The reader wrote:  Although I have kept up with your various editorials, I am somewhat concerned that the Vistazul project, with favorable infrastructure, location and amenities, has not taken off.  Is this a valid concern?  Thanks for your perspective Tom

My reply can help you understand what a good deal the recession created and share ideas on what to look for when looking for Ecuador real estate.

Here is my reply:

The Vistazul Ecuador beach condo project took off very nicely two years ago. About half the units in the first couple months were  sold. Then the recession hit and as these are more a second home, rather than full time living, destination, sales slowed badly.

Added to this, the road from Manta to San Clemente is being redone. This has really made it hard and circuitous to reach these Ecuador beach condos.  Long term though this will of course be really good!

However sales have continued… just at a slower pace.  The developer wrote that there are only two condos left in the blocks that are finished. One is a resale unit 506 and unit 301.  Unit 301 is the only finished unit that has not been sold.

There are eleven units left in the unfinished buildings two and six.

Structural work on these units should be ready within a month but as I mentioned Kjetil Haugan will wait with the finish work on these units until he has completed the infrastructure work on the development.  Gary

Let’s review the entire history of the project so you can see how surprisingly well it has sold considering the utter collapse of the real estate market in the USA.

We have worked with Kjetil for 12 or 13 years and ten years ago Kjetil, Merri and I drove the entire coast.  This San Clemente property is one that Kjetil liked and purchased.

Kjetil introduced us to the project in December 2007 when he was in the process of building the Palmazul Hotel & Spa and it looked like this:

We put money up front and bought the first six Vistazul units to get construction started.  By then Palmazul looked like…

We always liked this project because the hotel clubhouse was finished and in operation before ground was broken on the condos.

We put enough money into the project so we knew it could be done.

All seven of the factors we like to see in a new project  were in place before we began sales.

#1: Land owned with title insurance.
#2: No debt on the land.
#3: Infrastructure complete.
#4: Financing in place.
#5: Experienced engineers and architects involved.
#6: A logical sales plan set up.
#7: Long term management organized.

Since we send about 20 people a month to the area on real estate tours and they stay at the hotel club house, the project has an advantage though we do not allow the developer to push this over other projects or properties on the tour.

The project’s unique position on the beach… in a really quiet location where little else can be built makes these to our way of thinking a real winner at $79,000 to $89,000.

Some US real estate prices have fallen so they compare to Ecuador real estate prices… but NOT ON THE BEACH.  US beach property is still far more expensive than Ecuador beach prices.  I have never seen any US beach front which compares  anywhere close to the prices at Vistazul.  Why is this?  First, Kjetil bought the land 10 years ago when prices were unbelievably low.  Second, the bulk of the construction was done before inflation started to push up construction costs. Third, we have sent all the buyers to the project and do not receive commissions, thus eliminating a normally large sales cost.

But we really recommend that you visit and see to make sure that this rustic area appeals to you and to see which units available best suit you.

The developer Kjetil Haugan also offers financing on the $89,000 units.

Access is now extremely easy and the newly resurfaced Ruta Del Spondylus runs through many different landscapes and typical fishing villages.

Here is my reply:

Thanks for getting in touch.  Many readers have been confused by the fact that I continually buy and sell real estate in Ecuador and Florida and have been for the last ten years as I continue to do so in North Carolina as well.   I am also looking for investment property in Oregon and England (as Merri and I have children and grandchildren in each place).

In the last decade, I have purchased and sold many Florida as well as Ecuador properties and I recently purchased one more Florida property.

I currently have one property in Florida. I have 13 in Ecuador.

If I see bargains in Florida I will buy but am not actively seeking more at this time but am working on upgrading the one currently owned.

This year we have almost doubled our publishing and business commitments to Ecuador as we did last year.  In 2008 we had 12 tours in Ecuador. Last year we had over 20… this year we have nearly 50… plus I am creating numerous reports about Ecuador now.

I am currently selling some condos on San Clemente beach. Let me explain why the timing and place for these Ecuador beach condos is perfect now.

Ecuador Investments


The excerpt below is from a recent password protected multi currency message that shares ideas about Ecuador investments.

Beginning of excerpt.

