San Marianita Beach

San Marianita Beach, Ecuador

This s a paid ad from the developers of Casa Blanca condos.

This could be your sunset on Ecuador’s San Marianita Beach.

The Ecuador beach landscape is changing but values are still terrific both for living and for rentals.  Merri and I could fill our rental units there ten times over at this stage.

Now a Canadian custom home builder is creating a special situation at San Marianita Beach.

Here is the note that Frank Thibault recently sent me.

Gary,  have prepared a free 16 page report on opportunity in Santa Marianita  a small fishing village about 20 minutes south of the city of Manta. There is a long sandy beach, over two miles long and nearly 900 feet wide here.

The beach is rarely crowded and though Santa Marianita is just a small fishing village it is world renowned for Kite surfing.  Kite surfers come from all over the world, even as far as Germany (great for rental potential).

Why do they come? Because it is one of the best kite surfing landscapes in the world.

Whale watching season is also special from June to September.

We did our first trade show here in Ottawa Last weekend at the Ottawa Travel show  over 17,000 people came, it was a good event. We launched and presented Ocean Dream Properties Casa Blanca Hotel and Condo  at the show.

You can see a virtual video made up of the Casa Blanca Condos by clicking here.

We are 15 min to the city of Manta and only about 25 minutes to Manta Airport so home owners can come and go quickly and easily.

Our condos are special and we also offer fractional ownership of two months per year. Owners can choose fixed months or be in a rotation and can exchange weeks months with others. These months can also be rented by the week  and we offer rental assistance.

The units or fractional ownerships can also be sold.

The units  are approx 900 square feet plus a large 400 square foot patio that includes a Jacuzzi and charcoal BBQ .

All units are in front of Playa Bonita in Santa Marianita,  just down below our Hotel Casa Blanca and roof top  restaurant.

The hotel is in its initial operations and  now offers rooms though the restaurnt is not yet open at this time,  but we are not 100% in operation.

Kind regards, Frank Sunsethomes@rogers.com

Ecuadorliving.com was the first website to recommend Ecuador real estate well over a decade ago and our Ateam Ecuador conducted Ecuador tours as the most efficient way to learn about Ecuador’s real estate market.

Ecuadorliving.com was the first website to recommend Ecuador real estate nearly two decades ago and we continue to assist Ecuador Living Club members in arranging Ecuador tours as the most efficient way to learn about Ecuador’s real estate market.

Ecuador real estate markets have evolved to the point that group tours are counter productive. When Ecuador Living began,  there was not enough property… easily reached… for sale.   Little English was spoken and the properties were often hard to reach and spread far apart.

Ecuador real estate group tours helped readers reach these properties.

Today there are many properties and group tours can inhibit zeroing in on specific wants and needs.

Ecuador Living’s Real Estate Tour service helps its members create custom tours that fit each person’s schedule and particular desires.

The personalized tours are like AAA Trip Tics and help in three ways.

#1: The dates of your tour can be set to fit your schedule.  Ecuador Living makes sure you don’t book a tour on holidays or times when you would not be able to see property.

#2:  The tour service helps you zero in on your particular needs in real estate so you do not want to spend time viewing properties that are not of interest to you.   Once we have your tour dates and specifications, we contact brokers, developers and sellers of real estate in advance to help focus your search.

#3: You can turn these tours into adventures and overall Ecuador introductory tours so you see many different areas of Ecuador as you wish.

Ecuador Personalized Real Estate Tours are the most efficient and inexpensive way to get an overall view of Ecuador real estate.

Because we are publishers who owe our loyalty to our readers and not real estate agents, you can be assured that the tours are based on your wishes, not on any broker’s desire to sell a specific property.   Ecuador Living does not participate in any proceeds, commissions etc. from real estate sales.

For example if you only want to view farms with acreage and want to see farms in three areas… such as Cuenca, Imbabura and the coast we can help you organize a tour for this.

A recent article entitled “Building a charming destination”  by Paola Vellejo in the Bienes Raices Clave (Key Real Estate), Ecuador’s leading real estate magazine shows how experienced we are in Ecuador real estate.

