How to See Value

The March 1, 2012 Bloomberg Business news article entitled “Foreign Buyers Heat Up Miami’s Condo Market”  by Roben Farzad shows why Ecuador beach property represents such a bargain when it says:  In 2008 and 2009, with prices and the economy tanking, Miami’s new high-rises ended up with so many condos in foreclosure—and unoccupied—that a fishing boat captain said the city looked like a luxury war zone. Today the canyons of downtown, South Beach, and route A1A are hot again as international buyers rush to acquire pied-à-terre in what has long been considered the gateway to Latin America. Across the city, home sales jumped by a record 46 percent last year, the Miami Association of Realtors reports. And median monthly rents are up by 30 percent from 2009, to $1.97 per square foot, according to Condo Vultures, a Miami real estate consulting firm.

At least two dozen condo projects have been announced in the past 10 months, says Peter Zalewski, a principal at Condo Vultures.

Latin Americans, Europeans, and Asians, who Zalewski says represent as much as 80 percent of new buyers in the area, are willing to plunk down deposits of more than three-quarters of the price.

Zalewski predicts that Miami’s downtown condo market will reach full occupancy early next year, compared with 8 percent vacancy now—even as 4,500 new condos become available across South Florida. “The speculator seeking riches has always been the common thread in South Florida’s boom-bust cycles,” he says. “The only change today is the extent of foreign investors with strong currencies flooding in.”

Merri and I love our time on Ecuador’s coast, but sometimes delegates who visit are concerned about the water supply which is often delivered in trucks like this.

The truck may look bad but the water from the dependable suppliers is pretty good.  The water is obtained from springs in the mountains off the coast.  As you can see, the suppliers do not spend much capital on their trucks. Gasoline is $1.50 a gallon. Labor costs are really low. This means that 500 gallon tank of water delivered to one’s cistern can be as inexpensive as $10.

However you have to know the ropes when drinking water on Ecuador’s coast.

We are asked many questions about the quality and amount of water available, along Ecuador’s coast.  Here a few facts about water :

Cities like Crucita, Bahia and Pedernales have a city water system that has “potable” but not drinkable water. The water has has been treated but cannot be used for cooking or drinking.  Right now Bahia is undergoing a renovation of its water piping system. This will help improve the quality of water.

Some smaller cities like San Jacinto and San Clemente where Gary & Merri have their Ecuador beach apartment have water trucking systems that deliver water to a cistern in your property.  Sometimes delivery is reliable, sometimes not.

Most drinking water  is in the form of  “agua de bidon” which are 5 gallons plastic jugs that everyone has at home. Five gallons cost  $1 delivered to your house. Most restaurants use this water to make ice cubes and juices, but I always ask first the magic question, “agua de bidon” ?

The quality of the beach and river water in the Bahia area is good.  Bahia has a sewage treatment plant and the community is very ecology/green oriented.   Bahia is the only city in Ecuador that has been declared an Eco city.

I spend time early morning and late evening, walking the sandy beaches of San Clemente or Bahia and getting these healthy negative ions that are generated by the waves as they break on the beach.

This is a good way to detox through your feet.

Most new buildings on Ecuador’s coast have their own desalinization plant to provide good quality water. We also recommend then installing a reverse osmosis filtering system in the kitchen.

The book, “The Wisdom of Crowds, Why the Many are Smarter than the Few and How Collective Wisdom Shapes Business, Economies and Societies and Nations” by James Surowiecki tells how potent the wisdom of a group can be.

The book begins by telling how at the annual West of England Fat Stock and Poultry Exhibition in the fall of 1906, a British scientist became interested in a weight judging competition. 800 people, smart, dumb, old, young in all types of professions guessed the weight of two dressed oxen. The correct answer was 1,197 pounds. The scientist’s research found that the collective estimate was incredibly close, 1,198 pounds.

The book suggests that there is an uncanny and generally unconscious collective intelligence at work. The book shows how clouds of birds seem to move in one mind but actually are each acting on their own following four simple rules: #1) Stay as close to the center as possible, #2) Stay two body lengths away from your neighbor, #3) Do not bump into another bird and #4): If a predator dives at you, get out of the way.

The book suggests that rather than crowds being mindless mobs that the many are weirdly smart and effective even when many of the group are average or below in intelligence or experience.

A key point that the article makes is that there is incredible effectiveness in a diversity of individual intelligences and this is why we are sharing ideas about trends at this site. There are thousands of us reading these messages so perhaps our problem solving ability grows to the 4000th power.

One of the healthy habits you acquire very quickly,  when you live on the Ecuadorian coast is to walk  for about 30 to 60 minutes everyday on the beach in the splash zone, where you just get your ankles wet.