A reader asked:  Gary—Does the fact that Ecuador real estate is also dollar based have anything to do with your current sales of your Ecuador real estate?

And what would be the prospects or recommendations for an individual to buy Ecuador real estate in the future if their portfolio is already “heavy” in
USA real estate?

Reply.

My taking profits on Ecuador real estate has nothing to do with the fact that Ecuador real estate is denominated in US dollars.

I view real estate as a currency and look beyond the currency. I expect real estate to  strengthen against any currency with inflation… so the denomination of the currency is not all that important.

There are times when a currency’s purchasing power drops so fast that real estate does not keep up. This is rare… and during the lag, there is a really good time to buy real estate.

An example was the melt down of Ecuador’s currency in 2000. The sucre fell from 12,000 sucre per US dollar to 25,000 in just a couple of weeks.  Real estate prices did not double anywhere as fast.

I was buying Ecuador real estate heavily then, which is one reason I am selling now as you will see below.

Normally real estate to me is just a view of another currency.

I am heavily weighted in real estate in Ecuador, Florida, Georgia and North Carolina right now for three reasons.

First, I see real estate as a better bet than most currencies at this time. The economic downturn of 2007 and 2008 lowered real estate prices… creating good value.  The stock market recovered and has not been such a good value… though it may be correcting now.   The real estate market has not recovered to such an extent.

An excerpt from the January 23 article in the Economist entitled  “Still in the Cellar Small signs of recovery cannot shift the general gloom” confirms this fact when it says:

WHEN American house prices finally started rising in June last year, ending a three-year decline, homeowners and economists rejoiced. The steep plunge in values, about 33% nationally from peak to trough, caused widespread damage in the American economy and abroad. The stabilisation of prices turned out to be a precursor to broader economic recovery.

Since bottoming out between May and June, prices have ticked upwards every month, while sales have risen from their recession lows. And yet gloom persists. The pace of foreclosures has not abated, and there has been no improvement in employment in residential construction.

Worse still, the momentum now seems to be ebbing.  Mortgage applications for purchases fell sharply in November, to their lowest level since 1997. Confidence among home-builders declined in November for a second consecutive month. And figures released on January 20th showed that new housing construction, which recovered from the record lows of early 2009 to plateau late last year, fell by 4% between November and December. The fear is that prices will soon start to fall again, touching off another round of pain for homeowners, workers and banks.

Second,  Merri and I have a lot of experience in buying and fixing up real estate and use this experience and our imagination to enhance the value of what we buy.   We truly enjoy that process and often don’t enjoy holding, using and/or renting.

I buy and sell real estate in areas that enhance our lifestyle and where we see a bargain. We are continually churning our real estate portfolio.  Three years ago I sold seven condos I bought in Cotacachi while I was buying other condos on the Ecuador beach.

That did not mean I did not like the condos in Cotacachi or did not like Cotacachi any more.  In fact the next year and I bought an office building in Cotacachi and converted that to condos.

We do not keep real estate that we are not using for long.  We buy special properties with a problem… fix the problem… keep the property long enough to have a capital gain instead of income and take a profit.

In 2005, while I was buying real estate in Ecuador I was also buying condos in Naples, Florida.  We lived in the condos part time and sold them in early 2007 (luckily at the top of the market)…  and as the Florida market tumbled we began waiting and watching for more Florida bargains.

Third, this last year we have had special reasons (our grandson and the Florida RE crash being two of them) to focus on real estate in Florida… but we remain well diversified at the same time.   We are especially putting extensive capital into building our Ecuadorian publishing and tour organization.  We doubled the number of tours we conducted in 2009 and this year we have doubled them again.

Two years ago we did 12 Ecuador tours. This year we’ll do nearly 50.

Now Merri is researching Oregon coastal real estate… looking for bargains… not because the Oregon Coast is better than Florida, North Carolina or Ecuador… but because our next two grandchildren are three and one years old.   Thoughts of spending time with them in a few years is enough to draw our attention there now.  Also, my sister and her husband have craved a property on the Oregon coast and it looks as if we will have to find it for them.

Diversifying currencies is important and being concerned about the fate of the US dollar vital… but there is more than to a bottom line than percentage points and statistics.

