Everyone knows the three biggest secrets to good real estate investing…location, location and location.

One key location rule reads airport.  Manta’s airport.

Here is that real estate rule seen in pictorial form…one of many reasons why  Merri and I just made a substantial investment in property near Manta, Ecuador real estate.

Big money is pouring into the airport and surrounding area.  Howard Johnson for example has opened this airport hotel and have opened and run the restaurant at Manta Airport.

One way to Manta real estate profit or any real estate profit  is to buy property near an airport.

The way to even bigger Manta real estate profits is to buy property near the airport before Manta Airport has international flights.

There are plenty of other reasons why we love investing in real estate near Manta…but Manta’s airport dramatically enhances our chances of making substantial profit.

The airport exists yes…but only as a local airport.

Right now the way to get to Ecuador’s coast by air is to fly to Quito and then catch a connection to Manta.

Tourism is Ecuador’s 5th largest income producer (after oil, bananas, shrimp and roses).   Manta’s airport has all the facilities to accept international flights from Miami…except customs and immigration.

Already Aerogal which has regular flights from Quito to Manta. Aerogal has also been approved to operate Guayaquil- Miami flights.

What happens to Manta real estate when Miami-Manta flights begin?

How long will it take for the penny to drop? Let’s step back…40 years in time… to a place now called Cancun.

Actually we cannot. No such town existed then…except perhaps in the mind of tourism planners and investors who created the name and a tourism city they planned to create all centered around…an international airport.

Cancun was selected after extensive exploration by Banco de México.  When development began in 1970, Isla Cancún had only three residents, caretakers of the coconut plantation.  There were 117 people living in nearby Puerto Juárez, a fishing village and military base.

The entire project was master-planned and has grown rapidly over the past thirty years to become a city of approximately 600,000.

Good weather..fine beaches…and low cost labor all contributed to Cancun’s success.  The keys though were the excellent beaches and easy airport access!

Let’s look at this picture again. Here is the beach in front of our condos.

This broad beach runs for miles.  At the end, the blue point in the background of this next picture is Manta…along many, many miles of empty, wide beach.

Here is a shot from the club house for the apartment and condos Merri and I bought.  Pool on the beach…tennis courts…gym….gourmet dining and an ocean view just seconds walk to the beach…all 45 minutes from Manta airport..right now…on pretty bad roads.

The Ecuadorian government has allocated huge amounts of new money to fix the roads.  This will help increase Manta real estate values.

What will two simple shifts…bad roads to good. Local airports to international…do to the value of Manta real estate and our condos?

However, we are not done.

During the 2007 Ecuadorian President Rafael Correa visit to China, he offered China a concession to run Manta airport base.

Currently the air base is used by the US and has a couple hundred military personal there.

The China initiative is part of Ecuador’s  efforts to have Manta become the “doorway” for Asia to Latin America.

Which will bring more value to Manta real estate?  A few hundred military personal or the Asian gateway to Latin America?

However we are not done with Manta real estate yet!

Ecuador is also working to make Manta the regional connector with ports from Peru, Colombia, and northern Chile.  Terminales del Ecuador, a subsidiary of Hong Kong-based Hutchison Port Holdings, has already been awarded the concession of the Manta port and has spoken of additional Chinese investments for further projects such as a rail system.

There you have it. Miles of perfect, white beach. Great water and weather.  A local airport that can easily become international.  Opportunity for improved roads. Latin America’s new gateway to Asia and the regional Latin freight connection.

What more could you ask for?

Believe it or not I have saved the best for last. Here is Manta real estate’s really big gun.

Last August Ecuador and Brazil signed an agreement for the construction of the Manta-Manaus highway corridor to link the two countries.  Ecuador is seeking to improve road connectivity to neighboring countries such as Colombia, Peru and Brazil. Some of these roads would also connect to waterways linking Ecuador and Brazil.

Waterways?  What does “waterways” mean?  Let’s have a small geography lesson just to be clear.

Manaus is a city in the northern part of Brazil located on the Rio Negro near its confluence with the Rio Solimões.

The Rio Solimões is better known by another name …the  Amazon River. 

Manaus is the chief port and a hub on the Amazon River!

Picture this.  A container ship arrives at Manta on the Pacific.  It loads  on a truck and drives to Manaus were it is loaded onto another ship back to sea…but the Atlantic!

The Manta-Manaus highway will compete with the Panama canal for the large container ship business.

All this development will take time.  Owning Manta real estate, or nearby, is in my opinion like owning land around Cancun when it was just getting started….only much better.

Cancun did not happen over night.  Do not expect Manta real estate to explode upwards immediately either.   Though so far it has.  Manta has been Ecuador’s fastest growing city for the last three years.

In the meantime expect as Merri and I do, to have to visit often and spend time looking after your investment…on the beach…as I am doing here.

I recently wrote about the Vistazul condo project where we have purchased property. There are three prices depending on view.  The higher the view, the higher the price.

The $79,000 condos all sold out, but four reservations have canceled.  The developer has agreed to offer them at the same price and waive the $5,000 club fee only to Ecuador Living subscribers.
