Ecuador Beach Bargain


There are some wonderful Ecuador real estate beach bargains in Bahia now.

In the 1990s, when Merri and I first visited Bahia on Ecuador’s coast, we found it to be one of Ecuador’s nicest small cities and real estate was at give away prices.

There had been a serious earthquake near Bahia in the mid 1990s and this had pushed prices down.

This update of Bahia’s property market by reader suggests that two years after the latest earthquake near Bahia similar real estate pricing conditions exist now.

I just returned to Bahia on the coast of Ecuador 2 years after the April 2016 earthquake to look at some of my properties and see what is going on in the real estate market.

Friends had send me pictures just after the quake and they did not look good at all.

Having spent a week touring the whole area and talking to a lot of people including mayoral candidates for next year’s local elections I find the situation quite different from what I imagined.

The government has provided relief money for improvements in a new sewage system; new water treatment facility and water system.

The new mercado central (central market) is being finished and is about to re-open.

Most of older buildings had suffered significant non structural damage. Many are being renovated.  Some are already finished like “Ocean Bay Towers” (for me the best building on the whole coast).

The newer buildings that were built with after a stronger anti-seismic code was in place held up better and only suffered cosmetic damages.

Bahia is returning to a normal life.   The government has now tightened the anti-seismic building codes even more.

If there is another big earthquake nearby there is likely to be even less damage.

Here are some important points about Bahia’s real estate market today.

#1:  The smart money is back in Bahia.  There have been at least two recent deals, construction companies buying entire buildings like “Agua Marina”, for renovation. The company is already selling apartments.

More deals are underway for “Spondylus” and “Nautilus” buildings; in these cases owners took the insurance money and sold a deep discount the whole building or the apartments. These builders are selling and catering mainly to wealthy Quiteanos who  love to come to Bahia because it is the trendy thing to do when you live in Quito and are affluent.

Real estate companies from Santo Domingo and Quito have been touring Bahia in the last week looking for deals.

#2:  New buildings are now being built on the Malecon and sales will start soon.

#3:  There have not been any finished condo or apartment sales in the last 18 months, so there are no comparables.

#4:  The inventory of finished, ready to occupy, good quality apartments are limited.  I have counted only 15 in total only. There are  quite a few in “Ocean Bay Towers” available as some of the expats left during reconstruction and put their property on the market.

#5:  There are only five new, never occupied condos, on the market. 15 more will to come on the market within 8 to 12 months.

#6: Prices : Before the earthquake new apartments on the malecon were selling around $175 a square foot.

New, never occupied apartments in new buildings are being offered in this price range.  Developers believe that the market will turn around and are waiting because they can afford to.

My feeling is that some owners of nice apartments are willing to sell around $110 per square foot,  less than what they paid five years ago.  These prices are close to construction or replacement costs.

I have seen real estate markets in many countries, like Spain for example, turn around when prices had been below construction costs.

My suggestion to owners is, if you can afford to wait, then wait for the turn around that I believe will start within a few months when the people from Quito will re-enter their favorite market.   None of the Ecuadorian owners in “Ocean Bay Towers” or in “El Faro” have put their apartments for sale.  I think these owners know best where the market is heading.

My suggestion for buyers : NOW is the time to come to Bahia and make some low ball offers to owners, who need the money or just want to get rid of their property.

This window of opportunity will close as soon as Quiteanos flood back and I feel that for their next vacation in December 2018 as we have already seen quite a few transactions involving locals from the capital.

Seven P Secrets of Self Publishing

Secrets of Health & Longevity

A midnight breeze kisses hemlock and pine in the deep embrace of an amber moon.  Dark clouds race and churn the lunar cream over the path I tread towards a cemetery just ahead.

For over 50 years, my wife and I traveled the world writing articles for publications like Truth and Plenty and Independence Monthly.  We lived in Asia, Europe and South America as well as Smalltown USA.

During that time we lived and studied with the shamans of Ecuador to understand the longevity found in some areas that seemed otherwise poor.  For example, Dr. Alexander Leaf, a famous medical researcher from Harvard Medical School studied longevity in numerous mountainous areas on behalf of National Geographic Magazine.  This research looked at the people of Abkhasia in the Caucasus mountains south of Russia, those who lived in Vilcabamba in the Andes of South America and the Hunza, a mountainous valley in Pakistan.

These valleys had far less medical care and far fewer hospitals than most of us enjoy in the modern world, but the research showed that a much larger percentage of those populations lived 100 years and beyond, vital, active and in good health.

We found health secrets here in the Blue Ridge Mountains as well and have gained enormously by integrating the ancient health wisdom of each into our lives.

Standing in a cemetery at night may not seem the norm, but there is a healthy reason for some of us to stroll in the moonlight a night.  More on this in a moment, but first let me share another reason why I visit this cemetery to reflect on longevity and health.

There is a person in this cemetery that I admire.  Ida is her name and secrets she shares are the core of good health, energy and long life.  These are secrets for weight loss, stress reduction and longevity.  Ida has proven this fact by living to be 115!

These mountain cemeteries are dotted throughout the Blue Ridge, part and parcel of life up here in the High Country.  Several of her relatives lay at rest in this burial ground…all located on our Blue Ridge farm.

When I find myself forgetting what good health really is, I come here and think about Ida’s tales.   John is resting here.  He passed at age 91 and his wife, Jill, aged 95.  Two more of the same family name, but an era earlier, were aged 86 and 100 at death.

And then there is Ida, her message is strongest because she passed at 115.  The headstone says she was born in 1794 and left this world in 1909.  Imagine what she saw living during three centuries!