Organizing the tour is a three step process.

#1:  This is a service unique to our Ecuador Living Club members.  To begin, become a member here.

If you are already a member please go to your password protected page at the link below.

#2: Once you have enrolled please use the real estate tour page to describe your real estate needs and email to us.

#3: We will research the trip… airfare and internal travel costs… hotel… food… guide and time required for each aspect of the trip.

To begin the set up of your tour please join the Ecuador Living Club here.

A translation of the article says:    In conversation with Britain’s Steve Marchant, familiar with the housing boom of Cotacachi, you can see the origin of the phenomenon of its growing popularity as a destination for retirees is the result of the sum of a series of coincidences that inevitably arise from one person: Gary Scott.    Scott was the spark that ignited the housing boom of Cotacachi for retirees.

Good Natural Health is Beachin

Natural health can be improved in easy, enjoyable ways… such as “beachin”.
There is wisdom in the masses… so we can usually learn useful information when we observe what people do…. such as…

ecuador-beaches

go to the beach.  This is the Ecuador beach viewed from Palmazul spa.

The book, “The Wisdom of Crowds, Why the Many are Smarter than the Few and How Collective Wisdom Shapes Business, Economies and Societies and Nations” by James Surowiecki tells how potent the wisdom of a group can be.

The book begins by telling how at the annual West of England Fat Stock and Poultry Exhibition in the fall of 1906, a British scientist became interested in a weight judging competition. 800 people, smart, dumb, old, young in all types of professions guessed the weight of two dressed oxen. The correct answer was 1,197 pounds. The scientist’s research found that the collective estimate was incredibly close, 1,198 pounds.

The book suggests that there is an uncanny and generally unconscious collective intelligence at work. The book shows how clouds of birds seem to move in one mind but actually are each acting on their own following four simple rules: #1) Stay as close to the center as possible, #2) Stay two body lengths away from your neighbor, #3) Do not bump into another bird and #4): If a predator dives at you, get out of the way.

The book suggests that rather than crowds being mindless mobs that the many are weirdly smart and effective even when many of the group are average or below in intelligence or experience.

A key point that the article makes is that there is incredible effectiveness in a diversity of individual intelligences and this is why we are sharing ideas about trends at this site. There are thousands of us reading these messages so perhaps our problem solving ability grows to the 4000th power.

So why do people go to the beach?

ecuador-beaches

I know I love playing in the warm Pacific waters on Ecuador’s beach.

Jean Marie Butterlin who conducts the Ecuador tours advertised at this site helps explain health benefits from walking on Ecuador’s beaches.  Any beach will do if we can keep them clean.  Here is Jean Marie’s article from our Ecuadorliving.com website.

Ecuador  Beaches, Health and Anti-Aging

By Jean Marie Butterlin

One of the healthy habits you acquire very quickly,  when you live on the Ecuadorian coast is to walk  for about 30 to 60 minutes everyday on the beach in the splash zone, where you just get your ankles wet.

This has 3 main health benefits :

Beach Health Benefit #1:  You breathe in a lot of negative ions that are produced by the waves crashing on the sand. without adequate negative ions, we are literally
working ourselves to death and we don’t even realize it.

Here is an excerpt of an article on negative ions and all the benefits.

“The action of the pounding surf creates negative air ions and we also see it immediately after spring thunderstorms when people report lightened moods,” says ion researcher Michael Terman, PhD, of Columbia University in New York.

Vitamins of the Air?

Generally speaking, negative ions increase the flow of oxygen to the brain; resulting in higher alertness, decreased drowsiness, and more mental energy,” says Pierce J. Howard, PhD, author of The Owners Manual for the Brain: Everyday Applications from Mind Brain Research and director of research at the Center for Applied Cognitive Sciences in Charlotte, N.C.

“They also may protect against germs in the air, resulting in decreased irritation due to inhaling various particles that make you sneeze, cough, or have a throat irritation.”