This has 3 main health benefits :

Beach Health Benefit #1:  You breathe in a lot of negative ions that are produced by the waves crashing on the sand. without adequate negative ions, we are literally
working ourselves to death and we don’t even realize it.

“The action of the pounding surf creates negative air ions and we also see it immediately after spring thunderstorms when people report lightened moods,” says ion researcher Michael Terman, PhD, of Columbia University in New York.

Generally speaking, negative ions increase the flow of oxygen to the brain; resulting in higher alertness, decreased drowsiness, and more mental energy,” says Pierce J. “They also may protect against germs in the air, resulting in decreased irritation due to inhaling various particles that make you sneeze, cough, or have a throat irritation.”

And for a whopping one in three of us who are sensitive to their effects, negative ions can make us feel like we are walking on air. You are one of them if you feel instantly refreshed the moment you open a window and breathe in fresh, humid air.

“You may be one of them if you feel sleepy when you are around an air-conditioner, but feel immediately refreshed and invigorated when you step outside or roll down the car window,” Howard tells WebMD

Beach Health Benefit #2: Fitness. You are getting a good half hour to an hour’s exercise, that help you keep your body in shape, helps lose weight and feel fit.  You gain greater benefit from enjoyable exercise.    Aside from the great view of the ocean, there are many other benefits of walking on the beach. Walking in sand requires a bigger effort than walking on a hard surface. Your muscles and tendons will work harder.
Walking at a slower pace requires more effort than walking fast or even jogging. Walking in sand requires 2 to 3  times more energy than walking on hard surfaces. Jogging in sand uses about one and a half times more energy than jogging on hard surfaces.

Beach Health Benefit #3: Purification. By walking barefoot on the sand, you are releasing through your feet a lot of toxins.

Another positive effect of bare foot walking, which most of the people are unaware of, is that it helps the leg muscles pump blood back to the heart. This makes it beneficial for those who are suffering from the problem of varicose veins.

In traditional exercises, like yoga, tai-chi and other martial arts, it is believed that being barefoot helps a person absorb Chi, the life-force energy. As you walk with your feet bare, you increase your vitality. At the same time, it helps you think clearly and increases your capacity to work.

Walking barefoot acts as a reflexology massage. The plantar surface of our feet is sensor rich and walking barefoot will stimulate all reflexology points and their associated organs throughout the body.

To walk everyday on the beach requires some discipline but it is well worth the effort and the joy;  each time I come down to San Clemente and Bahia with delegates on tours, I enjoy walking for a couple of miles up the beach towards Chirique; I usually do that at 6:00 a.m. and I am the only soul except some fishermen who are hauling their nets back to shore; I have to admit that I walk in a semi-meditative state, when the sun starts rising. You can make it a walking meditation out of it, with the awareness of your direct contact with Mother Earth.

There are only three reasons why we should invest.  We invest for income.  We invest to resell our investments for more than we had invested.  We invest to make our world a better place.

We should not invest for fun, excitement or to get rich quick, or in a panic due to market corrections.

However one or even two year’s performance is not enough data to create a safe strategy.

The good value portfolio above is based entirely on good value financial information and mathematically based safety programs developed around models that date back 91 and 24 years.

The Pifolio is a theoretical portfolio of MSCI Country Benchmark Index ETFs that cover all the good value markets developed combining my 50 years of investing experience with study of the mathematical market value analysis of Keppler Asset Management and the mathematical trend analysis of Tradestops.com.

In my opinion, Keppler is one of the best market statisticians in the world.  Numerous very large fund managers, such as State Street Global Advisers, use his analysis to manage over $2.5 billion of funds.

The Pifolio analysis begins with Keppler who continually researches international major stock markets and compares their value based on current book to price, cash flow to price, earnings to price, average dividend yield, return on equity and cash flow return.  He compares each major stock market’s history.

Michael is a brilliant mathematician.  We have tracked his analysis for over 20 years.   He continually researches international major stock markets and compares their value based on current book to price, cash flow to price, earnings to price, average dividend yield, return on equity and cash flow return.  He compares each stock market’s history.  From this, he develops his Good Value Stock Market Strategy and rates each market as a Buy, Neutral or Sell market.  His analysis is rational, mathematical and does not cause worry about short term ups and downs.  Keppler’s strategy is to diversify into an equally weighted portfolio of the MSCI Indices of each BUY market.

This is an easy, simple and effective approach to zeroing in on value because little time, management and guesswork is required.  You are investing in a diversified portfolio of good value indices.

A BUY rating for an index does NOT imply that any stock in that country is an attractive investment, so you do not have to spend hours of research aimed at picking specific shares.  It is not appropriate or enough to instruct a stockbroker to simply select stocks in the BUY rated countries.  Investing in the index is like investing in all the shares in the index.  You save time because all you have to do is invest in the ETF to gain the profit potential of the entire market.