The secrets from their headstones are clear.  First, some places are healthier than others.   Second, lifestyle affects longevity more than quadruple bypasses, pacemakers, chemo, radiation, modern medicine and drugs.  These people were dirt poor mountain farmers and did not have health insurance, hospitals or regular checkups.  Some may have never seen a doctor.  Third, a simple, natural life is filled with good health, energy, relaxation and strength.

Clean air, pure water and fresh food are important medicines!  These hardy mountain people worked hard and kept life simple.  Longevity was their reward.  Modern medicine does many wonderful things to manage illness.  But the imbalanced Western way of life does not do much that encourages wellness.

I share longevity secrets gained from those five decades of travel in my reports on how to have natural health.  What good is it to make a ton of money if you cannot enjoy it because of poor health?

Merri and I have searched out health secrets during our global journeys, because medical expenses are the biggest threat to our wealth.   These secrets are gleaned and distilled from months and years spent with Vaidyas and Pundits of India, Sufi masters, Chinese herbalists, Tibetan Monks and Andean Yatchaks, who specialize in one aspect of longevity and rejuvenation or another.  The secrets also come from a continuing research about people who are active but aged over 100.

We have put the secrets we have learned in three reports on how to have natural health.

You do not have to be a Monk or even very disciplined to benefit from these secrets as they have been refined to work for modern people with modern lifestyles.

The reports do not aim to cure any specific ill but look at how to build stamina, vitality, energy and endurance so the body is better able to care for itself.   We share ideas we have learned and used to renew, rebuild and rejuvenate.

Here are a few of the longevity secrets in the reports.

Secret #1: Restrict your diet.  This first secret hardly seems hidden at all.  This is a simple, universally ignored reality.  Cut your caloric intake.  This is one of the few, the only scientifically proven factor that increases longevity.

Most of us cannot simply stop eating.  Hunger is too powerful a force!  We all need to learn how to change eating habits so we have plenty of beautiful food to eat, but less calories.  When we make the change we can eat more but still lost weight and reduced inches.

Don’t think this means you’ll be eating celery, lettuce, cardboard tasting crisp bread and such either.  Part of wellness is enjoying your food!  Learn to eat more effectively and discover good tasting, balanced, low calorie food.  Find out how to prepare this food so it’s more nourishing and filling and finally how to prepare it with herbs and spices that modulate blood sugar levels so hunger fades away.  There are many small, simple yet effective secrets that can make us crave good foods instead of bad.

An example is reducing calories with spice coordination.  When ginger, cinnamon and cloves are taken in correct amounts, at the right time, these spices crank your metabolism as they calm your appetite.  This is just one of numerous, simple health tricks.

The correct mix of protein, carbohydrates and fats for energy and weight loss is another example.   There are many easy-to-buy-at-the-supermarket foods.  For example, you can enjoy a breakfast of protein balanced pancakes with organic panella-canela syrup.  Every ingredient is inexpensive, easily obtainable yet this delicious sweet meal fills as it turns up the calorie burning process.

Eating secrets include seven easy ways to identify your body type so you can customize a diet and know when and what to eat in the right way.

Let me make one other point clear about food.  There are a lot of diets today that claim to be the one and only best way to lose weight.  Maybe they work or not.  Even those that do work may be inconvenient or expensive and do not work for everyone!  The nutritional plans in the reports are derived from diets created by mystic healers in many distant lands. The entire program has been modified for today’s lifestyles and tastes.  Practically all the food you learn about can be easily obtained.  Preparation, mixing, timing and method of eating are as important as the quality and type of food!

Unlock the Mystery of Key Muscles

Another nutritional trick unveiled has nothing to do with what we eat.  The trick is to energize and coordinate the digestive system by exercising a set of key muscles as we eat.  The body has a number of key muscles that regulate breathing, digestion, circulation, elimination and muscular motion.  During our wellness sessions we review how to energize these muscles which in turn coordinate every other muscle and organ in the body.  Eating in this way for example (most of the modern world does not) energizes just one key muscle that regulates part of our ability to burn sugars and fat.

Secret #2: have more than a routine.  Create ritual!  Those who live extra-ordinarily long lives seem to share this common trait.  Whatever they do, they do in moderation, in a very similar way and with great gusto.  For example, if they drink an ounce of whisky every day, at six o clock, they do not do this at five some days and eight others.  They do not have a half ounce one day and two another.  They tend to have one ounce at six p.m. every day.  This instills discipline, keeps life simple (very important) and allows the body to get used to doing whatever it is it has to do.  Take Chris Mortensen one of the oldest documented men in the 1990s who at 113 said of his weekly cigar, “If you take my weekly cigar away from me, I am going to die”.  The anticipation and ritual of whatever pleasure he receives from this is far more life-giving than the stress.  The world’s oldest documented woman in the 1990s, Jeanne Clement, at age 122 drank cognac and ate a pound of chocolate a week (but never two pounds).

Fortunately, there is a little known way to reduce body fat that does not even require exercise.  I’ll share more on this secret in a moment.

First, body fat and cancer?  Let’s ask why?

Part of the answer is toxicity.

Healthy bodies naturally and regularly remove water-soluble toxins from the body.  The blood and kidneys flush them away.

Fat-soluble toxins such as metals, pesticides, preservatives, and other pollutants are harder to flush out of the system.  Fat-soluble toxins must become water-soluble before the body can get rid of them.  The liver can do this conversion (bile emulsifies fat-soluble toxins into water-soluble).  This process requires healthy digestive and detox pathways.  When they become imbalanced, fat-soluble toxins are stored in fat cells and brain cells instead.   These toxins can remain for decades and create health problems.

The fat stored toxins cause oxidation (free radical damage) and degeneration as well as mutation.  Toxins in the fatty tissue of the brain become nuerotoxins that can cause cognitive problems and a host of mental and brain imbalances.