And for a whopping one in three of us who are sensitive to their effects, negative ions can make us feel like we are walking on air. You are one of them if you feel instantly refreshed the moment you open a window and breathe in fresh, humid air.

“You may be one of them if you feel sleepy when you are around an air-conditioner, but feel immediately refreshed and invigorated when you step outside or roll down the car window,” Howard tells WebMD

Beach Health Benefit #2: Fitness. You are getting a good half hour to an hour’s exercise, that help you keep your body in shape, helps lose weight and feel fit.  You gain greater benefit from enjoyable exercise.    Aside from the great view of the ocean, there are many other benefits of walking on the beach. Walking in sand requires a bigger effort than walking on a hard surface. Your muscles and tendons will work harder.
Walking at a slower pace requires more effort than walking fast or even jogging. Walking in sand requires 2 to 3  times more energy than walking on hard surfaces. Jogging in sand uses about one and a half times more energy than jogging on hard surfaces.

Beach Health Benefit #3: Purification. By walking barefoot on the sand, you are releasing through your feet a lot of toxins.

Another positive effect of bare foot walking, which most of the people are unaware of, is that it helps the leg muscles pump blood back to the heart. This makes it beneficial for those who are suffering from the problem of varicose veins.

In traditional exercises, like yoga, tai-chi and other martial arts, it is believed that being barefoot helps a person absorb Chi, the life-force energy. As you walk with your feet bare, you increase your vitality. At the same time, it helps you think clearly and increases your capacity to work.

Walking barefoot acts as a reflexology massage. The plantar surface of our feet is sensor rich and walking barefoot will stimulate all reflexology points and their associated organs throughout the body.

To walk everyday on the beach requires some discipline but it is well worth the effort and the joy;  each time I come down to San Clemente and Bahia with delegates on tours, I enjoy walking for a couple of miles up the beach towards Chirique; I usually do that at 6:00 a.m. and I am the only soul except some fishermen who are hauling their nets back to shore; I have to admit that I walk in a semi-meditative state, when the sun starts rising. You can make it a walking meditation out of it, with the awareness of your direct contact with Mother Earth.

Where in the world can you afford to enjoy the health benefits of walking on  a beach every day ?

Living on the beach can be costly but not in Ecuador, where you can still find small 10mx20m lots on the beach in Crucita from $8.000 and up.

this Ecuador beach view.

Ecuador-beach-condo

Friends and long term readers Bill Bushnel and Leita Hulmes (also partners in Villa Nova Inn in Cuenca) sent this advertisement.

We have a condo for sale in Edificio Sunrise in Puerto Gaviota.  This is a blossoming, secure development of mid and high rise condominiums on the northern edge of Atacames-Tonsupa on what is referred to as the northwest coast of Ecuador.

One of the key attractions to this area’a beach is the warm waters of the Panama Current rather the colder Humboldt Current that  the majority of Ecuador’s beaches.

This area is located on an “uplift” coast which means that the beach is protected from the effects of rising sea level. The building is further protected from tidal increases by a 10 foot scarp (cliff).  It is also located on the back of a 1,500 foot lot as you can see from the pictures on suparenta.com.  If you want, or need, additional pictures we can certainly supply them.  The Puerto Gaviota area is expanding rapidly and prices are sky rocketing as more and more “gringos” and folks from Quito and other mountain towns  are buying in the area with its great beach, restaurants, super market, and easy convenience to Esmeraldas Airport.  New construction is booming.

Our 8th floor view, considered among the best on the entire coast, is protected by low-rise projects to our north and south.  The main reason we are selling is that we have decided to spend our “off” time traveling around the world.

Weak Dollar Strength

A weak dollar strength creates potential for profit.

Many readers have been asking me if a strong US dollar makes it better to buy Ecuador real estate. The answer is that the greenback’s rise and fall are a neutral event for real estate in Ecuador or any country that uses the dollar as its currency.

Ecuador-beach-condos

Ecuador real estate like Vistazul condos at the Ecuador beach are not much affected by the dollar’s rise and fall.