To achieve this goal of diversification the Pifolio consists of Country Index ETFs.

Country Index ETFs are similar to an index mutual fund but are shares normally traded on a major stock exchange that tracks an index of shares in a specific country.  ETFs do not try to beat the index they represent.  The management is passive and tries to emulate the performance of the index.

A country ETF provides diversification into a basket of equities in the country covered.  The expense ratios for most ETFs are lower than those of the average mutual fund as well so such ETFs provide diversification and cost efficiency.

Here is the Pifolio I personally use.

70% is diversified into Keppler’s good value (BUY rated) developed markets: Australia, Austria, France, Germany, Hong Kong, Italy, Japan, Norway, Singapore and the United Kingdom.

30% of the Pifolio is invested in Keppler’s good value (BUY rated) emerging markets: Brazil, Chile, China, Colombia, the Czech Republic, South Korea, Malaysia and Taiwan.

The Pifolio consists of iShares ETFs that invested in each of the MSCI indicies of the good value BUY markets.

For example, the iShares MSCI Australia (symbol EWA) is a Country Index ETF that tracks the investment results the Morgan Stanley Capital Index MSCI Australia Index which is composed mainly of large cap and small cap stocks traded primarily on the Australian Stock Exchange mainly of companies in consumer staples, financials and materials. This ETF is non-diversified outside of Australia.

iShares is owned by Black Rock, Inc. the world’s largest asset manager with over $4 trillion in assets under management.

Pi uses math to reveal the best value markets then protects its positions using more math created by Richard Smith founder and CEO of Tradestops.com to track each share’s trend.

We use Smith’s  algorithms that calculate momentum of the good value markets.

The Stock State Indicators at Tradestops.com act as a full life-cycle measure that indicates the health of each stock. They are designed to tell you at a glance exactly where any stock stands relative to Dr. Smith’s proprietary algorithms.

Kepppler’s analysis shows the value of markets.  The SSI signal indicates the current trend of each stock (performing well, or in a period of correction, or stopped out).

The SSI tells you one of five things:

Akey component of the Stock State Indicator (SSI) system is momentum based on the latest 521 days of trading.  A stock changes from red to green in the SSI system only after it has already gone up a healthy amount and has started a solid uptrend.

How SSI Alerts Are Triggered

If the position has already moved more than its Volatility Quotient below a recent high, the SSI Stop Loss will trigger.  This is an indicator that the position has corrected more than what is normal for this stock.  It means to take caution.

Below is an example of how SSIs work.  This example shows the Developed Market Pifolio that we track at Tradestops.com.

At the time this example was copied, all the ETFs in the Developed Market Pifolio (above) currently had a green SSI.

We do not know when the US market will fall.  We only do know that it will.  We also do not know if, when the US market corrects, global markets will follow or rise instead.

The fact that the Pifilios are invested in good value markets reduces long term risk.

Additional protection is added by using trailing stops based on the 521 day momentum of each stock in the Pifolio.

Take for example the graph below from our Tradestops account that shows the iShares MSCI United Kingdom ETF.  This ETF had a green SSI and a Volatility Index (VQ) of 13.26%.  This means the share can move 13.26% before there is a trend shift.

Pi purchased the share at$31.26 and in this example the share was $34.43 and rising.  Tradestop’s algorithms suggested that if the price drops to $31.69 its momentum would have stopped and it would have shifted into trading sideways.   The stop loss price is currently $29.86.  If EWU continues to rise, both the yellow warning and the stop loss price will rise as well.

When the US stock market bull ends, know one knows for sure how long or how severe the correction will be.

When the bear arrives, what will happen to global and especially good value markets?

No  one knows the answer to this question.

The chart above shows the war – stock market cycle.  Military struggles (like the Civil War, WWI, WWII and the Cold War: WW III) super charge inventiveness that creates new forms of productivity…the steam engine, the internal combustion engine,  production line processes, jet engines, TV, farming techniques, plastics, telephone, computer and lastly during the Cold War, the internet.  The military technology shifts to domestic use.  A boom is created that leads to excess.  Excess leads to correction. Correction creates an economic downturn and again to war.

* How to improve safety and increase profit with leverage and staying power.  The seminar reveals Warren Buffett’s value investing strategy from research published at Yale University’s website.  This research shows that the stocks Buffet chooses are safe (with low beta and low volatility), cheap (value stocks with low price-to-book ratios), and high quality (stocks of companies that are profitable, stable, growing, and with high payout ratios). This chart based on a 45 year portfolio study shows that holding a diversified good value portfolio (based on a  good value strategy) for 13 month’s time, increases the probability of out performance to 70%.  However those who can hold the portfolio for five years gain a 88% probability of beating the bellwether in the market and after ten years the probability increases to 97.5%.