The first tactic is to use Baroque music in the learning process.  At least three best selling books, “Superlearning”, the “Mozart Effect” and “Superlearning 2000” have revealed insights about how to learn and think more powerfully based on systems drawn from the Bulgarian educational master, Dr. Georgi Lozanov.  Merri Scott was among just a few who learned directly from Lozanov.

B & B & Boarding

First let me outline why B&Bs in countries such as Ecuador make extra value sense.  I can sum up the reason in three words… “Common sense & code.”

In 2008 our sites began looking at the growing trends in buying distressed homes for use as rental units.  Seeing this unfold was a no-brainer.   Now this idea is hot with major institutions investing billions into buying houses for rentals.

We also expressed our believe that a return of the boarding house would grow.   Here we missed the mark by forgetting how little common sense goes into the American legislative process at not only federal but local levels as well.

A great article at daily.sightline.org entitled “Emancipating the Rooming House -Dormitories for grown ups” gives us a clue. Here is an excerpt:   They may not be for you, but rooming houses and other small, basic dwellings should not be against the law. Some people want them — need them, in fact — and they provide housing affordably, with a tiny ecological footprint, and in walkable neighborhoods. Yet across most of the metropolitan Northwest, these basic homes are currently forbidden or rendered unprofitable by local codes.

A Modernized Flophouse

Historically, the bottom of the scale for inexpensive housing was not the rooming house but the flophouse: essentially a hall of bunks or sleeping slabs. Aside from charitable homeless shelters, the Northwest no longer has flophouses. A century of regulation shut them down. But in Japan, they live on in modern form in “capsule hotels,” which rent enclosed sleeping spaces by the hour or the night. In one $30-a-night Tokyo hotel (pictured below), the sleeping capsules are stacked two high and are just big enough for a single mattress. Yet they each offer air conditioning, a radio and mini-TV, a reading light, and a privacy screen. Guests share bathrooms, showers, and a lounge, restaurant, and bar.

In the Pacific Northwest, such 21st century flophouses would be illegal on any number of grounds: The “rooms” are much too small: habitable rooms may not be less than 7 x 7 feet in Seattle, for example; sleeping rooms must be bigger still.

And that’s in Seattle, which has one of the more permissive housing codes in Cascadia. The hotels do not provide off-street parking for each room, and some of the hotels do not have enough bathrooms per room to satisfy Northwest codes (typically one per eight units). The “rooms” themselves — the capsules — are code-enforcers’ nightmares: among other things, they lack the windows, fire-safe doors, smoke detectors, and closets required of each legal bedroom in most Northwest cities. If regulated as dormitories (bunkhouses), rather than as separate bedrooms, meanwhile, they would violate other rules: they lack the requisite unencumbered floorspace, for example.

That hotel might seem awful… but folks we have people living in tents and cars.

Yet the sad reality is that although boarding houses would be a great idea for many… both those who need a place to live and those who need the extra income, the rules often do not allow them.

Cumbersome B&B regulations do not exist in Ecuador and many other countries.

How The Course Works

A Bahia Ecuador dream for tougher times.

This last week has been pivotal in the global economy.  Congress is likely to raise the debt ceiling and reduce its expenditures… but this will not solve everyone’s economic woes.  If Congress agrees to this plan today, the plan is to reduce… not eliminate debt.  Can the plan be fulfilled?  Plus the reduction of spending (as much as it is needed) may slow down the economy. This is how economics should work.  But out of work voters usually fail to see the balance in such philosophy.

The problem cuts even deeper.  America has been seen as THE rock… the solid, concrete foundation of a sometimes shaky economic world.  This global perception may have been flawed… but in economics, perceptions count for a lot.  People will work… when they expect to be paid.  Investors will take risk when they expect there is a chance of profit.  Sellers will accept paper money if they expect it to have purchasing power later.

So belief in the American dollar brought global financial stability even if the belief itself was awry.

The Congressional mayhem of the last week has shone such a harsh spotlight on the US and the greenback… that even with a plan… the world will have changed… maybe for good…maybe not… but either way that change will bring pain to a lot of people.

The New York Times summed this up in a July 31, 2011 article entitled “In World’s Eyes, Much Damage Is Already Done” by David E. Sanger.  Here is an excerpt:  With the deal reached Sunday night, the United States has a good chance of escaping the debt limit showdown with its credit rating intact.

The United States government may not be so lucky with its reputation.

Even before negotiations went down to the wire on Sunday night, the bitterness, division and dysfunction that resounded around the world in recent weeks as the United States veered toward default did more than just fuel a perception that Washington is approaching Japan-like levels of political gridlock. Among foreign leaders and in global markets, the political histrionics have eroded America’s already diminishing aura as the world’s economic haven and the sole country with the power to lead the rest of the world out of financial crisis and recession.

The new head of the International Monetary Fund, Christine Lagarde, seemed to give voice to that concern when she noted on CNN that in the past there was always “a positive bias towards the United States of America, towards Treasury bills.” The events of the past few weeks, she said delicately, are “probably chipping into that very positive bias.”

“Even if the deal passes muster with the credit rating agencies, there is still a huge problem,” he said.

“The problem is that we need both a fiscal strategy and a growth strategy,” he said. “And what you hear around the world is that no one is convinced we do — that we have a pathway to making the debt sustainable and to dealing with everything from our infrastructure to our education system. It seems obvious to everyone that we haven’t done anything, but veer around to avoid catastrophe.”

This exposure of the economic and political cracks in the global economic system would be bad enough if it were just the USA that has lost its luster… but Japan and Europe have been caught in the same spotlight all at the same time.

This can create a panicky feel and panic leads to stampedes… never a good thing especially in an already weakened global banking system.