However the dollar’s rise does create profit potential because a rising currency with  fundamental weakness is a sign that the strength is from human greed or fear.  This type of upward momentum usually overextends and rarely lasts long.

Hence the currency opportunity now.

In this case the rising  greenback is not supported by economic facts… due to the negative US current account, the US trade deficit and the US debt.

An excerpt from a New York Times article, America’s Sea of Red Ink Was Years in the Making by David Leonhardt explains why the negative fundamentals that apply pressure on the buck are not likely to change soon enough to maintain the US dollar’s rally.

Here is the excerpt:  There are two basic truths about the enormous deficits that the federal government will run in the coming years.

The first is that President Obama’s agenda, ambitious as it may be, is responsible for only a sliver of the deficits, despite what many of his Republican critics are saying. The second is that Mr. Obama does not have a realistic plan for eliminating the deficit, despite what his advisers have suggested.

The New York Times analyzed Congressional Budget Office reports going back almost a decade, with the aim of understanding how the federal government came to be far deeper in debt than it has been since the years just after World War II. This debt will constrain the country’s choices for years and could end up doing serious economic damage if foreign lenders become unwilling to finance it.

The story of today’s deficits starts in January 2001, as President Bill Clinton was leaving office. The Congressional Budget Office estimated then that the government would run an average annual surplus of more than $800 billion a year from 2009 to 2012. Today, the government is expected to run a $1.2 trillion annual deficit in those years.

You can think of that roughly $2 trillion swing as coming from four broad categories: the business cycle, President George W. Bush’s policies, policies from the Bush years that are scheduled to expire but that Mr. Obama has chosen to extend, and new policies proposed by Mr. Obama.

The first category — the business cycle — accounts for 37 percent of the $2 trillion swing. It’s a reflection of the fact that both the 2001 recession and the current one reduced tax revenue, required more spending on safety-net programs and changed economists’ assumptions about how much in taxes the government would collect in future years.

About 33 percent of the swing stems from new legislation signed by Mr. Bush. That legislation, like his tax cuts and the Medicare prescription drug benefit, not only continue to cost the government but have also increased interest payments on the national debt.

Mr. Obama’s main contribution to the deficit is his extension of several Bush policies, like the Iraq war and tax cuts for households making less than $250,000. Such policies — together with the Wall Street bailout, which was signed by Mr. Bush and supported by Mr. Obama — account for 20 percent of the swing.

About 7 percent comes from the stimulus bill that Mr. Obama signed in February. And only 3 percent comes from Mr. Obama’s agenda on health care, education, energy and other areas.

Alan Auerbach, an economist at the University of California, Berkeley, and an author of a widely cited study on the dangers of the current deficits, describes the situation like so: “Bush behaved incredibly irresponsibly for eight years. On the one hand, it might seem unfair for people to blame Obama for not fixing it. On the other hand, he’s not fixing it.”

When challenged about the deficit, Mr. Obama and his advisers generally start talking about health care. “There is no way you can put the nation on a sound fiscal course without wringing inefficiencies out of health care,” Peter Orszag, the White House budget director, told me.

Second, even serious health care reform won’t be enough. Obama advisers acknowledge as much. They say that changes to the system would probably have a big effect on health spending starting in five or 10 years. The national debt, however, will grow dangerously large much sooner.

“Things will get worse gradually,” Mr. Auerbach predicts, “unless they get worse quickly.” Either a solution will be put off, or foreign lenders, spooked by the rising debt, will send interest rates higher and create a crisis.

So whether you invest in Ecuador, overseas or just in the US… the current US dollar strength could be a weakness that create profit for you.

Ecuador Beach Condo Review

Here is an update on the Ecuador beach condos Vistazul in San Clemente Ecuador.

Ecuador-beach-condos

Here is an update as of March 2010.

Ecuador-beach-condos

Rooftop terrace at Vistazul Ecuador beach condos.

This project has progressed steadily despite the 2007 and 2008 recession in the West.

Ecuador-beach-condos

Vistazul Ecuador beach condo trim.