Time is your friend when you use a good value strategy.  The longer you can hold onto a well balanced good value portfolio, the better the odds of outstanding success.

New Ecuador Opportunities

Ecuadoran President Confirms Deal to Leave Oil Under Yasuni Park

QUITO, Ecuador, April 26, 2010 (ENS) – President Raphael Correa now has approved an agreement to leave Ecuador’s largest oil reserves, amounting to some 900 million barrels, underground in Yasuni National Park in exchange for more than $3 billion.

Under the unprecedented agreement, known as the Yasuni-ITT Initiative, the government of Ecuador will refrain from exploiting the Ishpingo-Tambococha-Tiputini oil field within the Amazon rainforest park, which scientists have determined to be the most biodiverse area in all of South America.

The agreement between Ecuador and the United Nations Development Programme creating a trust fund to receive donations to the Yasuni-ITT Initiative was nearly signed in December at the UN climate summit in Copenhagen, but at the last minute, President Correa instructed his negotiators to hold back until several sticking points were resolved.

Ecuador real estate prices can be low yet…

I try to restrain from pushing low end Ecuador real estate like these town houses that
start at US$29,999 for an 861 square foot 3 bedroom unit.

Here is what Bonnie Keough, who accompanied our group on the Quito Mindo tour wrote about these condos.

“Gary, this is the complex of townhouses still being built near Mitad del Mundo that we viewed on the Quito-Mindo real estate tour.  The group felt it was too far out of the city (about 35 min.) even though it is a growing area and good investment.  The units rent for about $100-135/month. The unit with basic finishes is about $30,000, upgraded finishes increases the price to $40,000.  They are 2 or 3 bedrooms.”

You can see from a few shots of the interior of these properties (the furniture is that of the model home but is not included in the sales price) that these units are a pretty good buy.

There are three important reasons why we do not focus on this low end.

First, Ecuador is no longer a place just to chase low prices. Delegates on our tours in 2000 found the incredible bargains.  A decade has passed and messages at this site have often mentioned… Ecuador real estate prices are not what they used to be.  Recently while reviewing real estate listing in Florida, I saw a two bedroom house near a golf course for $10,900.   No zeros are missing here.  This may be a modular house, but how can you beat that for price?

This is one reason I have recently been investing in Florida and selling some of the real estate I have accumulated in Ecuador.

Second, it is important to buy quality. This is true anywhere… get good quality from trustworthy people to begin.  This is especially true in Ecuador right now.  There has been such a huge demand for Ecuador real estate that many dishonest, unethical, uncaring, even dishonest or simply incapable people have started building and selling real estate in Ecuador.  Many are seemingly friendly expats who have just moved down in the last several years.

Correcting problems on real estate near to home is hard enough. Doing this at a distance is even worse.  Distance complicates on a exponential basis.  When you buy a property where the language, customs and law may not be understood, getting problems fixed, even with honest builders can be daunting.  Throw in a bit of larceny and you have disaster.

Stick to quality projects built by trustworthy people.  This is why I have been featuring the Falconi project in Cotacahci.  So many new gringo built projects have been budding in Cotacachi that we are seeing problems with the community.  These problems were reviewed at Cotacachi real estate progress.

My predictions are that some of these gringo built real estate projects will fail leaving the few buyers in a mess.  The Proanos who are developing the Falconi project are the bedrock of the community.  Their development is next door to their home.  They will not be going away.  This is the type of situation buyers need to find.

Third, we have seen from experience that delegates do not buy the low end. We always show a bit of the lower end places because our job is to educate and help readers and delegates learn about all of the Ecuador real estate market.  However to the best of my knowledge… not one reader has purchased either of the projects shown above.

This does not seem to be because there is anything wrong with the projects… they just are not right for North Americans used to larger rooms.  Plus when one moves up from the $25,000 range to the $50,000 range… value accelerates a lot.

Ecuador is a place where “what you have always dreamed of” is still affordable.

There are more important reasons to look at Ecuador real estate than initial price.

One benefit of Ecuador real estate is the cost of living.

We recently bought a house on the outskirts of Mt. Dora.  We obtained good value… but taxes are almost $5,000 a year and this is only because the house is rated as an agricultural property.   Otherwise we would pay double that or maybe even more.

Compare this to six condos I purchased on the beach at the Vistazul project.  Last week our attorney Floridalva Zambrano sent me this note.

Hi Gary,  Today we paid the 2010 taxes for the six units that you and your daughters own at Vistazul in San Clemente.  We have also paid the taxes for your Palmazul apartment.  We  paid in total $233.26.  I will e mail you scanned copies of the receipts tomorrow.