Ecuador Earthquake Facts & Figures


Ecuador is a land of volcanoes and geological faults so Ecuador does have earthquakes. Here is an excerpt from a full report just emailed to our Ecuador Living subscribers.

The recent earthquake in Haiti sent many readers scuttling to their keyboards so they could ask about earthquakes in Ecuador.

One reader wrote:

“Since Ecuador is obviously in a earthquake zone, how many of the buildings you have recommended or mentioned over time are built to earthquake standards? It seems you never mention anything concerning this, or if you have not very often. This is putting people in possible severe danger if they are buying into a condo or home without making them aware of this very important point. Cheaper structures mean very little if a person has to risk their life in that earthquake known region.”

Another sent this missive:

Having been to Ecuador I know that Ecuador is earthquake country.  Given what’s happening now in Haiti when I read about high rise building in Ecuador I wonder what the construction is.  Is the potential for earthquakes taken into consideration re: construction?  It might interest folks considering living in Ecuador or investing there – perhaps a good topic for one of your great emails.  It would certainly interest me! Thanks!

Ask and you shall receive… so I have listed some Ecuador earthquake facts below.

We do take care to live in a healthy way.   Earthquakes are not especially healthy… but after thinking about this my conclusion is that it is cities are a bigger risk than earthquakes.   Earthquakes do not scare me.  Cities do.

This is one reason that Merri and I live in the country everywhere… Florida… North Carolina and Ecuador. Cities are more dangerous places than countrysides…  during earthquakes…  hurricanes…simply driving in traffic… or even taking a breath.

This appears to really be the case with earthquakes!

An excerpt from a  report by Geohazards International entitled Vulnerable Communities points this out when it says:

At Increasing Peril

Earthquake risk is great and growing for people in cities of developing countries. Since 1900, four of every five deaths caused by earthquakes have occurred in developing countries. In the year 1950, two of every three people living in earthquake-threatened cities lived in developing countries; by 2000, that number had increased to nine of every ten.

Little has been done to reduce the risk that these people confront. Most people living in cities of industrialized nations are aware of their earthquake risk; in developing countries, most people are not. Building codes are common in industrialized nations; in developing countries, they are not. When building codes do exist, they are often not enforced. Experts in earth science and earthquake engineering in developing countries are few in number, ill-equipped, and isolated.

Yet much can be done. Since 1900, industrialized countries have markedly improved their construction practices and emergency response capabilities. As a result, the average number of fatalities per fatal earthquake in those countries has been reduced by a factor of 10. Over the same period of time, the average number of fatalities per fatal earthquake in developing countries has remained unchanged.

The growth of Urban Earthquake Risk

If earthquakes terrify you, then you may want to avoid Ecuador and the entire ring of fire.

The US Geological survey glossary describes the Ring of FireThe “Ring of Fire”, also called the Circum-Pacific belt, is the zone of earthquakes surrounding the Pacific Ocean — about 90% of the world’s earthquakes occur there. The next most seismic region (5-6% of earthquakes) is the Alpide belt (extends from Mediterranean region, eastward through Turkey, Iran, and northern India.

If, however, you are like me… there is too much there to let the fear of earthquakes stop me… being in Oregon… California… Ecuador.

So the question is… are there places to avoid?

Let’s begin with Quito. Wikepedia says of Quito:

San Francisco de Quito, most often called Quito, is the capital city of Ecuador in northwestern South America. It is located in north-central Ecuador in the Guayllabamba river basin, on the eastern slopes of Pichincha,[1] an active stratovolcano in the Andes mountains.

The largest eruption occurred in 1660 when more than 10 inches (25 cm) of ash covered the city.[8] There were three minor eruptions in the 1800s. The latest eruption was recorded on August 23, 2006, when a few puffs of smoke and a large amount of ash were deposited on the city. Although not devastating, the eruption caused significant disruption of activities, including closing of the international airport. It is unlikely that any serious activity will occur in the near future, and the topography of the volcano is such that, even if a major eruption were to occur, lava flows would head into the almost-unpopulated areas west of the volcano, sparing Quito, which lies to the east.

