If you are traveling from the south up the coast in a northwards direction, you are stopped at the Chone. The drive onwards moves down the Chone for a couple of hours just to get back to the coast north of the estuary north. Here is a group of our real estate tour delegates looking across the Chone.

The only way to cross the Chone at this time is via ferry. There are usually two car ferries. This is the Pacific Coast Highway running from Columbia all the way down to Peru and Chile so cars, buses and trucks use them.

Big trucks are loaded, first followed by the cars. These ferries also take foot passengers and are free.

There are also passenger ferries that continually go back and forth costing about 30 cents for the trip.

However, at times it can take up to two hours to get on a car ferry.

So a bridge across the Chone would be invaluable and is in the process.

President Correa came in 2008 and promised to get the bridge built.

The previous owners had planned a tourist development and provided me with a SWOT plan (Strengths, Weaknesses, Opportunity and Threats).

Here are excerpts from the SWOT study:  The goal of this project is to provide tourism and residential services to the cities of Quito and Santo Domingo de los Colorados. The ways to access from Quito are: Aloag – Santo Domingo, Santo Domingo – El Carmen and El Carmen – Pedernales. The driving time is approximately 4 hours.

We should consider very important that the Council provincial of Pichincha and Manabi signed an agreement to finish the highway from La Concordia to Puerto Nuevo. This new highway will reduce at least one hour driving from Quito to Pedernales.

All these highways are asphalted and in good driving conditions. With this, it is demonstrated that the Pedernales beaches are the closest ones to the city of Quito because they are on the latitude 0.0.

There are few hotels within 2 miles and the highway is being widened between Pedernales and Jama.

STRENGTHS

Strategic location of the land (close to the sea)
The project is located inside of the tourist zone.
Easy access and highways in good driving condition.
Good public transportation system with regular service.
Landscape of dry forest and extraordinary view to the sea.
The projected area per unit and their costs are totally accessible compared with other similar programs in other provinces.
A total wearing down of the emerald tourist zone.
The distance from Quito to the project is 3 to 4 hours.

OPPORTUNITIES

The zone is projected for tourist and residential uses, according to strategic  Municipal plans.
The project is close to the cities of Jama and Pedernales to have access to their goods and services.
The project will be transformed in a development pole, using manual labour from the small town of Tasaste.

WEAKNESSES

Acoustic contamination because of the highway Jama – Pedernales.

THREATS

Constant growth of the real estate supply
Presence of establishments of temporary lodging (hotels)

DESCRIPTION OF PROJECT

The topography of the land determines 2 elevations with a regular slope, the central part of the lot is but flat and is crossed by a matting.

By the morphology the project has been divided in 2:  The North part is destined for the house and 40 units will be implanted. In the South elevation the hotel zone will be located where they will be located the restaurant, 12 single rooms, 10 cabins, an area of reception, a museum, a small commercial center and all the areas of viewpoint to take advantage of the natural enchantment.

The estate is crossed by a ballast way that gives access to the beach and to the hotel zone.

In the green areas of the project we propose sport fields, gardens, 2 swimming pools: one for the residential zone and another one for the hotel zone, all this framed within the norms of respect to the ecology, remembering that the impact to the nature.

The entire 16.7 acres is offered as is.

Delegates gained so much useful information on the October 2009 southern Ecuador beach tour that we have added this tour as a regular part of our 2010 multi tour adventure.

We have been our expanding our focus in Ecuador and this helps readers look in the southern coastal areas.

Those who have been reading our messages for any length of time know that we have focused our efforts on the middle portion of Ecuador’s beach from Manta to Bahia in the province of Manabi.

However there are many other great Ecuador beach areas that you may want to visit.

I recently sent readers an article “SEE SALINAS LIKE A LOCAL” by Amy Pinoargote  that said:

The Salinas Malecon area has long been a favorite destination.

Salinas is one of the favorite in Ecuador for good reasons.  It has beautiful beaches, with calm waters perfect for swimming, water sports, activities or just relaxing.   Along the Malecon, or beachfront promenade, you will find a variety of restaurants, hotels, bars and other attractions.  During the summer season there is even a giant sandcastle.  If you “tip” the sculptor $1, he will take your photo.  However, to really enjoy all that Salinas has to offer, you need to get to know it like a local.