This is correct… six, 1,200 square foot, two bathroom, two and a half bedroom condos with beach views, plus this penthouse. The taxes for all seven units are $233.26 for a year!

In Florida,  the electricity our first month there was $310. Propane was $420. Insurance is over $5,000 a year etc.  In Ecuador the same propane would have been about $25… electricity maybe $15 and as you have seen above really low taxes.

What more can I say… except… this shot epitomizes another benefit of living full or part time in Ecuador.  This country has a much lower stress level… an easy going… friendly people where you can relax and smell the roses… and the salt air… or mountain mists… whichever you prefer. Ecuador has it all… relaxed low cost living in the mountains or on the sea.

Ecuador real estate can be really inexpensive… yet chances are you will not buy the low end.  In the middle… starting at $50,000 and rising into the $100,000s range you gain greater value for a property that most North Americans will really love and enjoy.

Real Estate Near Vilcabamba


See below some lower cost real estate near Vilcabamba that is for sale.

Merri and I first visited Vilcabamba in the 1990s.  We thought the village was wonderful and began writing about it.

Yet we did not think that Vilcabamba would be a good place to live. In our minds it was remote and hard to reach. Prices seemed higher than in other parts of Ecuador.

Wow, did we ever miss that mark! Vilcabamba has become one of the most successful retirement destinations in Ecuador.

Because of this, Vilcabamba real estate prices have risen higher than in many  parts of Ecuador.

Since we began writing about Vilcabamba, we have also reviewed valleys near Vilcabamba as a lower cost alternative.

There are several other longevity valleys near Loja that are stunning and have always less in cost and less crowded.

Yungilla is an example.  I wrote this about Yungilla in 2000:

“Yungilla is idyllic…like a Swiss mountain valley covered in Irish emerald green. Explosions of white pampas grass line the road and swaths of forest and cotton wool clouds cover the broad valley floor. Waterfalls spring from the hillsides crashing hundreds of feet. Here, one 30-acre farm with a brand-new, 3-bedroom house had an asking price of only $25,000. Another 3-bedroom house with a central patio (and a tractor) was $30,000.

Yunguilla, about an hour from Cuenca via the newly paved highway, is one of the most beautiful valleys in the world. It’s like a Swiss mountain
valley covered in Irish emerald green – all in South America! Explosions of white pampas grass line the road and paisley swaths of forest and
cotton wool clouds cover the broad valley floor. Huge waterfalls spring from the hillsides like gigantic white snakes crashing hundreds of feet.”

You may not be able to find many more 30 acre farms with a house for $25,000, but there are some pretty low prices out there.

So when the request for the paid advertisement below, for real estate in a valley near Vilcabamba came in, I was pleased to see more moderate priced homes near Vilcabamba. This is a start up situation which does, however, increase risk and makes this unsuitable for those who want a place to live right away.  There may be some opportunity for business people looking to speculate on a new start up in a low cost area… near a higher cost place.

Ecuador Stock Market


See below why I am not buying into the Ecuador stock market… or any stock market at all.

First, let me be clear… there is not much of an Ecuador  stock market… never has been and probably won’t be for quite a while.

Merri and I do own a few Ecuador shares… in Cemento, an Ecuador cement company,  but these were purchased years ago when Ecuador had a stock market beginning to boom. Then the economy and sucre collapsed and all the Ecuador banking shares (including the ones we held) rushed to zero.

The Ecuador cement shares were all that was left… along with a lesson learned.

Yet there are two other reasons why you’ll not see many Ecuador equities in my portfolio.

In fact, you won’t see many stocks in our portfolio at all.  A review of my recent total asset allocation shows that I hold only 3% in equities.

An excerpt from our recent Multi Currency Update shows that I do not hold many shares at all and why I am not buying more now.

Last week my account adviser at Jyske Global Asset Management sent me this note.

Gary, The USD on the move!  The main focus this week has been on the FX market. We have had a long period of a declining US Dollar against most other currencies. The market participants have been waiting for an excuse to take profits. The market got its excuse last week, where we for the first time saw better than expected US unemployment figures. The non-farm payrolls where better than expected and the unemployment rate dropped to 10%. When the numbers hit the market the EUR/USD was trading above 1.5000 and during this week the USD strengthened approximately 5%, currently trading at 1.4350.

The correction of the EUR/USD also indicates that the psychology in the market could have changed. During 2009 improving economic figures led to a risk-on scenario where investors began  to diversify in to  more speculative markets and at the same time exiting the USD safe-haven. The change in psychology has resulted in a focus on possibly increasing interest rates as the economies worldwide begin to improve. The US economy shows signs of improvement and investors are thus beginning to focus on being long USD assets.