An article at History.com entitled “Earthquake destroys landmarks in Quito” provides more details:

Quito, Ecuador, the site of many powerful earthquakes through the years, suffers one of its worst when a tremor kills 5,000 people and destroys some of the most famous buildings in South America, on this day in 1859.

Quito’s history of earthquakes in modern times began with a monster tremor on February 4, 1797. Not only did an estimated 40,000 people in the city perish, but the quake activated the Cotopaxi volcano. This led, in turn, to lava raining down on the town of Ambato. Sixty years later, Quito had been rebuilt and little was remembered about the devastating quake of 1797.

But, at 8:30 a.m. on March 22, nearly six full minutes of violent shaking struck the city. Buildings, churches and homes throughout the city were demolished by the tremor. Some of the area’s most prominent buildings collapsed, including the Government Palace, the Archepiscopal Palace, the Chapel of El Sagrario and the Temple of the Augustines. Despite the loss of so many structures, the death toll was not as high as it could have been. Coming at 8:30 in the morning, the quake was just late enough that most of the residents had left their homes, where they would have been most vulnerable.

Following this disaster, Quito was not hit again by a major earthquake until August 1949, when a tremor south of the city killed 6,000 and left 100,000 people homeless.

So does one avoid Quito?  That of course is your choice, but not me. There is too much I like about this city to let such a minimal risk thwart my desires.

How about avoiding tall buildings in Quito?

We don’t plan to live in a tall building anywhere…but we still love many parts of Quito.

One of my favorite places in Quito is Techo del Mundo, a restaurant on the top floor of Hotel Quito… an old 13 story building. The restaurant has great panoramic views of Quito in all directions.

Are Ecuador skyscrapers safe?
Ecuador is no Haiti.  Inexperienced travelers, especially those who have never visited Ecuador might divide the world into two categories… developed and developing.  Such thinking creates a distorted view. There are many categories of developing countries and Ecuador falls into a much higher category and has high standards of construction and numerous construction safeguards.
My Ecuador attorney wrote:  By reviewing legal issues relating to construction in Ecuador and after talking with several architects, I found that there are no specific legal requirements, but rather very high technical standards for structural design of buildings which have to be approved by the planning departments in the municipalities prior to obtain the construction permits. They have several categories of earthquake resistance buildings thus they (municipalities) demand higher structural safety according to the use of the building: hospitals, schools, church, etc.

Geohazrad International reports:  In September 1992, an eighteen-month project began to assess the earthquake hazard and risk to Quito, and, using earthquake scenarios, to design sustainable programs to mitigate that risk.

A multi-national group of seismologists, geologists, soils engineers, structural engineers and city planners developed, assembled and analyzed the technical data. This enabled them to estimate three likely future earthquake events in Ecuador, including distribution of earthquake damage in Quito.

This information was then used to design an earthquake scenario. Vividly written in non-technical language, the scenario raised public awareness of the earthquake threat and motivated government, business and community leaders to develop mitigation projects.

A group of international and Ecuadorian specialists from business and industry, city government, urban planning, emergency services and infrastructure then developed recommendations within their fields of expertise for reducing earthquake risk in Quito.

LONG-TERM OUTCOMES:

•    An Earthquake Safety Advisory Board was established to develop, implement, monitor and regularly update a comprehensive earthquake risk reduction program for Quito.

•    The Quito School Earthquake Safety Project, initiated by GHI and Ecuador’s Escuela Politécnica Nacional in December 1994, created retrofit designs for a representative sample of high-risk public schools in Quito. The relatively inexpensive process of identifying high-risk schools and designing their retrofits generated sufficient local funding to pay for retrofit building construction.

•    Interest generated by the Earthquake Risk Management and School Retrofit Projects led to national legislation in Ecuador that significantly strengthened building codes for public and private structures.

Angel Proano who is developing the Falconi homes development in Cotacachi wrote:

Dear Gary,  We are very saddened by what happened in Haiti, but it is important to inform the people coming to live in Ecuador, that in an emergency they should always make good decisions before buying a property.

Builders must take precautions before making a condo or a house, but unfortunately many of them save money by not buying the best quality materials, or constructed with the technique well suited.

The adobe building is very dangerous in case of earthquakes, also built in a loose soil, or too humid can cause cracks in the house.