Salinas at a Glance

There are two seasons in Ecuador.  Summer runs from December to April and winter from May to November.  The summer in Salinas is usually sunny, with occasional showers.  Daytime temperatures reach the low to mid 80s and nighttime temperatures run in the low 70s.  The winter tends to be overcast to partially sunny, but not rainy.  The winter is actually the drier time of the year and temperatures run about 10 degrees cooler than during the summer.   Because Salinas is semi-arid, it doesn’t experience sticky, tropical humidity.  This makes a comfortable environment for outdoor activities all year long.

As with most beach towns, the dress code in Salinas is casual.  It is perfectly fine to go from beach to restaurant.  Along with your swimsuit, pack plenty of shorts and short sleeved shirts, plus pants and long sleeves if you are visiting in the winter months.   Have a sweater handy, as some days are cooler than others.

Where to Eat

The Salinas area is a prime spot to enjoy fresh fish and seafood, as well as other Ecuadorian specialties.

A great spot to sample those specialties is Delícias de Ecuador, located near the entrance to the Costa de Oro neighborhood on the main road that runs from Salinas to La Libertad.

Prices here are very reasonable.  The daily lunch special or “Almuerzo” includes a soup, entrée and beverage, usually priced at $2.50.

Don’t ask for changes or substitutions on the lunch special; it comes the way it is.  Other options include Seco de Pollo, which is chicken stewed in a tomato-based sauce, and Menestra, lentils or beans served with your choice of grilled chicken, beef or fish.

If a relaxing lunch at the beach, complete with a hammock for a post-meal siesta is your style, drive about 30 minutes north of Salinas to San Pablo.  In this fishing village you will find cabana style restaurants right on the sand, specializing in fresh fish and seafood.

Las Manabas restaurant is one of the best.  If you can’t decide what to order from the extensive menu, try the Chupe de Pescado (fish stew) or Corvina (a mild tasting sea bass), cooked to order.  Most meals run between $3 and $5.

Ecuadorians typically eat a big meal at lunch and a light dinner.

Roca Parilla is the spot to enjoy an Ecuadorian style dinner.  Located a block off the Malecon, it opens at about 6 p.m.  Place your order at the counter, then take your receipt to the grill.  Specialties, which are typically priced from 50 cents to $1 each, include:

Chuzos -shrimp, chicken, beef or sausage grilled on a skewer
Torta de Papa – potato pancake filled with cheese
Torta de Choclo – corn pancake (this one is usually a favorite!)
Muchín – a yucca croquet filled with cheese

No trip to Salinas is complete without a visit to the Cevicherías, casual outdoor eating areas a few blocks off the Malecon that specialize in ceviche.  Shrimp ceviche in a tangy salsa is a good choice.  Shellfish and fish ceviche are also available.  Be aware that the shellfish or fish will not be cooked in the traditional manner.  The citrus juice in the salsa is said to “cook” the fish.  If you have concerns about eating uncooked fish, go with the shrimp version, which is cooked.

Things to See

If you want to browse for souvenirs, visit Mercado de Artesanias, an outdoor flea market in the Chipipe area of Salinas, where you can buy a variety of Ecuadorian handicrafts.

To get a glimpse of days gone by, visit the Museo de Sumpa.  This small, but well thought out museum features exhibits of artifacts from the early residents of the Santa Elena peninsula, including the Las Vegas culture.  It also features a Las Vegas burial site of the “lovers of Sumpa,” mummified remains of two people that appear to have died in an embrace.  You can also tour a cane dwelling typical of those built by the early settlers.

Enjoy a relaxing evening drive a few miles across the Santa Elena peninsula to the Punta Carnero beach, where you can see some of the most beautiful sunsets in Ecuador.  On your way back to Salinas, pass by the Malecon of La Libertad and stop for an evening stroll.

Gerardo & Amy Pinoargote spend their time between their home in Florida and Salinas and together with relatives are building and managing Spondylus II, a small beachfront development in the Costa de Oro area of Salinas, about 2 miles from the Malecon.

This is an area they like due to its privacy, great beach for walking, sunbathing and water sports. Yet it is just a short ride to dining and shopping in the central area.