The Vistazul Ecuador beach condo project took off very nicely two years ago. About half the units in the first couple months were  sold. Then the recession hit and as these are more a second home, rather than full time living, destination, sales slowed badly.

Added to this, the road from Manta to San Clemente is being redone. This has really made it hard and circuitous to reach these Ecuador beach condos.  Long term though this will of course be really good!

However sales have continued… just at a slower pace.  The developer wrote that there are only two condos left in the blocks that are finished. One is a resale unit 506 and unit 301.  Unit 301 is the only finished unit that has not been sold.

There are eleven units left in the unfinished buildings two and six.

Structural work on these units should be ready within a month but as I mentioned Kjetil Haugan will wait with the finish work on these units until he has completed the infrastructure work on the development.  Gary

Let’s review the entire history of the project so you can see how surprisingly well it has sold considering the utter collapse of the real estate market in the USA.

We have worked with Kjetil for 12 or 13 years and ten years ago Kjetil, Merri and I drove the entire coast.  This San Clemente property is one that Kjetil liked and purchased.

Kjetil introduced us to the project in December 2007 when he was in the process of building the Palmazul Hotel & Spa and it looked like this:

Ecuador-beach-condos

Construction was…

Ecuador-beach-condos

well under…

Ecuador-beach-condos

way.

We put money up front and bought the first six Vistazul units to get construction started.  By then Palmazul looked like…

Ecuador-beach-condos

this.

A view of the land has gone from…

Ecuador-beach-condos

this to…

Ecuador-beach-condos

this to…

Ecuador-beach-condos

We always liked this project because the hotel clubhouse was finished and in operation before ground was broken on the condos.

We put enough money into the project so we knew it could be done.

All seven of the factors we like to see in a new project  were in place before we began sales.

#1: Land owned with title insurance.
#2: No debt on the land.
#3: Infrastructure complete.
#4: Financing in place.
#5: Experienced engineers and architects involved.
#6: A logical sales plan set up.
#7: Long term management organized.

Since we send about 20 people a month to the area on real estate tours and they stay at the hotel club house, the project has an advantage though we do not allow the developer to push this over other projects or properties on the tour.

The project’s unique position on the beach… in a really quiet location where little else can be built makes these to our way of thinking a real winner at $79,000 to $89,000.

Some US real estate prices have fallen so they compare to Ecuador real estate prices… but NOT ON THE BEACH.  US beach property is still far more expensive than Ecuador beach prices.  I have never seen any US beach front which compares  anywhere close to the prices at Vistazul.  Why is this?  First, Kjetil bought the land 10 years ago when prices were unbelievably low.  Second, the bulk of the construction was done before inflation started to push up construction costs. Third, we have sent all the buyers to the project and do not receive commissions, thus eliminating a normally large sales cost.

But we really recommend that you visit and see to make sure that this rustic area appeals to you and to see which units available best suit you.

The developer Kjetil Haugan also offers financing on the $89,000 units.

Ecuador Beach Lots

Ecuador Beach Lots

Below is a paid advertisement below for Ecuador beach lots in a new development planned for this beach.

Ecuador-beach-development

Ecuador’s Pacific is what caused Merri and me to  first fall in love with Ecuador, when we took our first trip up from Salinas into Manabi Province.  We have been traveling Ecuador beaches for 15 years since.

We love the fact that you get the Pacific wildness… yet the water is warm and beaches empty most of the time.

As coastal roads improve and access to the beach from Quito and Guayaquil is shortened, many new developments are appearing  like the one advertised below.

Paid Advertisement

We have recently started a progressive urbanization of 50 hectares, carried out by a group of Canadian investors.

The new Playa San Jose real estate development is 123 acres that runs along the Pacific Ocean, and limited at the other end by the Highway called Ruta del Spondylus (formerly Ruta del Sol). We envision that the project  will be developed, gradually, over 5 years.

Here are…

ecuador-beach-lots

photos of the land.

The project offers more than 1500 lots from 150 to square meters to 334 sq meters.