Patricio Falconi knows that Ecuador is a country that is not free from earthquakes like the rest of the world is that it uses the best construction techniques as the foundation stone, iron chains at the bases of walls and other chains that melt into the walls before putting the roof. (attached sent photos as an example).

The combination of wood and brick with iron is the best building in an earthquake, our houses are very safe.

Also in the town have organized a group of emergency, to be prepared in case of danger. This group has the backing of government, the ministry of health, fire, police and local authority.  Kind Regards,  Angel Proaño

A close friend in Guayaquil wrote: “Gary,  Guayaquil has minor tremors compared to Quito but there are safety standards in all modern buildings.”

Carlos Tobar who is looking after our Quito tours wrote:  “I do not know the codes off the the top of my head but will find out more and let you know on Monday.”

Kjetil Haugan who built Palmazul and Vistazul wrote: “I know that our project is built with earthquakes in mind and the walls are almost the double the size of of normal walls but I am not sure if this is an requirement.  I’ll let you know more next week.”

The main reasons for choosing the areas where we live… The Blue Ridge,  Ecuador and Mt. Dora Florida… is we like the people… and the land.  Yet we gain  extra comfort from being out of cities.

Your comfort is the key as well.   Your chances of being hurt in an earthquake… hurricane, tornado… flood… an airplane crash… rattlesnake bite or being struck by lightning… are so statistically low that you should be sure to do what you love first… exercise caution against natural disasters, second.Wherever you are we hope your tsunami’s are of success and hurricanes of fulfilling activity… because it’s natural to have abundance instead of disaster.

“Ecuador has it all. Beauty, convenience, low cost and opportunity.” I wrote these words nearly fifteen years ago when Merri and I first visited this unique equatorial country as investors.

Yesterday’s message began our review of seven lifestyle foundations.

The last two messages at this site entitled Lifestyle Foundations and Ecuador Healthy Lifestyles outlined why we, at the beginning of this decade, are sharing seven key messages I have sent before…  but have update.  They reflect the fundamental values we share from the lessons we learn at this site.

This third lifestyle thought looks at why Merri and I have brought thousands of readers to Ecuador and been living and investing so much there for the past 15 years.  This messages answers the question… Why is Ecuador  a great place to be?

Having lived, worked and played there now for fifteen years, we are just beginning to realize how really special and what enormous joys and pleasures this tiny country has.

Slightly smaller than the state of Nevada, Ecuador has four highly distinct zones, the Amazon jungle basin, the Andean central highlands, the Coastal Plain and the Galapagos. Not only do these four regions offer highly different lifestyles and opportunities distinct from each other, each also offers unique sights, sounds and thrills that you cannot obtain anywhere else in the world. Yet it is all so compact!  Nothing is much more than an hour or two away.

In Ecuador you encounter cultures, knowledge, birds, plants, sights, scenes and sounds you will not find anywhere else in the world.

Yet there is even more that is hard to explain. A sweetness that lies just below the surface permeates all things and makes them somehow enjoyable in ways that are difficult to describe. Merri and I have taken over thousands of delegates to this country since we first began.

Again and again they say the same. “I don’t know what it is that I feel so good here, but I love it. I have to come back again.”

Perhaps it’s the random, jumbled, apparent lack of order in a society where things do work.

The airport is organized and gets better every time we arrive. The political system does move forward (Ecuador is South America’s oldest democracy), the legal system does work.

Perhaps it is the way things work differently there. Perhaps it is the incredibly low cost of fresh fruit, clean air and pure water.

Food,  of every variety, is excellent, abundant and in expensive.

Whatever it is that makes Ecuador wonderful, many of those who have accompanied us have (like Merri and me), bought homes, moved there and bettered their lives in a multitude of ways.

Perhaps it is the slight differences because like good ice cream, the nuances often say more than the obvious. Cracks in a wall, its patina and peeling paint speak more loudly than color, architecture and design. So I’ll describe the current circumstances of the country below, but written words are never enough. I’m writing the logical reasons why you might love Ecuador here, but you need to visit. Ecuador is a place for the heart and it will be your heart that rules in Ecuador, never your mind.

Quito… the Paris of South America.