The FED however announced no change in the FED funds after their meeting on Wednesday. Bernanke told the market on the following press conference that the interest rate would remain unchanged until the economy is back on track and we see a significant drop in the unemployment rate. We therefore believe that the current strength in USD is temporary and we do expect the EUR/USD to turn around and once again go toward our target of 1.5500.

The main focus in Europe during the week has been on the down grading of the sovereign debt of Greece to BBB+, by both FITCH and S&P. Both rating agencies, still have Greece on a negative watch. The 10 year government bond of Greece now pays a historical 250 bps more than a 10 year German government bond.

Norway once again increased their interest rate with 25 bps, from 1.5% to 1.75%. Norway has seen an increase in the private consumption and a hot real estate market. The Central bank of Norway thus chose to increase the interest rate, even though the industrial production in Norway still suffers.

That note from my adviser cemented my thinking that the greenback’s upswing creates a good time to further reduce US dollar positions. I am reducing my euro positions as well.

The global economy continues to upswing and eventually interest rates will be heading up…. bit equities are at risk due to the chances of another economic slowdown and massive government economic stimulation that has supported high risk speculation.

So last week I added more emerging currencies with higher interest rates by liquidating my Jyske Invest Danish Bond Fund and Jyske Invest Euro Bond Fund.

I used the proceeds to purchase higher interest rate bonds away from the euro and mostly into the dollar zone but not the US dollar itself.

I purchased:

I also sold my Hungarian government bonds and bought the Polish bond below with the proceeds.

I see any period of US dollar strength as an opportunity to exit the greenback and accumulate other currencies.

On the dark side, we hate accounting. We cannot read balance sheets… nor do we trust them much… so we tend to avoid equities… which historically overall are the best investments of all…. if… you ignore the three cornerstones.

We only have two shares… Bank of Florida and Jyske Bank…. because we know (and like) the people and the concepts involved.  Plus we understand the financial business.  Otherwise the most we do in shares… even though we have helped others make many millions in the stock market… is buy ETFS or mutual funds.

When we invest in shares there are three factors we continually look for…

Investing Factor #1: Contrasts.

Investing Factor #2: Trends.

Investing Factor #3: Value.

We are always looking for contrasts in value that will eventually create trends.

This is why we began buying real estate in Florida and are not investing in many equities now.  A recent New York Times article “New Slip in Housing Prices Undercuts Fragile Optimism” by David Streitfeld explains why.  Here is an excerpt:

Just as the economy is finally beginning to strengthen, the real estate market is showing new signs of deterioration.  Prices slipped in many cities in October, new figures show, despite low mortgage rates and a generous tax credit meant to spur sales. Now rates are starting to rise, making it harder for many buyers to afford a house, and the tax credit seems to be losing its capacity to lure them into the market.

The renewed worries about housing come against a backdrop of improvement in the broader economy.  Surveys suggest consumers are growing more confident. That better mood probably helped improve holiday retail sales. The number of people joining the ranks of the jobless is dwindling, while the hiring of temporary workers is up, a traditional harbinger of recovery.

Still, economic growth for the third quarter was more modest than originally reported; it was revised down to an annual rate of 2.2 percent from 2.8 percent. Many economists are fretting that housing could drag down the tenuous recovery.

The figures released Tuesday showed that the Standard & Poor’s/Case-Shiller home price index, a widely watched measure of housing markets in 20 metropolitan areas, rose 0.4 percent in October from the previous month on a seasonally adjusted basis.
It was the fifth consecutive month that prices were up, but the rate of increase has dropped sharply from the impressive gains of the summer. Prices in nine of the 20 cities were flat or down.

“I’m worried. Everyone’s worried,” said Karl E. Case, the Wellesley College economist who helped design the housing index that provided fresh cause for alarm on Tuesday. “If prices sink 15 percent from here, which is a possibility, and the 2008 and 2009 loans go bad, then we’re back where we were before — in a nightmare.”

One might think why invest in real estate… not stocks… when real estate seems down.

Due to the last economic downturn… many governments… led by the US… spent trillions flooding the market with easy money… for big banks.

These big banks in turn borrowed the money and poured that money into stock markets.  This made the banks look profitable and pushed stock markets up… at the expense of currencies around the world.

Government spending rarely works efficiently as evidenced by the multi billions spent of security that missed a Nigerian, whose father’s warning to the US Embassy validated a risk… that the CIA had already picked up… even though he was on a risk list… and after buying a ticket for cash…. and arriving without luggage… he was allowed to walk onto a plane headed for the US with a bomb in his underwear.

This post 9-11 security may not have been such a great government investment.