We launch the opening for the project ceremony in August 15th 2009

•    60 month financing is available with only 25% deposit

•    There is 12 km (7 miles) of virgin beach

Plans include:

•    24 hr security.

•    Project realized to comply with the environment.

•    Recovery of used gray waters will be used for watering plants, trees.

•    Rotoplax ecological system septic tanks, transforming solids into organic compost.

•    Underground electrical.

•    Streets and avenues will be interlock pavers, lighted, and treed.

•    Walking and cycling paths.

•    Recycling and garbage services, by laws dealing with parking and motorized vehicle traffic on the entire site. Strict By-Laws dealing with cleanliness, noise, respect of the environment cleanliness of beach etc.

Guard house under construction.

The septic system and well has been completed and…

ecuador-beach-lots

the guard house is completed

Each owner must purchase a minimum of 1 tree for each 50 square meters of land which she/he owns to ensure that we reforest the site.

The Routa del sol has only been open to this part of the coast for a few years, making it accessible to the public.  This road, along with virgin beaches and panoramic views, will help Playa San Jose grow as a tourist destination.

Access is now extremely easy and the newly resurfaced Ruta Del Spondylus runs through many different landscapes and typical fishing villages.

The native habitat in this area is dry forest, which we plan to preserve but will add other species such as palm trees and fruit trees.

Recovery and recycling of waste water and domestic garbage will make us one of the first ecological urbanized sites in Ecuador.

We have divided the project in three distinctive zones and each will have a different style of architecture:

•    Zone A closest to the ocean
•    Zone B in the center
•    Zone C closer to the highway and Cassa club area

Lots range from the $7,000 to $50,000 range.

Ecuador Timing

Timing affects investments anywhere.. including Ecuador.

ecuador-beach-condo

Yesterday’s message looked at the importance of place.  See in a moment why the timing and placement of condos on this beach is perfect now.

First let’s review a note that a reader just sent me:  Dear Gary, I have just heard from someone that you are selling all of your property in Ecuador, and investing in Florida.  Is this true?  Best regards,

Here is my reply:

Thanks for getting in touch.  Many readers have been confused by the fact that I continually buy and sell real estate in Ecuador and Florida and have been for the last ten years as I continue to do so in North Carolina as well.   I am also looking for investment property in Oregon and England (as Merri and I have children and grandchildren in each place).

In the last decade, I have purchased and sold many Florida as well as Ecuador properties and I recently purchased one more Florida property.

I currently have one property in Florida. I have 13 in Ecuador.

If I see bargains in Florida I will buy but am not actively seeking more at this time but am working on upgrading the one currently owned.

A number of the Ecuador investment properties we hold are  at a point  in the development process where I will sell them for a profitable price.  See more on this at Imagination for Ecuador Property

This year we have almost doubled our publishing and business commitments to Ecuador as we did last year.  In 2008 we had 12 tours in Ecuador. Last year we had over 20… this year we have nearly 50… plus I am creating numerous reports about Ecuador now.

I am currently selling some condos on San Clemente beach. Let me explain why the timing and place for these Ecuador beach condos is perfect now.

ecuador-beach

Many units at Vistazul are complete, but construction is still underway… a fact holding prices down.

I chose this location to buy because Manta is the center of Ecuador’s coast with an international airport runway in place.  This will be a huge focus of growth.  San Clemente is 35 to 45 minutes away… normally… but currently the road from, Manta to San Clemente is being redone…. good in the long run… but depressing right now.

ecuador-beach

Finished units are for sale… like block five, but…

ecuador-beach

the construction makes the units harder to sell… keeping prices down.

Here are views inside finished units.

ecuador-beach

Kitchen.

ecuador-beach

Guest bedroom.

ecuador-beach

Master bedroom.

ecuador-beach

Living area.

ecuador-beach

ecuador-beach

Roof Garden.

Another benefit is that all the units have the rights to use the clubhouse, Palmazul Spa… the pool…

ecuador-beach

tennis courts, spa, fine dining and access to…

ecuador-beach

miles of empty beach.

ecuador-beach

There is another great benefit if you are of my mind.