Ecuador is at a crossroads. It stands in a position where it can really rise from its third world state or sink into an even deeper time of turmoil.

There are three driving forces at work, the first being economics. The country has oil… a lot of it.   About 60% of the government’s revenue comes from oil. A new airport is being built to replace the one in Quito.

On the downside the country is in an economic mess… has defaulted on its bond debt which is a huge negative for participation in the global economy.

Another driving force is the nation’s dollarization. The idea of abandoning the sucre and using the U.S. dollar as the nation’s currency was that this will stop inflation because it limits the politicians’ ability to spend. This was a good idea and the long-term stability and much lower inflation has created will be good.  The IMF loves this as do many of the other bright boys in top western economic posts…all who have never tried to run a country surrounded by other nations that do devalue their currencies. Dollarization has been good but there remain doubts that it can survive.  If the dollar rises versus currencies in neighboring countries, then Ecuador’s exports will become uncompetitive.

Enter the third driving force, President Rafael Correa.  He has gained great popularity especially be developing indigenous connections and has spent his first years in office on a reform campaign.  Can he continue to spend and can he continue his reform are the big questions.

The man is probably sincere, but like Jimmy Carter may be overwhelmed by events. He has no political experience at all. He is inheriting an economic mess and has managed to get many people angry with him.

Ecuador’s President Correa is dynamic and aggressive… and accessible.  Here is a photo I took of Correa when he visited our village.

Ecuador real estate prices are not as low as they were when Merri and I began investing a decade ago, but the values are still good… and the cost of maintenance and taxes etc. place are still low.  The streets are not as safe as they were, but especially out of the city and away from the Colombian border, Ecuador is very safe… not a dangerous place.

There are enormous historic, economic, cultural obstacles to overcome. Three forces are clashing.

The first are the few very rich families, who have always been in economic and political control. Since there is no middle class, these business families have never used capital markets and have kept business ownership to themselves. Without capital markets they have depended on low cost labor rather than capital equipment. If they stick to this old paradigm, as real wages rise (especially in relation to the neighboring countries) they will become increasingly uncompetitive.

The second force is the huge number of very poor. They want change, better lives, etc., but do not understand global economics. They want change without changing and/ or evolving to fit into today’s modern industrial world. They want the goodies of the west but do not know what to do or how to integrate successfully into the global economy.

The third force is president Correa. He has promised to attack graft to help the poor and downtrodden.  But can he do this with success?

My humble opinion is that education is the only real way to make the shifts required. The country must focus its newly found incoming cash flow on education. The poor must be helped to become more productive so they can rise. My guess is the funds will go instead to handouts to quell uprisings and to more graft.  This has been the trend so far.

However the president has instituted free education to all in Ecuador… a good step.

This is hardly an optimistic opinion but regardless, there will be great opportunity in Ecuador.  If the country moves the right way, they will enjoy increased stability, productivity and we who move there can participate in helping this wonderful nation join its place in the global economy.

The zero on the roulette wheel will be law and order. If the impoverished majority make enough fuss, law and order may decline. This is always the businessman’s risk.  This risk is balanced by the peaceful nature of Ecuadorians and their strong family values.

Ecuador has strong spiritual and family values. Even our small village Cotacachi has two large cathedrals.

My feeling is that the unchangeable good parts will remain.  Sweet people, more sight and sounds than you can find anywhere else, exquisite biodiversity of flora and fauna. There will be a rich, ancient culture full of wisdom to mystify you and bring you back again and again. The people have an inherent sweetness that has been ingrained for thousands of years. I do not believe that this will suddenly go away. A portion of the indigenous population (the Otavalans) are perhaps the most successful indigenous community in the world. Their influence is a stabilizing factor.

Plus there is more flora, fauna, some really great Indian markets, jungle lodges, incredible fishing, hiking, sightseeing and such. The many readers who have moved to Ecuador tell me they still love living in this place, as do Merri and I. Ecuador is a great place to visit, live in or do business. There are still some real estate deals but one has to search and work at this harder than in previous years… due in part to the large number of westerners who have moved to Ecuador.

Ecuador real estate potential is enhanced by increased inflation and this is why Ecuador real estate investing makes sense. Messages at this site monitor investments in Ecuador.