Spondylus II  is a family business consisting of three towers. Tower A1 is sold out, except for a ground floor ocean front 1000 square foot unit. Several one and two bedroom suites are still available in tower A2, priced from $49,500 to $50,500.

Larger 1300 square foot units are also still available, priced under $110,000. Tower B has just been release for sale and features larger units (1400 – 1500 square feet), in the $120,000 – $135,000 price range.

Spondylus II offers the following amenities… beachfront pool & social area, a workout center, 24 hour security and the Pacific Ocean as a front yard.  All units feature granite kitchen counter tops, tile floors, tile baths, inset ceiling light fixtures and wooden kitchen cabinets.

Here is the schedule for the March 28-29 tour.

On March 27, 2010. you should travel to Guayaquil and on to Salinas.

Day one of the tour begins on March 28. After breakfast property in the Salinas area is viewed.

On day two after breakfast, Ruta de Sol and Olon properties are inspected  (Ballenita to Montanita), lunch and return in the evening to Salinas

On Sunday, March 30, you can return to Guayaquil.

Ecuador is known for the Galápagos Islands, the Andes Mountains and the Amazon Jungle.  Did you know that it is also home to the westernmost point in continental South America – the “Chocolatera,” at the tip of the Santa Elena Peninsula in Salinas?

This carries strategic significance. During the World War II era it was home to an American military base.  Now it is occupied by the Ecuadorian armed forces.  However, that doesn’t mean that it is closed to the public.  Visitors simply need to check in at the main gate, where they are asked to leave their driver’s license with the guard.  It will be returned when you check out.  Don’t be alarmed that the guards wear fatigues and carry guns.  Keep in mind that this is normal dress for a military base.

There are no signs or billboards announcing that you have arrived as far west as you can go.  Instead follow signs for the Chocolatera.  You will know you have arrived when you see a black and white lighthouse.  In Spanish chocolatera refers to the container used to make hot chocolate, which is whisked until foamy.  It is said that the waves crashing against the rocky shoreline look like the foam on top of hot chocolate.

Be sure to wear sturdy shoes.  The terrain is rough and rocky.  Pay attention when you venture towards the edge.  Large waves can suddenly top the cliffs and could even knock you off your feet.  The Ecuadorians say, only half in jest, that if the fall onto the rocks below doesn’t kill you, the sharks lurking in the area will.

Before leaving the base, travel a short distance east from the Chocolatera to the Mar Bravo beach.   It is marked with a sign and lined by a row of tiki huts on the sand.  Surfers say this is the place to find the best waves in Salinas.   This secluded beach is also the perfect spot for a stroll or just to relax and enjoy the sound of the surf.

During the Ecuadorian winter (North American summer) the rocky outcropping at the eastern end of Mar Bravo beach becomes home to a group of sea lions.

You will get the best view from the elevated observation area.  And be sure to take your binoculars or use the zoom on your camera to get a closer look.

A recent message about Ecuador Legal scams started when I received this note from a subscriber.

“Gary, When I read your newsletter today, I was hoping you would say something about the cost of a visa.  Unfortunately, there are people who are promising newcomers a resident’s visa for $7000.  I’ve never heard of anyone paying more than $2000 for a resident’s visa, no matter which lawyer they used.

The reader went on to say that one  couple discovered this scam and tried to back out of the contract.  This elderly couple was threatened by a lawsuit.

I did not have all the facts so was not able to know if this was a pure scam… or just really unfair pricing or if more than just a visa was offered, but $7,000 seemed awfully high if all that was provided was just a resident visa.  I immediately wrote to the three attorneys who advise us in Ecuador to check on the price.

I am happy to say that this problem was resolved.  The person offering this service is no longer in Cotacachi.

I asked Ecuador attorney Roberto Moreno, about this and he wrote:   Gary,  Yes, $7000 is absolutely out of range. Depending on the visa we charge from US$900 to US$1200.  Also, it is important to inform the readers that some lawyers will just obtain visas with few requirements, especially in Guayaquil.  The risk is that the visa could be removed later on. We prefer now to obtained all the visas for our clients at the immigration office in Quito.