What can one do?  The answer to that has not changed… invest in multi currencies…  in good value equities… in real estate… commodities… have your own micro business and… live in places that you love with a lower cost… like Ecuador.

These options mean that you do not have to feel the pain of a global economic shift.  In fact on can live well… even better than before for less in many places like Bahia.

For example the first new condo construction for more than a decade began in Bahia last March (2011).  Here below are some notes from these new projects from Jean Marie Butterlin:

This project is on the Malecon and will contain 23 apartments facing the ocean, Chone Estuary, and the new bridge.

These 23 units are well on their way as this Bahia dream becomes reality.

June 2011 saw a second smaller nine apartment building started also on the Malecon. These units are closer to the center of Bahia and have bay and bridge views.

Last week another nine unit building was started near the second smaller building.

These new units are good because the real estate market in Bahia has become really tight. No new buildings were started  for 15 years.   Now these three buildings have all began in just 5 months.  The second smaller building sold out before it started.  There are only  two apartments left on the other nine project. These apartments are priced at $110 per square foot and are on the first and second floor.

The 23 unit building at the end of the peninsula has just four units left at prices ranging from $93 per square foot for a  first floor apartment to $112 per square foot for a 7th floor unit.  Two of the condos are 1,300 square feet. One unit is 2,700 sq.ft and one 1,680 sq.ft .

We have been told by reliable sources that this building will be completed in December and will be the most luxurious project on the entire coast from Salinas to Esmeraldas.  Jean Marie.

How to add years to your life and life to your years in Ecuador.

One of the reasons Pascale and I love Ecuador is its closeness to the Latin culture, that is in our roots.

In our DNA, the Latins (French, Italian, Spaniards, South Americans)  is a gene I call the “Art de Vivre” or the Art of Living which flows through the Latin history.

I believe that the art of living is a factor that is linked to the great longevity enjoyed by the people of Ecuador. Bahia in particular is an area where one can enjoy this kind of living because of its slow pace… lost costs and sublime weather.

This art is difficult to define but I will try to give my version of it and how Pascale and I live it ourselves in our daily lives here in Bahia.

The artist of a joyful life takes time to enjoy the most important things in life. The artist avoids rushing. The artist has rituals… like dining instead of eating in a hurried way.

Before breakfast, we enjoy sipping our expressos or capuccinos on our terrasse, enjoying the sun getting up, 15 minutes of pure pleasure!

Breakfast is never hurried and lasts at least 30 to 45 minutes. This is our main meal of the day.

We bake our own bread using ancient whole, organic grains like spelt, quinoa or amaranth. (no allergens, glutens, pesticides ).

Lunch is a special treat.  We usually cook for a couple of hours after having gone to the mercado choosing fresh produce and fruits.  No TV is running, just some nice music, again on the terrasse overlooking the bay of Bahia.

We spend at least one hour for lunch if not more and we talk and exchange and about life.

Having the time to prepare exquisite food and to savor it is all part of the Arte de Vivre.   A nice Cabernet in a Waterford or Baccarat glass adds to the pleasure.

The Romans called it “Carpe Diem”, enjoy the day or the moment.  Ecuadorians call it “Disfrute la vida”  an epicurian way of life with a Latin touch.

All Latin countries have some of these habits and rituals from Rome to Madrid, Buenos Aires and Santiago.

We enjoy especially eating all our meals on our outside terrasses, either in Spain or in Bahia.   In Spain even though we have 312 days of sun where we have our second home, we can only eat outside 3 times a day during 5 months in the year.   In Bahia we enjoy eating on our terrasses 3 times a day 365 days a year!

This was a big plus in our decision to make Bahia our home.

When eating out we mostly go to place that have open terraces with a view.  Fresh air and pleasant views  are as important as the food itself.

We dress when we eat at home or when going out.  In Bahia we live mostly in shorts and T-shirts yet for dinner at home or out, we avoid being too  casual.  I enjoy Pascale being dressed nicely for dinner as much as the dinner itself.   This is all part of the Arte de Vivre.  Jean Marie Butterlin.

As the global economy pivots…many will feel pain as their purchasing power wanes.  Inflation and higher unemployment do not mean that our lifestyles have to suffer.

There are so many benefits to Ecuador that one often forgets the bio diversity and wonderful beauty of this nation… from the mountains to the sea.  Ecuador offers has the same bio diversity as the area from the equatorial coastal plain to the Arctic Circle!

There are few locations with as much variety in flora and fauna as this delightful country.

Unicef says of Ecuador: Ecuador possesses great ethnic, racial and linguistic diversity.  It is populated by more than twelve indigenous peoples, each with their own language, and Afro-Ecuadorian and mestizo populations.  

Ecuador is one of the most bio-diverse territories on earth.  Situated on the Equator and lying crosswise north to south over the Andes Mountain Range, in just five hours it is possible to travel from snowy mountains (some over 5.000 meters above sea level) to the humid tropical forests of the Amazon, or to dry tropical forests at  the edge of the Pacific Ocean.  Thanks to Ecuador’s various ecosystems, unique in the world, the 256,370km2 of territory have a great variety of fruits, vegetables, grains, beans, and seafood, which could adequately nourish the population.  

When navigating the Pacific Ocean on the Equator Line one finds the Galapagos Islands, located 1.000 km from the continent.  The islands have been declared a Natural Heritage Site for Humanity for its unique flora and fauna.

Here are tips for living on the Ecuadorian mid-coast.

Tip #1: Wine & Roses. Ecuador is famous for its roses and you can get them in Ecuador at incredibly low costs. We love them, but Pascale and I also have a passion for good Chardonnay or Merlot.  Pascale used to own two restaurants in Brussels and has a great taste for wine.   We are sometimes frustrated not to find the excellent wines we have in Europe or Chile or Argentina.