Just imagine that the economic spending from the governments of the world have created the same situation… making the public feel better when  the reality is… the risk is the same… or actually worse… because of the government’s heavy handed involvement.

If the economy once again stalls…  the stock markets… many of which are thinly traded… will collapse like a house of cards. All that government money (actually your money and mine) will be gone.

Repayment of the loss will most likely be made via inflation.  Stock portfolios will be wiped out.

This concerns me.  Jyske Global Asset Managers are concerned as well.  Their low risk managed account for US investors has only 17.5% in equities and they are only in seven investments… of which five are major Blue Chips.

Only a very small portion of the portfolio is in other equities, iShares II BRIC and Jyske Invest IT Equities.

If we see a double dip recession, then real estate will remain depressed perhaps for a bit.  However there is real utility in real estate and the very inflation that could ruin so many investors will benefit those who hold real estate (and can hold on) plus those who hold commodities and have their own business.

There is no doubt still some good individual shares but overall shares offered good value early last year… not now so investors should beware.

Capital Ecuador Income


Here is a capital idea to gain some extra capitals gains as income.

Kjetil Haugan, owner of the Vistazul project, where I have purchased condos, recently sent me the note below that sparked some capital income ideas.

Kjetil wrote: Gary, I am getting more and more requests for the time-share units and think I can do quite well with a bit more marketing here in Ecuador. I already have a company interested in working with me to sell the weeks..they sold out Casablanca, a project in the north of Ecuador and another time share development in Esmeraldas and they need more inventory.

If your readers buy a unit I would still sell at $ 89,000 but offer them a quite good return if they offered their unit as time share. If I helped out to sell the high season weeks (let’s say 20 weeks + @ $ 4000 each) they would recover most of their investment and still have 30 weeks for themselves.

This is a speculative capital idea that can create some tax free (in Ecuador) capital gains.

Let me share a few of the reasons why Merri and I are enthusiastic about the Vistazul Ecuador beach condo project.

First, it’s the water.

Most parts of Ecuador’s coast are without a central water supply and water is delivered in trucks like this.  That system works okay, is inexpensive  and the water is good.. yet to have your own water supply is even better.  Vistazul has its own water wells.  The water is a bit saline but Kjetil also developed a company that owns several Galapagos cruise ships so has experience with desalination.  As you’ll see below these beach condos have their own water… generator and  desalination.

Second, we love the warm water and waves.

Merri and I lived on the Gulf of Mexico for many years and love to frolic in the waves… but in the Pacific?  Where I grew up in Oregon… the water is just too cold to stay in long.   Yet on Ecuador’s Pacific the water is almost as warm as the Gulf of Mexico… yet the waves are good.  We can play in the water for hours without getting to cold.  We never worry about hurricanes because they do not have them on the Ecuador coast.

Plus the weather is best in the winter when its coldest up north.

Third… the empty beaches and protection from excessive  development. You can walk for about 30 miles at low tide. Here is a shot from Crucita.  You can walk all the way to the point in the distance (this is where Vistazul is located).

Then once around the point you can walk many miles more… often never seeing another person. Here are Merri and me with our friend Steve Hankins enjoying this broad beach with our hound, Ma.

Fourth, peace & quiet. San Clemente is a small fishing village and Vistazul is on a secluded dead end road… with little traffic and hills behind the condos.  The town is quiet and the community concerned with developing tourism… but without destroying the environment.  Kjetil spent many hours with community leaders obtaining a consensus on how what and how much to build.

This is the center of San Clemente, very quiet, yet only 45 minutes to central Manta… and all the resources of a major port city.

Local transportation into San Clemente is on foot (Merri and I enjoy ambling on the beach), or in these quaint taxis.

Fifth, fresh seafood… really fresh…  really cheap. The fishermen bring in their catch each day and you can buy right from the boat.

Sixth, safety in the fact that your are buying real property… not just a promise. The club house exists… the pool… the tennis courts… the spa, the condos.You are buying completed or nearly completed condos with a title and US title insurance.

Finally, Merri and I love the sunsets. When we lived in Naples, everyone gathered to watch the sunsets and I thought they could never be better. At the Equator they are!

Vistazul is a great place.  So too is the profit potential. Here is how Kjetil explained this capital gains opportunity of buying whole and selling in pieces.

Gary, Here is a quick update on the project.  Business has been slow as the government is rebuilding the roads from Manta to this area so we currently have to take a much longer back way to get here from Manta.

This means I get complaints about all the driving time but in the long run the improved road will dramatically enhance value.

I have received a private loan from one of the buyers at Vistazul and should have enough money to complete all the units..I still need a couple of sales to be able to complete all the infrastructure but I am negotiating credits, etc. so I may be able to make it with what I have.