*    open your bank account with your passport  and  a letter from a law firm

Restrictions:
*    no restrictions to transfer money
*    large amounts (banks will request a licit source form)

THE IMPORTANCE OF TITLE INVESTIGATION

*    you can get  Title Insurance. (First American Title Insurance provides this alternative)

STEPS TO PURCHASE A PROPERTY
Define:
*    one document purchase (only one deed)
*    a promissory or general deed (first to secure the purchase and  later to finalize the final deed).
*    in your name
*    in the name of a company

Expenses:
*     municipal taxes
*     public notary fees
*     registry of  property

*if you plan to use the property as an investment to obtained your VISA you will need the final deed of purchase.

The Cuenca real estate market grows.

Real Estate in Cuenca has wonderful architecture. Here is Cuenca’s Main Square.

Even the daily press is catching on to Cuenca and Ecuador real estate.

An article “House Hunting in … Ecuador” by Lisa Keys recently appeared in the New York Times.

Here are excerpts from that article: A THREE-BEDROOM, 3000-SQUARE-FOOT HILLTOP HOME IN CUENCA
$220,000  This rustic home — made from local bamboo, hardwood, river rock and tile — was built two years ago by a local architect. It sits on a third of an acre in the Cuenca, a Unesco world heritage site about 300 miles south of Quito.

The front door is inlaid with the local wood, called chanul. An open living room/dining area has mountain views, as well as a stone fireplace, exposed hardwood beams and posts, and a brick ceiling. Off the dining area is a 96-square-foot terrace. The eat-in kitchen has granite countertops; off the kitchen is a maid’s suite. The master bedroom is on this level, along with a second bedroom; both bedrooms have en-suite baths.

A brick-and-bamboo staircase leads upstairs to a sitting area and another bedroom, which has a sloped ceiling and a 36-square-foot terrace. The lower level has a workshop and a storage room.

The house is off an unpaved road in the Rio Amarillo neighborhood, in the foothills of the Cajas Mountains. The area, until recently very rural, is morphing into a suburban neighborhood with large homes, according to David Morrill, the home’s listing agent.

Colonial buildings, art galleries, museums and concert sites are about six miles away in Cuenca. A shopping center as well as Cuenca’s indigenous market is four miles away; the airport, with numerous daily flights to the international airports in Guayaquil and Quito, is eight miles away.

MARKET OVERVIEW

Though predominantly a local real estate market, Cuenca is becoming increasingly popular with American expatriates, particularly retirees, said Mr. Morrill, a partner at Cuenca Real Estate. They are attracted to the relative affordability, he said.

In spite of the global economic downturn, home prices in Cuenca continue to rise, in part, because of they are relatively low to begin with. Condos sell for around $700 a square meter ($56 to $65 a square foot); new construction is $850 a square meter ($79 a square foot), Mr. Morrill said. Single-family homes are $300 to $500 a square meter ($28 to $46 a square foot); new construction is approximately $500 a square meter ($46 a square foot), he added. The house featured here is more expensive than the average, at $73 a square foot, because of its unique design and expensive building materials.

North American buyers are not the only reason for the uptick.

Yet there are more forces pushing Cuenca’s and Ecuador’s real estate market.

An article from entitled “$600 Million Earmarked by Government for New Housing projects” World Assurance Group Inc.” says: Nov 02, 2009,  World Assurance Group Focuses on Central America in Conjunction With a New Ecuadorian Housing Mandate . World Assurance Group (PINKSHEETS: WDAS) announced today that the Ecuadorian Government has recently announced substantial policies aimed to increase new home buyers in Ecuador.  New home buyers will be allowed a $ 3,960 bonus given by the Housing Ministry for a new house they purchase. It seeks to expand such support to $ 5,000 for homes with a value of up to $ 60,000.

WDAS had announced on Oct 22, 2009 that its subsidiary ANAV Holdings Corporation signed a proposal to enter into a purchase agreement for an 8.5% participating interest in a 15 hectare private housing community located at one of the leading ports in Latin America with Premier Developments. The project’s first phase is in full production and has already sold 20% of the 207 homes. The entire project including phase two will be an estimated 500 home development. Currently these homes sell for $40,000 – $80,000 price range.

Low prices…  great natural resources… colonial charm… every facility a city can possess… but not too many people are all helping Cuenca real estate grab attention.  All of this will help the Cuenca real estate market to grow.