Fortunately, even though Ecuador added  new taxes on liquor and wine lately, we are able to purchase wine at the same low wholesale prices that the restaurants or chains like TIA are paying. This great benefit for wine lovers is because the wholeseller, located in San Clemente (near Vistazul) is willing to sell to end users at wholesale price when buying by the case. He even delivers  to your door once a week when you live in Bahia.

He has a very nice selection of whites from Chile and Argentina as well as some nice Cabernets, Merlots, Carmenere and Shyraz. Instead of paying $10 to $12 a bottle retail you will pay about $7 for a nice bottle. He has less expensive wines also in the $4 per bottle range.

This vintner also owns also a restaurant just north of Palmazul in San Clemente, where his wife serves excellent pizzas and seafood.  Once a week he serves a very nice and tasty “parillada” (grilled meat).

Tip #2:  How to get good food! Another of  our passions is of course (we are French) “food”.  We both love to cook and Ecuador provides exquisité fresh vegetables every day at the Bahia market.   Every day a fisherman we have befriended comes by our apartment and shows us his catch of the night. He then goes onto the beach and cuts the filets for us.  He  keeps the scraps so his wife can make an excellent seafood soup that he also offers to us to taste.

Tip #3: How to Explore. We love exploring the remote villages on the coast north of Bahia.  This past weekend we came across a very nice, little, beach restaurant in the little village of El Matal close to Coco Beach.

This restaurant is named “Punto D’Victor”.  We arrived late for lunch around 3 :30 pm.  The terrace was almost full with locals (always a good sign).

Our langostinos (large shrimps called also “gambas” in Spain) were super “rico” (ruch and tasty).  Service was friendly.  They also had wine (unusual in little villages).

Tip #4: How to be Healthier in Ecuador. One of my passions has been in the Natural Health area since I was 20 years old. This came from being cured of a nasty Hepatitis infection with the help of a Homeopathic doctor.  I created a successful Natural health business in Texas first and then Belgium and France.

Living in Bahia gives extra opportunity for natural health that is not available in most places.

One benefit is to be able to walk in sea water on the beach twice a day. This is a great detox.   Breathing the izone rich air coming with the sea breeze helps maintain natural good health.  The seabreeze in Bahia also eliminates the need for air conditioning, when living close to the beach. This also enhances health.

Living in a pollution free environment, getting plenty of sun all year long (even if it is a bit cool in July in Bahia) helps keep your Vitamin D3 intake strong.

Plus the availability of really fresh fruit in the mercado every day helps.  There are 2 fruits Pascale and I eat every day for their wonderful taste that also some really nice health benefits.

The first is the granadilla fruit: (also known as Passiflora ligularis). This fruit is endemic to Ecuador and is is rich in B6, potassium, phosphorus, Niacin, Iron, folic acid and has diuretic properties.

The second fruit is a local grapefruit known as “toronja”.  You get 8 big grapefruits for a dollar.   The locals say their yellow grapefruit helps them lose weight.  Pascale and I drink it for its taste, vitamin C and ist anti-oxydant content.

Now there is rapid change and development in Bahia, Ecuador’s first Ecocity.   This is the favorite town in the area with a population of 25,000 people located on the mouth of the river – the Rio Chone.

There are clean beaches, a Museum of archeology and art, organic eco-shrimp farms and tourism.

Over the bridge is where we’ll probably see the fastest growth. The towns north of Bahia but still in the lovely province of Manabi are:

Hacienda Palo Alto is a brand new project… just beginning in Cabuyal, Ecuador.   The turnoff to the project is about 12 miles (20 kilometers) north of Canoa.

Currently Cabuyal is a very small town. Expect significant changes over the next few years, mostly due to the upcoming Hacienda Palo Alto.

Highway improvements will reduce the drive from Quito to 4 hours (from 7+ hours last year!).

My advice to them is to look just a few blocks off the beach.  Like anywhere else, the ocean front properties in Salinas carry a bigger price than those just off the beach.  These off beach properties are often in better shape than those right at the water’s edge as they take less wear and tear from the salt air. Another benefit, the owner of an off-beach property doesn’t have the expense of maintaining a seawall, as many oceanfront property owners do.

A  property that fits the bill is a 3 bedroom, 2 bath condo with service quarters, in a small complex with a nicely landscaped pool area.  Sit at the pool and enjoy your own tropical paradise.

The MGP GROUP of companies is a UK based company with offices in Florida, USA and Cotacachi, Ecuador announced the ground breaking of their current project, high end quality retirement condominiums in a gated environment in Cotacachi, Ecuador.

In addition to the homes they are offering top quality assisted living services for clients who require them, a heated swimming pool, gymnasium with scheduled & supervised wellness training, Sauna and Steam rooms plus a restaurant, community center and small chapel.

The Huge 2018 Risk

Here is a huge risk that could explode in 2018.

I hope I am wrong.

According to Treasurydirect.com, as of October 31, 2017 the cost of interest on  the total US public debt of $20,467,375,664,755.32 (20 trillion+) was $24,411,569,716.36 (24 billion+).

The 36 cents isn’t much of a problem.  The other 20 trillion is.

This is good news and bad… the rock and the hard spot.  The bad news is that the rock (US federal debt) is getting bigger….harder to miss.  The Congressional Budget Office (CBO) projected in 2010 (the debt then was a bit over 14 trillion) that, under law at that time, debt held by the public would exceed $16 trillion by 2020, reaching nearly 70 percent of GDP.

They sure goofed on that.  Here we are… not quite into 2018 and debt has shot past 20 trillion.

How could the CBO be so wrong? 