Manta is 45 minutes away with shopping, cinema anything one desires, but San Clemente is a quite, sleepy, fishing village.

ecuador-beach

What makes Vistazul special is the quiet…

ecuador-beach

This is the access road from San Clemente to Vistazul and Palmazul.  This road…

ecuador-beach

is a dead end lane that ends in just a mile or so at the bluffs.

ecuador-beach

Here is the road’s end.  This bluffs behind the project and the sea in front means that no additional construction can take place in front of or behind Vistazul.

Thus the project remains quiet and sleepy.

There is one final benefit.

The price of the Vistazul condos has risen to $89,000 for these two bedroom, two and a half bath, three floor, 1,500 square foot units… but there are still several units reserved for Ecuador Living subscribers at $79,000.  Learn how to take advantage of this $10,000 savings at Ecuador Living.

There is a time and place for everything.  The place for Vistazul is a quiet one and the time is when prices are as low as they will ever be.

Ecuador Investments

The excerpt below is from a recent password protected multi currency message that shares ideas about Ecuador investments.

Beginning of excerpt.

A reader asked:  Gary—Does the fact that Ecuador real estate is also dollar based have anything to do with your current sales of your Ecuador real estate?

And what would be the prospects or recommendations for an individual to buy Ecuador real estate in the future if their portfolio is already “heavy” in
USA real estate?

Reply.

My taking profits on Ecuador real estate has nothing to do with the fact that Ecuador real estate is denominated in US dollars.

I view real estate as a currency and look beyond the currency. I expect real estate to  strengthen against any currency with inflation… so the denomination of the currency is not all that important.

There are times when a currency’s purchasing power drops so fast that real estate does not keep up. This is rare… and during the lag, there is a really good time to buy real estate.

An example was the melt down of Ecuador’s currency in 2000. The sucre fell from 12,000 sucre per US dollar to 25,000 in just a couple of weeks.  Real estate prices did not double anywhere as fast.

I was buying Ecuador real estate heavily then, which is one reason I am selling now as you will see below.

Normally real estate to me is just a view of another currency.

I am heavily weighted in real estate in Ecuador, Florida, Georgia and North Carolina right now for three reasons.

First, I see real estate as a better bet than most currencies at this time. The economic downturn of 2007 and 2008 lowered real estate prices… creating good value.  The stock market recovered and has not been such a good value… though it may be correcting now.   The real estate market has not recovered to such an extent.

An excerpt from the January 23 article in the Economist entitled  “Still in the Cellar Small signs of recovery cannot shift the general gloom” confirms this fact when it says:

WHEN American house prices finally started rising in June last year, ending a three-year decline, homeowners and economists rejoiced. The steep plunge in values, about 33% nationally from peak to trough, caused widespread damage in the American economy and abroad. The stabilisation of prices turned out to be a precursor to broader economic recovery.

Since bottoming out between May and June, prices have ticked upwards every month, while sales have risen from their recession lows. And yet gloom persists. The pace of foreclosures has not abated, and there has been no improvement in employment in residential construction.

Worse still, the momentum now seems to be ebbing.  Mortgage applications for purchases fell sharply in November, to their lowest level since 1997. Confidence among home-builders declined in November for a second consecutive month. And figures released on January 20th showed that new housing construction, which recovered from the record lows of early 2009 to plateau late last year, fell by 4% between November and December. The fear is that prices will soon start to fall again, touching off another round of pain for homeowners, workers and banks.

Read the entire article at The Housing Market

Second,  Merri and I have a lot of experience in buying and fixing up real estate and use this experience and our imagination to enhance the value of what we buy.   We truly enjoy that process and often don’t enjoy holding, using and/or renting.

I have written about our buying and selling on numerous occasions.  See more about this at Ecuador Real Estate & Imagination.

I buy and sell real estate in areas that enhance our lifestyle and where we see a bargain. We are continually churning our real estate portfolio.  Three years ago I sold seven condos I bought in Cotacachi while I was buying other condos on the Ecuador beach.