Cuenca real estate offers excellent quality and value for exapts visiting Ecuador. Here is a shot of downtown Cuenca.

One of the first cities that Merri and I visited when we began looking for Ecuador property was the Spanish tile roofed colonial city of Cuenca which sits in a broad valley surrounded by lush green mountains. I have always loved the real estate opportunities in Cuenca and am happy to report we can now share this with you in our upcoming 2010 Cuenca real estate tours.

Here is an example why Cuenca is such a popular place.  Our friends, Bill Bushnell and his wife, Leita Hulmes live in a spacious and modern condo in Cuenca within walking distance to the historic colonial city center.

Cuenca is easily Ecuador’s (and perhaps all of South America’s) most beautiful city with a distinctly European look and feel. In a previous
article I reported that MSN has named Cuenca the best retirement city in the world.

It is both modern and classic in its architecture. This is an aristocratic town with hard workers and a solid middle class. The downtown area is remarkably clean and is built around a central park bordered by a huge golden cathedral with brilliant ceramic domes. There is a sense of order in the narrow cobblestone streets which for the most part run on a grid. The markets are filled with color and exotic design, and there is no sense of crime or poverty found here.

Tall Willows and Eucalyptus are abundant along the river banks of the four rivers running through its center where you’ll see locals washing their
colorful clothes. Red tiles on white stucco sparkling in the brilliant sun are the predominate vista.

Cuenca has perhaps the largest North American population in Ecuador though it is a much smaller city (350,000) than Quito or Guayaquil which have many millions of people. It’s large enough to offer almost all goods and services one could want without the hustle and bustle of a big city.

The beautiful sites are not the only joys Merri and I have experienced  in Cuenca. Property prices are startlingly low. Values have certainly risen
since we first began looking almost 15 years ago, yet asking prices still seem like bargains.

For example brand new apartments just down the road from the 5 Star Oro Verde Hotel are offered at just $42,000.

Currently there is a lovely first-floor 2-BR apartment located just across  the Tomebamba River from Cuenca’s historic district. It is within walking distance of El Centro which is Cuenca’s version of Central Park and is offered for $35,000.

If your preference is a house, only four blocks from downtown there is a new 4 bedroom, 4 bath house with 1991 sq ft of living space on 1/3 of an
acre for $77,000.

Another delightful opportunity in Cuenca is within a 10 unit gated community where there are only two townhouses left. The 1600 sq ft 3BR, 3
bath units have solid wood cabinetry, doors and windows and feature an open floor plan connecting the living area, dining room and kitchen for
$89,900. These units are within walking distance of supermarkets, shopping malls and some great restaurants for which Cuenca is renown.

You can find superb spacious country homes in an area called San Joaquín which is known for its agricultural heritage still evident today. Numerous
farms and livestock abound in this area just 10 minutes from downtown.

Here houses sit above the city on gentle slopes with commanding views offering tile, hardwoods and marble, plus exquisite workmanship not found
in the U.S. Yet prices are as low as $145,000.

Just a few kilometers down the road from Cuenca is Challuabamba which has seen a fair amount of new construction in the last few years. It is a
slightly lower than Cuenca so is a bit warmer. Because of the highway, it is more accessible than in the past and many locals have moved out of the
city to be in a more rural locale. New homes range from the low $70s to over $200,000 so there is a wide variety to be had.

In the country you may find the best buys as is the case in most parts of the world. In-town prices are always higher than in the country and if
living closer to nature is your preference, you can have a large hacienda with plenty of land for farming and livestock at unbelievably low prices.
We’ve seen prices starting at $1.50 a square meter ($15,000 per acre) for land featuring stunning views, flowing streams and rich dark soil.

Yunguilla, about an hour from Cuenca via the newly paved highway, is one of the most beautiful valleys in the world. It’s like a Swiss mountain
valley covered in Irish emerald green – all in South America! Explosions of white pampas grass line the road and paisley swaths of forest and
cotton wool clouds cover the broad valley floor. Huge waterfalls spring from the hillsides like gigantic white snakes crashing hundreds of feet.

Currently there is a house with outstanding views sitting on just over an acre. It has 4 bedrooms and 2 baths in 2045 sq ft with an asking price of $80,000 or how about 5 acres with a river running along one boundary for $35,000.