The CBO screwed up because they could never imagine that the Fed would push interest rates so low… and keep them there.  The interest rates are so low that the government can borrow and borrow and still afford the interest.

For example, US Federal government interest this year will amount to around $483 billion on the 20 trillion of debt.  Yet in 2008 on debt of only $9,229,172,659,218.31 (9 trillion +) the interest that year was $451,154,049,950.63 (451 billion +).

Interest payments in 2017 are 7% higher than they were in 2008.  Yet the debt is over 100% higher.  

Very low interest rates have helped the government borrow.  Low interest has also helped the US stocks reach all time high prices.

Here is the very hard spot.  The downside is that low interest has reduced earnings of investors.  Low interest has ruined the lifestyles of many who have retired.

Here is what happened and why the problem may exist for quite a bit longer.

If investors can increase the interest rate to 6% from the lousy 1% (or so) they earn now, they gain 1,263% more over 30 years.  Anyone living off interest, who is drawing down their portfolio over 20 years, makes 57% more annual income every year.

But if investors get 6% interest instead of 1%, the government has to also pay more on it debt.

The government will resist raising rates because it will ruin their budget, cause a collapse of the stock markets and destroy the US dollar.  

Rising interest rates, that we would like to see as investors, will create an almost unimaginable debt crisis.  If government interest goes to 6% it is like the $20+ trillion national debt  rising to 100 trillion!  Unless there are some huge tax increases, a 5% increase in interest rates would increase the national debt by five times.

A tax increase?  The current tax act being proposed reduces, not increases, revenue.

This is not a theoretical problem for the future. This is not something that our children and grandchildren will have to deal with.  This is a problem in the here and now.

Interest rates create a massive problem on two sides of the same coin.  Raise rates the massive national debts ruins the purchasing power of currencies.  Keep interest rates low and capitalism does not work for investors.  Politicians simply borrow more (on our behalf) but for their benefit.

The first fact behind this secret is that things are really good in the western world.  Despite many problems, we are surrounded by more abundance and greater opportunity than almost anyone has ever enjoyed, anywhere, ever.   To enjoy a fair share of this wealth, all we have to do is understand human nature and learn how to invest in the new economy, as it changes and becomes new, again and again.

Merri and I have made seven huge transitions in the 50 years.  Each has allowed us to always stay ahead of losses that the majority of Americans suffer.  We are in another transition right now and want to share why and what to do so you can stay ahead and live a richer, independent life through 2018 and beyond.

A falling US dollar is one of the greatest risks we have to our independence, safety, health, and wealth, but also brings a window of huge profit as I explain below.   Though the greenback has been strong for a number of years, its strength is in serious jeopardy.  The growing federal deficits increase the national debt and this with rising interest rates propels a growing debt service.

When the Dow Jones Industrial Average recently passed 20,000, another milestone of “20” took place that has a much darker meaning to your and my spending power.  The U.S. national debt passed the $20 trillion mark.

The problem is that the Dow will come back down.  National debt will not fall.

The double shock of money fleeing Wall Street and US debt skyrocketing, will destroy the purchasing power of the greenback.

Go to the store even now.  Statistics say inflation is low, but buy some bread or, heaven forbid, some fresh vegetables like peppers or fruit.   Look at the cost of your prescription or hospital bills.  Do something simple like have your car serviced at an auto dealer.  Look at the dollars you spend and you’ll see what I mean.

The loss of the dollar’s purchasing power erodes our independence, our freedom and our savings and wealth as well. 

At the same time, low interest rates by big banks and higher health care costs soak up the ever diminishing income and savings we have left.  According to a Gallup poll, the most unpopular three institutions in America are big corporations & Wall Street banks, HMOs and Congress.

Yet there is little we can do because these institutions are in control.

Over the last 50 years the average income for 90 percent of the American population fell.  Our health system is restricted by a Kafka-esque maze of legislation and insurance regulations that delay, frustrate, and thwart attempts by patients and doctors from proper medical care.  Big banks and corporations restrict our freedom of choice.  The business customer relationships are no longer transactions between free equals.

Banks can trap us in indebtedness at every age from student loans to mortgages to health care costs.  They pay almost nothing on our savings.  They hide unexpected fees and payments in complex and unreadable documents.  Banks and big corporations routinely conceal vital information in small print and then cheat.  Weak regulations and lax enforcement leave consumers with few ways to fight back.  Many of these businesses ranging from cable TV to phone and internet service to health insurance have virtual monopolies that along with deceptive marketing destroys any form of free market.

These same companies control the credit-scoring agencies so if  we don’t pay unfair fees, our credit scores will plunge and we could lose the ability to borrow money, rent an apartment, even to get a job.  Many consumers are forced to accept “arbitration clauses” in lieu of  legal rights.  The alternative is to lose banking, power, and communication services.

Big business has also usurped our privacy.  Internet companies sell our personal data.  Personal information is pulled from WiFi and iPhones track and store our movements.  The government can access this information, sometimes without subpoenas.  There’s a lot that we don’t know, often withheld under the guise of “National Security.”

The glow on Western democratic capitalism has dimmed… or so it seems.  The US, leading the way, is still a superpower with economic, innovation and military might, but the institutions that should serve the people have become flawed or broken.

America’s infrastructure is in shambles.  The nation’s bridges are crumbling, many water systems are filled with toxins, yet instead of spending more to fix this, we build more prisons.  The 2.2 million people currently in  jail is a 500 percent increase over the past thirty years.  60% of the inmates belong to ethnic groups.  Not just non-white ethnic groups are suffering.  Annual death rates are falling for every group except for middle-aged white Americans.  Death rates are rising among this group driven by an epidemic of suicides and afflictions stemming from substance abuse, alcoholic liver disease and overdoses of heroin and prescription opioids.