The collapse of the US economy made real estate in America more affordable… but reduced income, jobs and wealth also.  This has forced the US government to stimulate the economy at the expense of the US dollar.  This will cause inflation.

This is forcing many middle class Americans to move to less expensive areas in the US and abroad.

60 million baby boomers have begun to retire.  Many of their pensions and social security will be severely squeezed by inflation, leaving these people with one of five options.

#1: Keep working
#2: Move to less expensive areas within the US
#3: Export their retirement
#4: Live in near poverty
#5: Die

This is one reason I  believe in Ecuador.  Imagine this. 60 million boomers will retire over the next 20 years. We boomers are the most spoiled group of consumers as a demographic class that has ever existed on earth. We were promised the world. We were given the world. Now the magic is about to disappear.

Assume that 10% of these boomers will decide to move to less expensive countries. That’s 6 million people. Where is the most likely place to go? Eastern Europe offers great potential but are long distances from the US.

Estimating the Number of Americans Who Move Abroad.

My estimates at 105 may also be low. An article in Barrons entitled, “A new life in Panama” by Bob  Adams tells of  a silent immigration of Americans retirees and more, seeking to  work and live in other nations.

I have been writing and speaking and urging people to consider an international life for 40 years next May. Yet the scale of the  immigration that is taking place now surprises even me.  The author of this article  did a survey with over 115,000 respondents.

They eliminated any relocating for less than two years or because of military, government or their jobs.  They discovered that 1.6 million  households have already made the decision to relocate. 1.8 million households are seriously considering relocating and 7.7 million households are somewhat seriously considering relocating. The survey suggests that in total, an astounding 10% of American households are considering relocating abroad and another 10% are considering owning a home to either vacation or live part time abroad or 20% of Americans are n the move!

More surprisingly the largest group who are making these plans are in households aged 25 to 34.

If this survey is anywhere near correct (I will assume that Barron’s vetted this at least a bit), then the wave of Americans headed abroad are larger than I believe.

So where will these Americans (Canadians, British, Australians, Kiwis and Continentals are leaving their homelands as well) go?

Canada is out…too expensive and too cold. Most people will head south.

Mexico stands to be #1, but prices there are rising quickly and there is a lot of anti-gringo sentiment.  After all there have been numerous Mexican-American wars. The building of a fence across the border will not help either.  There is a law and order crisis. Yet it’s still probably the place that will benefit the most due to location.

Cuba, when it opens, will be ripe and good as well. A great place to buy when you can assuming no negative political circumstances. The low end Caribbean is also good except for those darn hurricanes that will put lots of people off…plus many water and transportation problems and the fact that few of the islands have a real infrastructure.

Panama is good…lots of English spoken, many yanks already there, but weather is lousy if you want to be in town (hot and humid) and prices are no longer low. Ditto for Costa Rica. Central America lacks infrastructure though there are some nice gringo settlements though they are expensive. Yet we see many Americans now moving from Panama to Ecuador.

Colombia is the first nation with a progressive economy and full infrastructure after Panama and Mexico. This is a wonderful place but security will stop most from going there. If the security/drug/crime issues are resolved and image cleans up…go buy in Colombia. This will be a great opportunity.

Argentina, especially Buenos Aries should do well also. It’s further away but BA has a very European feel.

Ecuador, 3 hours and 45 minutes from the US will benefit as the first nation with a full infrastructure and really low cost of living.

If Ecuador gets just 10% of six million Americans who leave the US, imagine what this means to this nation of 11 million.  First this is more than a 5% increase in population. However look at what it means in dollars!

According to the CIA World Fact Book, Ecuador has a Gross Domestic Income of $4,300 per annum per person. That makes a total GDP of $47,300,000,000.

Imagine what happens if the 600,000 gringos have an average income of $18,000 a year per person. That adds $10,800,000,000. This is an annual income that almost equals 20% of the entire national GDP! This is one reason why Merri and I include Latin equities in our investment portfolio and are buying more and more real estate in Ecuador.

Every cloud has a silver lining and two clouds casting shade on the greenback’s value are liberal money supply and political interference to support presidential elections.