Further on you can find plantations with entrances lined with sugar cane, bananas, mango, papaya, mango, naranjilla, babaco, orange, lemon, lime,
yucca, coffee plants, bread fruit, guavas, achote, grapefruit, coconuts and all the vegetables you could eat. Also abundant are avocado, bamboo,
corn, potatoes and tomatoes.

These veritable gardens led to rustic old farm houses graced by birds of every type, humming birds, toucan, choco, bromeliad fly catchers,
tanagers, finches and animals include agouti, tapir, fox and deer.

You can find land with horses, cows, pigs, numerous dogs, chickens and even llamas which are indigenous.

I viewed one plantation there some years ago that had its own .7 kilowatt hydro electric turbine and sugar cane crusher, distillery where they
distilled 50,000 liters of schnapps a year overlooking the San Francisco river, a broad cascading mountain stream bounds the land and the smaller
Sarayunga river runs through it.

All in all Cuenca, and the area immediately surrounding it, has a great deal to offer no matter what your preferences. Whether you want to live in
an apartment, a home or buy land and build your own – it’s all possible at prices that are a throw back to times past.

Speaking of prices that are from times gone by, our friends and representatives in Cuenca, Stephen Milden and Leanna Palermo, reported today that they went to a local co-op and bought 12 bags of organic fruits and vegetables for only $20.91! If they had purchased the same items in the US it would have cost them close to $200.00 and everything was locally grown. They will be delighted to be your hosts and show you their adopted home during the first tour of 2010 which is set for January 22-23 2010.

Seeking good value is the most important goal when it comes to investing… understanding cycles helps anticipate value.

An excerpt from a recent Multi Currency Update explains why when  it says:

Take for example an article that appeared in the Nov. 1, issue of USA Today.

The headline was: Recent downturn sparks fears of possible market correction.  Drop comes despite good earnings, growth reports”

The reality is that we should expect stocks to slide with earnings growth!

The economic cycle has an impact on shares and the economic cycle is reaching the stage where we should expected equities appreciation to fall or at least slow.

This site suggested last February (2009) in Multi Currency Prediction 2009: “We are reaching the phase of the economic cycle when we should be coming out of cash and bonds and into  shares as:

* Interest rates are down.

* There is a rush for liquidity.

* Employment is growing.

* Uncertainty is high.

The chart below explains which assets are normally best in various phases of the economic cycle.

Equities tend to rise when earnings have fallen or are falling.

Most investors misunderstand the fact that share pries almost always rise at a faster rate than earnings.

This means that shares tend to rise, after a crash even though an economy is faltering.

Once the economy recovers and businesses start to do better,  the big buying is over!  The big investors bought on the bad news (saw good value) and  take profits by selling to small investors who rush in on the good news (as good value falls).

Many statistics suggest that we are entering the period when reducing shares and becoming more liquid makes sense.

Interest rates and inflation are feeling upward pressure.  Bond yields have risen as have P/E ratios.  Unemployment is looking less severe.

Perhaps that USA Today article should have read: “Recent downturn sparks fears of possible market correction.  Drop comes AS EXPECTED along with  good earnings, growth reports”

Value investing is most important whether buying shares or equities because predicting short term market moves is like predicting weather.

Speaking of weather… Ecuador electricity has recently been affected by the weather.  Droughts are part of  Ecuador’s weather cycles and these droughts affect Ecuador’s electricity.

Ecuador’s electricity blackouts (which have been light) are likely to persist until Ecuador’s drought subsides.

Saturday’s Ecuador Living Update entitled Ecuador Electricity Shortage suggested that we take the Ecuador government’s statement that “power blackouts would mainly affect homes and not business”  with a grain of salt.

Our friends in Salinas now confirm this fact and wrote:

“Hi Gary, You are right that not only Ecuador’s big cities experiencing electrical rationing.  Luckily in our area of Salinas we haven’t had a black out yet, but in nearby Ballenita, my inlaws were without electricity for the afternoon and evening yesterday.

“Not sure why the government would say businesses are not effected.  The evening news from Guayaquil last night showed a series of shots of all kinds of businesses that were without power yesterday, including restaurants, bakeries and doctors’ offices.