Block 5 is ready..block 4 is painted and with tile and block 2 is almost ready to be painted and for tile to be installed. Block 6 will have the second floor put in next week. I have already contracted a swimming pool and a desalination system that will produce enough portable water for Vistazul and the hotel. We also have a group of 13 carpenters working 14 hours per day to complete all woodwork on all the units so things are going well.  In total there are approx. 40 people working at Vistazul right now.

We had a group of Ecuadorians at Vistazul yesterday and they committed to buy 12 weeks for time share..I am making a brochure and planning on a marketing campaign starting in January so I believe the time share idea could work well over time. The downturn is that you will have families with kids times of the year but mainly in July/August when most of the current owners will be back home.

I have mentioned the option to sell weeks to several of the condo owners and they seemed to be interested in the idea.  If they pay $ 89,000 and sell the premium weeks + some high season weeks they should be able to recover their investment and still have 30 weeks for themselves. They could even try to sell the 30 weeks over time and make good money if it was only for investment.

We are promoting premium weeks (Christmas, New Year, Carnival and Easter) at $ 6,995, High season (February, March, July, August) at  $3,995 and the rest of the weeks at $ 1,995.  We charge 10% to sell the weeks and I believe we should be able to sell most of the weeks over time (2 to 3 years). We have already received about 200 inquiries for the New Year weekend at the hotel and we sold out months ago for this date so San Clemente is getting more and more popular with Ecuadorians.

There you have it. beauty… charm and opportunity.  There are some risks involved. Once you start selling the time share units… you lose the opportunity to sell as a whole unit… plus you have to manage, maintain and care for this type of ownership.  Plus there is no guarantee you can resell enough units this way to recover your whole investment.

On the other hand if you recover your investment selling half the units, this means you end up with half a year of use for yourself free.

There are other ways to profit from an Ecuador beach property like this… such as advance rentals.

A New York Times article entitled “Making Her Dream House Pay for Itself”  by Amy Silverman tells how  Julie Hampton bought a villa in Tuscany, raising the purchase price by selling three-week stays for $1,000 each.

Here are excerpts from that article:  WHEN Julie Hampton was a graduate student, she decided that she wanted to buy a small house in a remote Italian village about a 90-minute drive northwest of Florence. But she didn’t have the more than $80,000 she needed, so she came up with a plan.

She went to the local office of the Small Business Administration and told a volunteer adviser that she wanted to finance the purchase largely by persuading 60 people to pay $1,000 each in exchange for three weeks at the villa. The adviser laughed.

Then he bent over and began searching around her feet. Ms. Hampton didn’t understand why he was doing that, she recalled nearly six years later, sitting in her apartment in downtown Phoenix. So she asked him a question — did he drop his pen?

“And he said, ‘No, I’m looking around for my bucket of cold water.’ ”

But Ms. Hampton was unfazed: “I said, ‘I’m provin’ you wrong, pal.’ ”

So prove him wrong she did. The meeting took place in early 2001. That same year, Ms. Hampton, after coming up with all the money, in exactly the way she planned, bought a 2,500-square-foot house in the medieval village of Vitiana.

She e-mailed the owners and went off to Los Angeles for New Year’s 2001. When she came back, an e-mail response was waiting: “If you can come before Jan. 15, we’ll show you the house.”  Ms. Hampton bought a plane ticket and left for Italy within a week. A friend of a friend arranged a place for her to stay in Florence and left a key with a neighbor.

Several days later, she drove to Vitiana with the two owners.

She felt she had to have the house. But she kept reminding herself that she didn’t have the money. Nonetheless, she agreed to buy it, putting down, as a binder, $2,300 — college-fund money that was left after she had paid tuition.

Back in the United States, she found a lawyer willing to help her create a limited-liability company and draw up simple legal arrangements for the transactions that would implement her plan. With only a few weeks to go until a $28,000 down payment was due, Ms. Hampton made a color brochure and offered three weeks at the villa to anyone willing to pay her $1,000. (Not all of the weeks needed to be taken at one time, and if the money was sent before the down-payment deadline, the buyer would get a bonus week.) She also put a six-line classified ad in The New York Times Travel section for four weeks at $270 a week.

She met the deadline — getting all the money from subscribers.

Long before New Year’s 2002, the house was Ms. Hampton’s. She wound up paying $82,000 — including $12,000 from a retirement account, a $6,000 loan from her parents and $8,000 in loans from her credit union. About half the 60 subscribers came from the Phoenix area, and half from responses to the ad.

An Ecuador beach rental would seem to be much easier to rent than an Italian villa in the current depressed economy… closer and far… far less expensive.

If you are looking for a speculation that could bring good capital gains or the use of an Ecuador beach condo for half the year… consider buying whole and selling some of the pieces.