America’s middle class is shrinking.  Nearly  half of America’s income goes to upper-income households now.  In 1970 only 29 percent went to this group.  How can we regain our freedom, our happiness and our well being in such a world?

Merri’s and my first property purchase many years ago was agricultural land… over 900 acres… formerly in sugar cane, citrus, pineapples and avocados… the top soil deep and rich.

An excerpt from a recent message entitled Beating & Benefiting From the Economic Crash explains why: In the seven years before its peak in July 2006, the US home-price index surged 155 percent. Since then, it’s fallen 33 percent.

This creates a huge opportunity. Economic history since before WWI suggests that we’ll see the final crunch of this 15 year bear in 2011 and perhaps 2012.  Then the light at the end of the tunnel will appear… slowly at first but picking up a head of steam aiming for the next bubble of something like 2030.

The way to beat this crunch is to set your affairs so you do not lose during the next crunch and have liquidity to take advantage of the low prices and high value the crunch could bring.

There are numbers of reasonably safe pockets of opportunity.  For example inflation during these difficult economic times has helped profits on agricultural property.

Excerpts from a May 31, 2011 article “Farm boom missing Main Street” by By John Gaps III, of The Des Moines Register show what I mean:  GUTHRIE CENTER, Iowa – Fifteen miles northeast of here, a quarter of a square-mile of farmland sold for $1.3 million this spring.

Farmers can lock in about $6.73 a bushel on the Chicago Mercantile Exchange for corn they will deliver to market in December, nearly twice the price a year ago.

The sustained surge in corn prices has driven the average value of an acre of Iowa farmland to $5,708, according to a March survey by the Realtors Land Institute. That’s up 19.7% from the previous six months and up from $1,865 in March 2001, according to the Institute’s Troy Louwagie. The land northeast of Guthrie Center— where fields are flat and the soil is black — sold for $8,600 per acre, according to the county assessor.

“The rural economy is very good right now despite signs of a peaking commodities market and concerns about drought creeping north from Texas, flooding along the Mississippi River, and rain-delayed corn planting in Illinois, Indiana and Ohio. American farmers who grow everything from rice to sugar beets have enjoyed a year of historically high prices, said Don Roose, a trader at U.S. Commodities in West Des Moines.

It’s not just towns surrounded by crop farming that have declined amid high commodity prices.

In heavily forested west central Alabama, the town of York has suffered as the timber industry has consolidated, said Auburn sociology professor Conner Bailey, president-elect of the Rural Sociological Association.

That’s despite steadily climbing timber prices since the middle of 2009 on the Chicago Mercantile Exchange.

This is why in the last several years I have been writing about and adding agricultural real estate to my portfolio.

There are few places with as much agricultural potential and diversity as Ecuador. It is not surprising that many readers ask us about Ecuador farmland or agricultural property there.

Our first reply to anyone asking is… agricultural land is hard to find and get it!   Finding our hacienda took us well over a year of dedicated search.  Searching for good farmland is not like viewing a batch of properties in a town or village.  First, it often takes hours just to get to the land.  Secondly, it almost always takes hours inspecting the land.  You do not do quick walk throughs on  100 or more hectares.  One is lucky to be able to see one property a day unless you can be really very organized.

Then once you find something that looks good… the hard part begins.  Of course there is always the price!

Then there is the research.  One seemingly great property we looked at “had great water rights”  we were told.  “Then why does it have cisterns all over the place?”  we asked ourselves.  A deep check of the deeds and talking with neighbors unveiled the fact that what’s on paper does not always match precedent and reality.  There were water rights on paper, yes, but they were disputed by numerous neighbors who had for years continually cut the water lines every time the current owner installed them.  It was just pure luck that we were suspicious and turned down this property, which still has not sold.

Buying agricultural property is not like buying urban property from a title point of view.  There are no rural land registers, so deeds have to be carefully researched by an attorney.

Finally if you buy it… what’s next?   Who do you hire. What do you grow… who buys the crops?

Yet because there has been such interest, I challenged Jean Marie Butterlin to create an Ecuador Agricultural tour.   He has been working hard at this for over 6 months, and I am proud to announce that he has set up an excellent program for those who are really interested in farming in Ecuador.

When I was 40 years old and told my friends that I would retire at 50, they were laughing.  They are not laughing anymore!

My name is Jean Marie Butterlin and I live on one of the nicest, most affordable coasts of all South America with my wife Pascale and although I consider myself retired, I still like to work… but only at what I really like.

How did I achieve that ?

I had a plan.

Part of that plan was to move to a nice area where it was less expensive to live and much less stressful than Europe.   I found that place after traveling and inspecting most South American countries.  We chose Ecuador and more specifically Bahia as our home.

We live now as well on $2,000 a month in Bahia than we did in Europe on $10,000 a month.

When you are planning to retire and live the good life, you should look at both parts of the equation, expenses and what you can earn.I have been able to lower my expenses considerably by living in Bahia.  We live in front of the Malecon enjoying the sun 320 days per year.

But the key to retirement is really in the INCOME part of the equation.   How can you generate income without working too hard?

The answer is to have an “outside the box”  plan.  If you do what everybody else does, chances are you’ll earn what everyone else does.

A lot of younger clients on our real estate tours ask  “How can  I generate a little income in Ecuador”?  They say they would move down immediately if they could. This started me thinking  about how to show a few select clients a chance to be part of that world of retirees in Ecuador who work only at what they like.

I have put together a special plan for those seeking to move and earn in Ecuador now!

Here is the plan and here are the facts:

* Every economist is currently saying that agriculture will be the next place to invest because :

  • God is not making more arable land.
  • The world is running out of food.  China has been buying and leasing arable land all over Africa and in South America for example.  A lot of the smart money is going into arable all over the continent.