That did not mean I did not like the condos in Cotacachi or did not like Cotacachi any more.  In fact the next year and I bought an office building in Cotacachi and converted that to condos.

We do not keep real estate that we are not using for long.  We buy special properties with a problem… fix the problem… keep the property long enough to have a capital gain instead of income and take a profit.

In 2005, while I was buying real estate in Ecuador I was also buying condos in Naples, Florida.  We lived in the condos part time and sold them in early 2007 (luckily at the top of the market)…  and as the Florida market tumbled we began waiting and watching for more Florida bargains.

Third, this last year we have had special reasons (our grandson and the Florida RE crash being two of them) to focus on real estate in Florida… but we remain well diversified at the same time.   We are especially putting extensive capital into building our Ecuadorian publishing and tour organization.  We doubled the number of tours we conducted in 2009 and this year we have doubled them again.

Two years ago we did 12 Ecuador tours. This year we’ll do nearly 50.

Now Merri is researching Oregon coastal real estate… looking for bargains… not because the Oregon Coast is better than Florida, North Carolina or Ecuador… but because our next two grandchildren are three and one years old.   Thoughts of spending time with them in a few years is enough to draw our attention there now.  Also, my sister and her husband have craved a property on the Oregon coast and it looks as if we will have to find it for them.

Diversifying currencies is important and being concerned about the fate of the US dollar vital… but there is more than to a bottom line than percentage points and statistics.

End of Multi Currency excerpt.

You can read this entire article with a multi currency subscription.

Sadly at this time when American investors need more multi currency investments and a better global view, overseas banks are increasingly restricted from helping US investors.  This increase in regulations has created so many more regulations on banks that numbers of overseas banks who have the ability to help honest Americans have stopped accepting all US investors.

Yet at this crucial time when the US dollar has great fundamental weakness, US banks have little experience in helping any of us invest in other currencies.

This means there will be an increase in the number of Americans who develop multi currency portfolios and global businesses.

Jyske Bank has stayed with us Yanks and formed Jyske Global Asset Management. They spent millions creating a system that can give US investors a full currency and global investment service in the US, Ecuador or wherever they live.  This is why I will  be speaking at Jyske Global Asset Managers forex seminar in Laguna Beach this April . See details here.

Real estate, if you like investing in it, can be one of your hard currencies along with your own business and gold.  Real estate is a commodity always needed that will fight inflation and can add other forms of richness to our lives as well.

Ecuador Beach Condos

Ecuador beach condos at $23,000?

See below why this is the last day to gain the largest savings on our courses and tours.

First, on the subject of the $29,999 Quito condos mentioned at Ecuador California, a number of readers have questioned how this is possible.

See Ecuador beach condos at $23,000.

I have not seen those Quito Ecuador condos, but here I am with Ecuador real estate tour delegates looking at Ecuador beach condos just off the beach for $23,000.

When we first began looking at these Ecuador beach units a number of years ago they were $18,000.

These condos near a nice beach are under 500 square feet in size. Yet have three bedrooms, one bathroom… plus

ecuador-condos

this living kitchen area.

ecuador-condos

Ecuadorian rooms are small.

ecuador-condo

ecuador-condos

can be small,  but I guess you would not expect a mansion for $23,000 US dollars.

Ecuador-christmas-roses

Ecuador Valentine’s roses can be ordered now for delivery on either Wednesday, February 10 or  Thursday, February 11, 2010.

Here is what one reader shared aboutthe Ecuador roses he ordered.

Gary,  Here’s what my mom had to say about her roses: “I can’t tell you how many people have enjoyed the beautiful roses you sent. Every other day I have taken a few up to the Big House and then I change them. Can you believe they are still so pretty? I keep them in the sunroom so I can see them as I work in the kitchen-cold in there and just right to keep the roses. You do not know how many lives they have brightened including my own.”

This was her 4th thank you email! You can use the quote if you want- it’s not a sales pitch, just a real response to those Ecuadorian beauties.  Bruce