* Ecuador has some of the cheapest yet best agricultural land in all of South America.  The climate is best for growing as well with 365 days a year of direct sunlight.  In many parts of Ecuador, farmers can get 3 and even 4 harvests per year, depending on the water available on the property.

* However, most Ecuadorian farmers have not yet learned how to produce and manage a farm. They are lacking higher education and management skills as well as equipment.  Some Ecuador farmers still plow with oxen.

*  Many Ecuadorian farmers do not know how to sell and do not treat the farm as a real business.

There is a great opportunity that lies in this combination of cheap, arable land, the geographical place of Ecuador on the equator and lack of good agronomical skills.

This is a tour for those who want to have an active agricultural business in Ecuador and have $100,000 minimum to invest.

These tours are conducted over three long, jam packed days to provide you a low cost efficient way to inspect Ecuador agricultural property that is legitimately for sale at a reasonable price.

Day 1 – 9 am to 6 pm: Detailed presentations by agri engineers and specialists of several type of agri businesses. These presentations  include costs, types of soils for each type of crop, risk analysis, potential profits, timing, where to find the buyers of crops,  introduction to buyers  looking for specific crops.

On the tour we look “outside the box” at crops that can for example produce “biofuel”. We’ll look at land where one company in Manta will buy every available crop at market price.   We know the owners of that company and you will be introduced to them.

Day 2: Visits farms for sale.  Here is one farm we will inspect.  This agri property has 203 hectares (507 acres) divided into:

28 hectares (70 cares) of balsa trees.  In 5 years these will fetch $30,000 a hectare.

30 hectares (75 acres) of African palm trees in production (the nuts fetch $250 per ton).

Day 3: Q&A’s with the agri specialists…with round table discussions. We will break into small groups to discuss in more details each business its costs and potential profits.

We will have inspected and investigated all properties prior paying special attention to three special issues:

* water on site
* access roads
* good port close

We will only show land that has water in Manabi province near Manta the second largest port in Ecuador.

We will have investigated electricity, pricing and title plus will have speakers during breakfast and dinners who will discuss these  issues and the legal matters pertaining to agri businesses in Ecuador.

These experts will be available for consulting during the tour and later… covering technical matters on which crops are best suited for each soil and what times of the year are best for planting and harvest.  The tour pays special attention to reviewing the marketing aspect of each crop and where to find buyers.

We use our contacts with local people were born in the area… who know the land owners… who know what the “market” price should be and we do not show farmland where the seller is asking an unrealistic price or if there are any doubts about ownership or clear title.

We also provide administration, accounting and legal consultants who will answer questions about owning and running a company in Ecuador, a civil code country and very different from the US and Canada which run on common law.

The Answer:  We will not show any businesses that do not produce on a regular basis at least 10% net return. Many agri businesses you will see can pay off land costs within 1 to 2 years.

Ecuador has many Agricultural Advantages and we have been recommending the idea of investing in Ecuador agriculture for years.

Here is an excerpt from an April 10, 2007 message  at this site entitled “Ecuador Agriculture”: Ecuador agriculture can offer a better lifestyle and opportunity as good prices rise. Sometimes we forget the importance of life’s basics…such as food. Until those basics cost more.

Ecuador agriculture is important because Yesterday’s Wall Street Journal included an article that began: “Prices of farm goods are climbing – in part because of demand for crop-based fuels – pushing up food prices around the world and creating a new source of inflationary pressure. The rise in food prices is already causing distress among consumers in some parts of the world — especially relatively poor nations like India and China. If the trend gathers momentum, it could contribute to slower global growth by forcing consumers to spend less on other items or spurring central banks to fight inflation by raising interest rates.”

This is one of the wonderful benefits of Ecuador agriculture, the extreme supply of excellent but low cost food.

Ecuador is a Garden of Eden and here is a fact you probably did not know. The inhabitants of this region developed more than half the agricultural products that the world eats today. Among these are more than many varieties of corn and potato. These foods also include squash, beans, peppers, peanuts, popcorn, yucca and quinoa.

They even learned to use freezing night temperatures and warm days to freeze dry potatoes and create potato flour.

Here is the market, three blocks from our hotel where we shop.  Open air restaurants in the front of the market offer excellent meals, vegetarian, or chicken, steak, fish or pork for about $1.

And every type of fruit you can imagine, from pineapple to coconut, papaya, mango, apples, pears, bananas, berries and numerous other tropical fruits all at bargains prices by Western standards and ripe all year round.

Many exotic spices at a 1/20th the cost in the US or Canada. I bought a huge bag of Star Anise (bottom right) probably a pound yesterday for $1!

This makes life especially wonderful and inexpensive.

This creates opportunity as well.

Ecuador’s geographical location gives it a distinct advantage in agricultural production. Its exports include asparagus, bananas, broccoli, cocoa, coffee, flowers, hearts of palm, lentils, papaya, passion fruit, pineapple, plantain, mango, red beans, and tomatoes. Ecuador has mainly an agricultural economy, though oil is its largest source of revenue, and industry has expanded. Agriculture employs 32 percent of the workforce. 6.4 million acres is used in agriculture. Permanent pasture covers 17 percent of the total area and forests nearly 43 percent. In the highlands subsistence agriculture and the production of staples for the urban areas are predominant (corn, wheat, barley, potatoes, pulses, and various vegetables). In the coastal lowlands tropical crops are grown to export. Ecuador is the largest exporter of bananas in the world and among the largest exporters of shrimp and roses.

Merri and I have been recommending Ecuador for almost 15 years…we have been recommending investing in agricultural property for even longer.
